This artists 930 square foot Italian cozy charmer has warm earthy tones throughout. Custom stained glass, mosaic & tile please the senses. Our pleasant, homey & private walkout on the bottom floor has 2 bedrooms, a Jack & Jill bathroom, crib, reading nook, sitting room, full kitchen, W/D, garden area with fire pit, side courtyard, under deck patio & dining, seating & BBQ. The parking space is outside TuscInn’s gate. Serene, well laid out spaces bring classic, casual comfort & calm to your stay. The space We’ve done a refresh! There is freshly painted walls and trim, new linens and bedding, new sofa, new bedroom bench, new rocker, leather butterfly chairs, area rugs and towels adding a calming cream and a happy splash of yellow ‘sunshine’. SMOKE-FREE guests only. No incense, smudging, candles, e-cigarettes, vaping or 420. ONLY registered guests stay at TuscInn. * BEDROOMS - There are 2 bedrooms; Firenze and Fiesole. There is one (1) bed in each room with a Jack and Jill bathroom between. TuscInn comfortably sleeps 4 with one 3-piece bathroom. There is also a crib for babies and a soft comfortable rocker and ottoman. There is a mattress cover and sheets/blankets/pillows to make up the twin in the nook that are in the drawers below if you need separate sleeping arrangements. * TuscInn is on the bottom floor of the main house with 2 private walk-outs and windows on 2 sides. Windows have screens and allow opening for the evening cooler air. * SOUNDS -Our upstairs floor is tile. You can hear furniture, and footsteps. We have lively family dinners and cards and try to keep it down, but we can get excited, too. The Freeway is near, but once inside it can barely be heard. It is a handy on/off access to the area. * ENTRANCE - Parking and the front door of TuscInn is down the driveway hill and to the back of the main house on the right just past Juliart. When you enter the gate of the covered patio, the yellow mosaic glass front door is on the right and a furnished patio for outdoor living is near the door. * Garden area beyond the front patio adds extra outdoor space and features. * FIRE PIT - There is a fire pit in the garden area with seating around it on concrete benches. VERY IMPORTANT: Please follow safely rules (found in the guest manual) on building a fire in the pit and how to leave it when you are done. * COURTYARD - There is a private courtyard just outside the Firenze bedroom slider. * HEATING/COOLING - There are 2 space heaters for warmth in winter. In summer there are fans. The flat is 10 degrees cooler than upstairs as it has block walls. * KITCHEN - The fully equipped kitchen has updated large appliances and is equipped for cooking your own meals. You will need to bring your own groceries. There is lots of room in the pantry for storage of your own food stuffs. Also located in the pantry is a yellow picnic basket for your use. * WASH/ DRY - Feel free to use the washer and dryer. Please only wash our linens with non-chlorine bleach. * GARDEN - Expect to see me or my husband, Andy, quietly caring for the grounds of Juland. We love to chat if you are so inclined. Guest access You will have access to: * Private Paved Parking in front of TuscInn for 1 car. A second car may park on the boulevard. * The entire private 2BR Guest House with it's own private entrance plus a private Sliding glass door to the courtyard. * Covered outdoor furnished Entrance Patio w/ BBQ plus a fire pit in the landscaped yard beyond. * Sitting Room with entry closet, TV for viewing your own movies uploaded from your computer and double sleeper sofa plus a fan. * Dining area w/ table and 4 chairs * Desk/Work space in the master bedroom. * Reading Nook with chaise twin sleeper and a curtain that draws around. * Fully equipped Kitchen with stove, hood, oven, full refrigerator, microwave, sink with garbage disposal, pantry, countertops and cupboards stocked with basics like oil, sugar, salt and pepper, Bisquick, herbs and spices... There are small appliances: toaster, blender, crock pot, coffee maker, waffle maker, coffee grinder. There is bakeware, dinner ware, mixing bowls, pots and pans, utensils and place settings. * Firenze Bedroom has a King Bed, full closet, carpeted floor, a chaise lounge, bedside tables, a baby crib and overhead fan/light. Access the furnished outdoor tiled courtyard through the glass slider of Firenze. * Fiesole Bedroom has a double bed, dresser, a table fan, 2 curtained Windows that open, a tiled floor and a full closet. * The Jack and Jill Bathroom between the 2 bedrooms has a toilet, sink, corner shower and custom tile-work, plus storage for your toiletries. * Off limits are the outside storage sheds. * Each guest house has its own private outdoor space(s) and is off limits to the other guest house outdoor spaces. Other things to note *The 10% city occupancy tax and a 2% Siskiyou County Tourism Improvement District(SCTID) assessment for stays under 30 days comes out of the cleaning fee so there is no extra fee when you arrive. *There is no air-conditioning, but there are fans. At night you can open the windows with screens for cooler night air. During the day keep the windows closed to keep the cooler air in. Under the TV is a heater Fireplace which is mostly for ambience. If left on too long the fireplace heater will go off to cool down. You must unplug it to reset it. You must keep it on low or the breaker will go off. All other heaters or small appliances can’t be plugged into that wall while the fireplace is in operation. There is a Guest Manuel which gives important information, places to shop, eat and visit, plus random quotes, information and how to’s, how to check out and the wi-fi code and password.
