Most don’t. This unit does have Central A/C on the main level & there is an A/C wall unit upstairs in the master bedroom. The queen, twin bed & rec room are in the basement so it stays cool. The humidity is very low in the mountains and the nights are very cool. Both king bedrooms have ceiling fans. STOCKED UNIT: All our units are stocked with all supplies that you will need for your stay: toilet paper, paper towel, tissues, napkins, coffee filters, trash bags, small soaps, small bottles of shampoo, conditioner, shower gel, laundry detergent, Dawn kitchen sink soap, Cascade for the dishwasher, Lysol/Clorox wipes, hand soap pumps at all sinks, hand sanitizer, 409/spic n span or similar counter spray, two sets of sheets for each bed, minimum of 6 sets of towels per bathroom, pool/hot tub towels, fleece blankets, duvets with washed covers, etc. IMPORTANT NOTE: Airbnb has a category that we have no control over. I cannot edit or delete anything in the category. It is frustrating. Airbnb list this unit as ski-in/out and it is not. Airbnb is using AI so please ask questions. LICENSE NO:STR20250849 Guest access Renters will have the full use of the entire townhome. Other things to note This unit has a maximum capacity of 8 people. There are only beds for 8 people. 2 king beds, 1 queen bed, 1 twin & a single twin pull out in loft. We will allow 2 babies in pack n plays. Should you have more than the maximum capacity, you will be evicted and all monies collected will be forfeited. This is a non smoking unit. Please respect this request and don't smoke in the unit. No smoking means this unit is 100% tobacco & cannabis free. If you smoke anything in the unit, Airbnb will be notified and you will be fined $1,500 for violation of this rule. NO pets allowed. This unit does not allow dogs, cats or any animals in the unit. If you have a pet in the unit, Airbnb will be notified and you will be charged $1,500 for violating this rule. You will be in possession of 4 keys and two parking passes. If a key is missing upon departure, Airbnb will be notified to charge you $75 for a replacement key. A lost parking pass will cost you $75 per parking permit. If you only have one car then I will only leave one parking pass out. During the summer months there is a pool key. You are 100% responsible for any breakage, spills, damage, missing items or excessive cleaning. If you need the use of any baby gear (high chair/pack n play/gates), please request as it is not kept in the unit. There is no housekeeping during your stay but the unit is set up like your home. 2 sets of sheets for each bed, blankets, duvets, pillows, bath robes. We supply laundry detergent, TP, paper towel, tissues, soaps/shampoo/body wash, napkins, coffee filters, salt & pepper/spices, trash bags, Cascade for the dishwasher, kitchen sink soap, etc. All sinks have hand soap & sanitizer. All supplies are there for you to use but we do ask that you do not take any when you depart. If you empty the soap or sanitizer bottles please leave them in the unit so they can be cleaned, sanitized and refilled for the next guest. The unit will be extremely clean and sanitized (this will probably be the cleanest rental condo you have ever stayed in). All linens have been washed on hot. Everything has been cleaned. Every door handle, light switch, all remotes, keys, pens, hard surfaces have been cleaned. We have gone way beyond any other mgt company in town to make sure the unit is clean and safe for you, your family, your guests, our owners and staff. I think you will appreciate it very much & feel comfortable. The pool in the summertime is managed and maintained by a different company that manages the Association of the complex. Condos in Steamboat / Kim Filler has no influence or control over the condition, maintenance, hours of operation, notice of repairs or downtime of the common area pool. There shall be no parties or gatherings. There are no refunds, credits or prorations if the pool or hot tub is out of service. Renter and all renter's guests assume all risk and responsibilities. Guests are liable for their own actions and for those of anyone they invite into the property. Guests hold owner, property manager harmless from any liability. Condos in Steamboat does not have a check-in office. We do live in Steamboat and work from our home office. We are always here to help in the event of a problem, question or concern. After your reservation with Airbnb, Kim will ask you for your details like email, phone numbers, address, number of occupants, ages of any kids, flight details, etc along with a 4 digit code for the lockbox. All our rents choose their own codes. We are a property management company and our software requires your info so we can complete the booking on our end and also be helpful and organized knowing the rest of the details. A couple of days before your arrival, Kim, owner of Condos in Steamboat, will email you a confirmation letter, maps with directions, complex layout and additional helpful info. It is your responsibility to read the email. All the info you need to arrive and check into your unit will be in the email. Do no assume b/c you have the address you actually know where you are going. Gogle Maps (spelled incorrectly due to Airbnb's regulations) does not have all properties located correctly in Steamboat. Most but not all. Please follow the directions provided in the email. Check in is 4pm and Check out is 10am. Any renter that is late departing will be charged $250 per hour (minimum of one hour) unless it was coordinated with Kim Filler in writing (email or text). Make-up stained linens or any linens ruined or missing (do not wipe your skis or bikes with our towels) will be charged to the renter. We have provided black facial terry cloth wipes that are washable and re-useable. Linens are expensive and you will be charged for any that do not wash up perfectly. Each bathroom has six black facial wipes. Please use the black wipes to remove makeup. The unit has four (4) terry cloth bath robes. A missing or damaged robe will be charged to the renter at $195 per robe. Humidifiers: There are three humidifiers. Adding anything other than water to the humidifier tank will destroy the humidifier. Each humidifier is checked by Kim before your arrival. The humidifiers are cleaned properly before each guest arrives. Any chemicals added to the inside of the water tanks destroys the plastic tank. You cannot put vicks vapor, essential oils, salt, extracts of any kind, etc., in the water. You will be held accountable & responsible for the replacement of a new humidifier. Your credit card will be charged $195 per humidifier for a replacement. You may not be aware of what your other guests are doing so it is your responsibility to inform them that only water can be put in the humidifier tanks. DO NOT put a humidifier on a wood surface. If you do, please use a towel under the humidifier if you place it on a wood surface. DO NOT put a humidifier under a cabinet or near a piece of furniture. Humidifiers need to be unrestricted so make sure it is out in the open. It is hot steam that comes out. Think about your placement. There are restrictions on vehicle size and number of vehicles. Please talk to Kim about number of vehicles and size. Towing of any vehicle & expense by towing company is the responsibility of the guest. Absolutely no trailers or RV's. This unit has one designated parking spot. The unit is only allowed to have 2 cars per HOA rule. Guest will abide by all HOA rules and regulations. If Kim is notified by the HOA that you have violated a HOA rule, Kim will call you. If Kim is notified a 2nd time during the same stay of a HOA violation, you will be evicted from the unit and forfeit all monies paid. Guests shall leave the condo in the same condition and position as when they arrive, normal use and wear excepted. If furniture was moved, please move it back to the original location. Additional charges will occur for any piece of furniture that is not in its original location upon departure. Charges start at $100. If you move a piece of furniture just put it back in its original location and you won't be charged. On departure day, you are required to strip sheets & towels that were used. Dirty sheets on the floor of each bedroom and dirty towels on the floor in each bathroom. Used robes on the floor in either the bedroom or the bathroom. Blankets, duvets, quilts are to be folded up and placed on beds (not in a heap on the floor). The dishwasher needs to be put on but not over packed. Any extra dishes that don’t fit in dishwasher should be left in sink or washed. All trash needs to be removed from the unit. All windows need to be closed. All lights need to be turned off. And, all TV’s need to be turned off. Kim is the last person to see the property before you arrive & the first person in the unit after you depart. Guest is responsible for additional housekeeping charges if the unit is left in a state of abnormal or excessive disorder. It is the Renter’s responsibility to ask questions about the unit & property. For example: If you want a view and you don’t see a view photo or a view is not described in the description, then most likely, there is no view. If you wanted ski-in, ski-out and the headline or description doesn’t say anything about being ski-in then it won’t be ski-in. Every unit is different. The descriptions are very accurate.
