Just steps from the shoreline, this thoughtfully updated 2-bedroom, 2.5-bath beachfront townhome blends laid-back charm with easy comfort, offering space to relax, reconnect, and settle into island time from the moment you arrive. Inside, the home is warm, bright, and tastefully designed for families and friends traveling together. The three-level layout sleeps up to 6 guests with a king suite on the top floor, a queen guest bedroom, and a queen sleeper sofa in the living room. The primary king suite includes a private bath, a balcony, and even a dedicated workspace, while the living room, deck, and king bed all offer the perfect places to catch sunrise with coffee or unwind at sunset with a glass of wine. A washer and dryer, dining space for gathering, and upper and lower decks make the stay feel easy and elevated. Guests also enjoy access to the 300 Ocean Mile community, a beachfront neighborhood near the entrance to St. George Island State Park. Two large community pools, sun decks with lounge chairs and umbrellas, and multiple boardwalks to the beach make it simple to spend every day in the sun. The home is also conveniently close to local restaurants, shops, and the bike path for exploring the island at a slower pace. For beach days, the home includes a canopy, four low beach chairs, and beach towels. A crib and high chair are available upon request when arranged at least 4 days before check-in. Up to 2 dogs are welcome per stay. Check-in begins at 4:00 PM and checkout is by 10:00 AM. This is a non-smoking property, and smoking is prohibited inside the home, on the balcony, under the unit, and within 20 feet of the property. Parties are not allowed, and quiet hours are from 9:00 PM to 8:00 AM. The minimum booking age is 25, and guests must provide a government-issued ID that matches the booking name. A rental agreement must be signed within 72 hours of booking to avoid cancellation. A security deposit hold on a valid credit card is also required before arrival and is released 7 days after departure. PARKING: Parking is limited due to county restrictions. One vehicle may be parked beneath the unit, or two small cars may park tandem. If needed, a second large vehicle may be parked on the main street right outside of the townhome compound (E Gulf beach Dr), though closer parking within the community may be available but cannot be guaranteed. Please note this is a 3-level townhouse (many stairs), and golf carts are not allowed on E Gulf Beach Drive. Exterior cameras are located at the front door and back sliding door. Guest access We use a smart lock for easy self check in - the door code will be provided for you on the day of check in. The homeowners are not liable for any trips, falls, or related injuries that may occur on the premises. It is the responsibility of the occupants and visitors to exercise caution while navigating the stairs and different levels of the townhouse. CHECK IN @ 4pm CHECK OUT @ 10am ▪️BOOKING REQUIREMENTS: Minimum age to book is 25 years old. Due to insurance and local association guidelines, the primary renter must be at least 25 y/o. If you book under false pretenses, you will be asked to leave with no refund. A government approved ID submission will be required to ensure that it matches the person placing the booking and that the age requirement is met. There will be a rental agreement emailed to you after booking. Failure to sign the rental agreement within 48 hours will result in cancellation of the booking. There is also a security deposit required to book our beach house - the security deposit hold occurs before the booking date and then released 7 days later. ▪️REFUNDS: Unfortunately we do not offer refunds for weather, weather related changes, or natural disasters. For trip protection, we highly recommend purchasing a reasonably priced travel protection plan. You can purchase through this website that offers many different insurance providers: Squaremouth Travel provider: Trawick International Product: Safe Travels Choose the option covering TRIP CANCELLATION & INTERRUPTION You can also purchase through OWNER RESERVATIONS which will be offered when signing the rental agreement. ▪️WEATHER CONDITIONS: Sign up for Franklin County, FL weather conditions alerts: - text the word “FRANKLINFL” to 888777 to anonymously sign up for Emergency Notifications ▪️LOST ITEMS: We are not responsible for any items that are left behind inside the house so please do a walk through of the house before you leave. ▪️CAMERA and ALARM SYSTEM DISCLOSURE: There is a live camera at the front door & back sliding door as well as an active alarm system for the property and guests’ protection. The alarm system is only set to ON in between guest stays. Tampering with these equipment are not allowed and will result in $ penalty. ▪️QUIET HOURS: 9pm - 8am ▪️We have a strict check out time of 10 am. The housekeepers will need to access the beach house at that time to prepare for the next guests and maintain our standards of cleanliness. A late check out fee of $100/hr may be charged if the housekeepers are made to wait to get into the house. Thank you for your understanding and for respecting their busy schedules. ** ▪️EXTERMINATOR: Saint George Island, Florida has a tropical climate prone to bugs and wildlife. Sea Dreams Beachfront receives regular pest control service. Although we do regular pest control to minimize unwanted critters from getting into the house, please keep in mind that we are a tropical island and can’t control nature. If you feel the need for additional service while staying at the beach house please contact us right away.
