The home is ideally located near the Albuquerque International Balloon Fiesta, the world's largest hot air ballooning event and said to be the most photographed event on earth. The balloons will fly right over Rancho Valle del Norte with such proximity to the Balloon Fiesta. The home's main living area includes a comfortable leather lounge, Smart TV and a fireplace for warmth and ambience. The stunning newly remodeled kitchen is the true heart of the home and is fully stocked with all you need to cater in style. The dining area houses a custom solid timber dining table with seating for 8, so it's the ideal place to enjoy mealtimes together in style. There's a 2-car garage and plenty of parking on site plus a there’s a fully enclosed, beautifully landscaped yard with a covered patio. The ideal space to sit back, relax and take in the spectacular mountain views and Sandia Sunsets. Guest access You will have access to the entire home. Our home is pet-friendly, welcoming dogs only (up to 40 pounds each). We allow a maximum of 2 dogs per reservation. The per-pet fee is $200 plus platform fee. No other pet types are permitted. Other things to note - Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in which ever is sooner. -Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection. Coverage Details: Protected: Accidental damages to furniture, fixtures, and appliances. Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000. Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded. Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility. - We only accept dogs that weigh 40 pounds or less. The per-pet fee is $200 plus platform fee. Maximum of 2 dogs per reservation. No other pet types approved. - Welcoming 8 guests in total - Home is professionally cleaned including all bedding & linens - Full size laundry - No parties. The house is in a very close-knit residential compound. Outdoor noise shut down by 9 pm on weekdays House Rules: • No local guests allowed within 50 miles of property • Must be 25 years of age to book • Guest must complete Check In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival. • Quiet hours 9 pm to 8 am • No smoking on property or consuming Illegal substances of any kind. • No parties or events • No moving furniture or appliances. • Must obey house Occupancy Limits. • Secure the home by locking all doors and windows anytime you leave the home. • Reservations over 30 days may require security deposit, background and credit check. • For stays over 30 days, a monthly cleaning fee will be applied. • Unreturned and/or lost house keys will result in a $100.00 fee to replace it. If lock smith is required guest will pay locksmith bill. • Guest agrees to report any issues at home to Host immediately. • NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home. Covid and other Communicable Diseases Restrictions • Please visit the NM Department of Health website to view any restrictions or travel advisories • Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms. • Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
