We are not responsible for stranded vehicles. Back deck, second-floor outdoor staircase, and side stairs to backyard are closed during snowy months. Welcome to the Cottage! Nestled at the base of the Adirondack Park, this cozy, year-round lakefront cottage sits right on the scenic Higley Flow in South Colton, NY — the perfect spot to unplug, relax, and reconnect with nature. This 4-level home offers 2,250 sq. ft. of living space, 3 bedrooms, 2.5 bathrooms, and can comfortably sleep up to 10 guests. The layout is unique, full of charm, and ideal for families or groups looking for a peaceful getaway. Sleeping arrangements: • 2 King beds • 1 Queen bed • 2 Twin beds • 1 Futon (lower level) The wraparound decks are truly a highlight — perfect for your morning coffee, sunset watching, or stargazing after a day on the water. Included Essentials: We want your stay to start off right. You’ll find: • Fresh linens, bedding, pillows & towels • Hand, face & bath towels • Starter supply of toilet paper, paper towels, soaps & cleaning supplies • 1 gallon of bottled water • Shampoo, conditioner & body wash Note: Water is drawn from the lake and filtered. It’s fine for bathing and brushing teeth, but not for drinking or cooking. Please bring additional bottled water for your stay. THIRD FLOOR LOFT Bedroom 3 • Two twin beds • Lake views • Portable A/C • Access via spiral staircase only — no door for privacy (open loft style) LOWER LEVEL • Large flexible space — great for recreation or extra sleeping space • Leather couch + fold-out futon (sleeps 2) • Games for kids and adults • Full bathroom with tub/shower combo • Laundry room - *Only dryer is available • Walkout via French doors to lower deck, backyard & lake BACKYARD, DOCK & LAKE In the warmer months, enjoy: • 100 ft. of private lakefront on Higley Flow • Grassy hillside backyard with fire pit & Adirondack chairs • 2 kayaks (1-person & 2-person) • Golf clubs, tennis rackets, baseball gloves available — just ask! The dock is usually in the water from June–October. Please confirm availability if staying around these dates. **Note: we are not offering a boat as of 2025 Bringing your own boat or jet ski? Boat ramp is nearby at Higley Flow State Park — let us know in advance. Note: Neighbors are nearby — we ask guests to be respectful. Dogs should remain leashed or close to the home when outside. PARKING • Driveway comfortably fits 2–3 mid-size cars • No parking allowed on the private road • Garage is not available for guest parking or vehicle storage PET POLICY We love pets — up to one dog is welcome! To keep our space clean and enjoyable for everyone, please follow these guidelines: • Dogs must remain on a leash or be closely supervised outdoors • No dogs allowed on furniture or beds • Guests are responsible for cleaning up after pets • Any pet-related damage must be reported and will be the guest’s responsibility WINTER STAYS Come experience the magic of Upstate NY in winter — snow-covered trees, cozy nights, and outdoor adventures await! Important for Winter Bookings (Oct–April): ❄️ 4-wheel drive is required — the private road is sloped and may not be plowed as quickly as public roads ❄️ We provide professional snow removal, but guests are responsible for staying safe & mobile ❄️ Additional ice melt and shovels are available on site ❄️ Upper deck and outdoor staircases to the backyard are closed during snowy months — access the lower level through the interior ❄️ We recommend adding travel insurance in case of inclement weather SNOWMOBILING & WINTER FUN We’re just minutes from South Colton snowmobile trails, and only 1.8 miles from Higley Flow State Park — offering snowshoeing, cross-country skiing, ice fishing, and more! Snowmobile Trailhead Directions: Trail begins at Cold Brook Drive, South Colton (7 min drive). Look for the big American flag at the entrance. Large parking lot is just before the trailhead on your left. Nearby spots you’ll pass on the way: • RMR Bar & Grill • Higley Hootch Wine & Spirits • The Red Pine Cone Restaurant Pro tip: St. Lawrence County boasts 710 miles of groomed snowmobile trails — among the best in NY! LOCATION & DRIVE TIMES Here’s how close you are to everything: • 10 min to Higley Flow State Park • 20 min to St. Lawrence University • 20 min to Clarkson University • 20 min to SUNY Canton • 20 min to SUNY Potsdam • 45 min to Tupper Lake, NY • 1 hr 10 min to Long Lake or Saranac Lake, NY • 1.5 hrs to Lake Placid • 2 hrs to Plattsburgh, NY Guest access Guests will have full access to the entire property, with the exception of the garage, which is not available for parking. Please note: The laundry room closet on the lower level is reserved for our cleaning crew and is not for guest use. Other things to note While we do everything we can to ensure your stay is comfortable and enjoyable, please keep in mind that staying in a home is a little different from a hotel. Thank you for your understanding and flexibility should any minor hiccups arise! Nature trails 4 mi. away at Higley Flow State Park where hiking trails double as groomed cross country ski trails in winter. Snowmobiling on nearby trails (snowmobiles not provided, but parking allows plenty of space for trailers) Snowmobile guided tours (snowmobiles and helmets provided by Farmhouse Snowmobile, Saranac Lake, NY (about 1.5 hours from the house. Cross-country ski trails are only 2 miles away. Downhill skiing at Titus Mountain, 35 miles away, and Whiteface Mountain, 49 miles away. Stone Valley trail 5 miles away; Lampson Falls trails 20 miles away. 46 miles from Lake Placid 1.5 Miles to Mahogany Ridge Restaurant 15 miles to St. Lawrence University 16 miles to SUNY Canton 11 miles to Clarkson University 11 miles to SUNY Potsdam 13 miles to St. Lawrence Golf & Country Club 15 miles to Partridge Run Golf & Country Club 32 miles to Awkwesasne Casino Resort Catamount Forest - Open to public during daylight. The Stone Valley Trail - Start at River Street, across from Town Hall, or on Riverside Drive, beyond the Fire Department. 2-3 hour scenic walk along the Racquette River to Browns Bridge, 2 ½ miles one way.
