Waterfront Home w/ Private Dock, Kayaks, and Yard!

Families, friends, and work groups welcome! This spacious 4 bedroom 2 bath house is located on a canal with direct access to the Manatee River. The private dock is the perfect place to relax, fish, or just enjoy the outdoors. We are only 2.5 miles from I-75 and close to many restaurants, grocery stores, shopping, and entertainment. Bedroom 2 has a queen bed, a twin bed, a large closet, and a smart TV. Bedroom 3 has a queen bed, twin bed, and twin trundle bed. This bedroom also features a closet and Roku TV. Bedroom 4 is on the second story with a king bed and a balcony overlooking the canal. This is the perfect spot for a morning cup of coffee and some yoga! A desk, office chair and closet are also located in this room. Please note: this room is airconditioned by a window unit A/C. All other rooms use central heating and cooling. Both bathrooms include a shower-tub, toilet, soap, shampoo, and conditioner. Towels, wash cloths, and beach towels are provided. The large living room features a sectional sofa and a smart TV. Roku is provided in 3 bedrooms, however, you will need to use your own log in/account. High speed Wifi is also provided. The fully equipped kitchen includes a stove, oven, microwave, dishwasher, fridge, pots/pans, and baking necessities. Dishes and silverware to accommodate 12. Bringing little ones? We provide plastic dishware, a highchair, and pack n play. The home also has additional safety locks on 3 exterior doors. We also have alarms on 3 exterior doors for added child safety. In the utility room you will find yard games, beach chairs, camping style chairs, and a cooler. We also provide a washer and dryer for our guests. Additionally, we have 4 adult beach cruiser bikes available on the property. Please contact us prior to booking if you plan to bring your boat to store at the dock. 2 single kayaks and 1 double kayak are available to guests who are 14 years and older and who are able to swim. All guests must sign a liability waiver to have access and use of the kayaks and bikes. Please contact the host prior to your arrival to request the waiver. The dining room table will comfortably fit 6. There is seating at the bar for 3 and additional seating at the breakfast nook for 4. The breakfast nook looks out to the canal and backyard. We also have a backyard patio area with table seating for 4 and lounge seating for 7. Our house is best suited for families and guests traveling for work. Events and parties will not be tolerated. Please no loud music or fireworks. Smoking in the house, on the balcony, or near exterior doors is not permitted. Please be aware that 1 bedroom is accessed from 1 flight of stairs. Additionally, there are 2 small step downs within the house to access the living room and breakfast nook/backdoor. An electronic door keypad is used to access the house. For added security, our codes are changed for each group of guests. The yard and dock are under 24 hour active video surveillance. Our security system consists of a Wyze doorbell on the front door, a Wyze camera facing the front of the house and yard, and a Wyze camera facing the backyard/dock area. The house also has working fire alarms, carbon monoxide alarms, and an interior noise monitoring device (Minut). The noise monitoring device monitors decibels of noise in the home, not conversations. Guest access The entire house and yard is accessible to guests. The owner does have 3 locked closets to store their personal belongings. One is located in the utility room, one is located in the kitchen, and one in a bedroom. Please do not force these doors open. Other things to note Check out: We believe that our guests should enjoy their vacation and do not need to worry about a long list of check out procedures. We just ask that our guests close and lock all the windows and doors, turn off the lights, and message the host at check out. Tidying up is always greatly appreciated, but not an expectation.
