Located between the green hills between Umbria and Tuscany, Villa Le Fornaci is the ideal place to spend a group holiday that will take you back to calm and peaceful rhythms of the Italian countryside. Villa Le Fornaci is a farmhouse with SPA and private swimming pool, ideal for groups of friends and families. The villa, has 5 apartments and 2 private suites with large common areas and a large swimming pool. In total there are 12 double or twin bedrooms to comfortably accommodate 24 people. The space Villa Le Fornaci is the perfect location for large groups looking for a spacious venue and large common areas. The property is divided into a main farmhouse and an annex, in the former there are 5 independent apartments capable to comfortably accommodate 24 guests. In the annex there are also 2 large suites with double beds and en-suite bathroom, perfect for couples looking for more privacy. The Villa also features a wellness area with Sauna, Heated Jacuzzi and Turkish Bath that can be activated upon request, a large swimming pool and a fully equipped gym. Villa le Fornaci is powered by the use of renewable and eco-sustainable sources which guarantee its self-sufficiency. Outside, the view of an ancient castle conveys a unique view while inside each space has been created to enjoy moments of relaxation and quiet life, even its furniture replicates the rural taste of Umbria but with some touches of modernity. Renovated while maintaining the harmonies of the old farmhouse, from the stone walls to the terracotta finishes, Villa Le Fornaci has also preserved the icons that once gave the feeling of coming together like a wood oven, used to make bread once shared by several families, or the garden, once used as a courtyard where neighbors spent time talking to each other on everyday matters. Guest access Guests have at their disposal the whole villa, the outdoor swimming pool, the gym and the wellness center. Other things to note Breakfast: 12€/person/day At check-in guests shall pay for a refundable damage deposit of 500 €, the amount will be returned upon check-out if no damages occurred. Rules for the SPA & Wellness center: Opening Hours: from 14.00 till 18.30 Additional Cost: 100€/hour Maximum number of people at the same time: 4 Must be reserved with a 1 day notice ONLY FOR WINTER RESERVATIONS (from the beginning of October till the end of May) Heating has to be paid separately on the spot (cash or credit card) and will be factored upon consumption at the market rate applied during the stay. For events like birthday parties or weddings an extra 2000€ event fee is required as a compensation for extra cleanings, gardening, extra energy supply, the use of the professional kitchen, and the restaurant dining hall. Le Fornaci house rules - All the guests must hand over the documents of every member of the party upon check in at the latest along with a valid credit card for the pre-authorization of the damage deposit of 500€. - All the tools, furniture, and stuff of each apartment must not be placed outside or moved to another apartment. - Food and drinks must be disposed at all times in order to avoid attracting wild animals, mosquites. or other inappropriate "visitor" - Do not use white towels for the pool and sunbathe. Dedicated and colored pool towels are provided to every guest. - Place life jackets, child pools or plastic materials on the floor surrounding the pool during use and place them in the designated area at the end of use. do not place it on the grass as the sun, in contact with the plastic, damages the turf. - Our farm follows the principles of sustainability, therefore we ask our guests to kindly help us in this by using water, electricity, and lights with awareness. - Guests are advised to differentiate trash and dispose it frequently to not attract insects. - Lisciano Niccone is subject to a tourist tax of 1€ per person for the first 5 days which must be paid upon check in. - Pay particular attention not to stain the external floor with oils and greases as they are very delicate.
