Wake up to the loons early in the morning and go to bed listening to the owls. Watch the turkeys or fox cross the yard. Our homes are from the 1920's, we keep them alive and for the souls who love old homes. 45 minutes to the ski destinations ocean, lakes region, and hiking. Not waterfront, we own shares of waterfront. The space The lake cottage, kayaks, shared swim area, fire pit and the beach except the shed. Guest access Whole space Other things to note This is a wonderful retreat in the middle of nowhere but is everywhere. It is a one minute walk to our private shared beach that hardly anyone uses, the property isn’t waterfront. Its a summer lake community home. There will be fireworks, parties, and so on!! The speed limit is 10 MPH in the neighborhood We offer a propane grill but bring your own tank. Currently one there. This property is not on the water, but we own waterfront shares on the beach. We have a bathroom, kitchen, two bedrooms, sun room, living room. No dining room. Save cardboard for fire pit to start your fire. Appropriate behavior at the beach & cottage. Parking for 3 cars We live near a lake, there will be bugs, mosquitoes, flies, spiders, squirrels, turkeys, chipmunks, rodents, birds, ticks, beavers, owls, hawks, bald eagles, crows, blue herons, deer, snakes, fish and turtles. This is apart of nature. **there are no early check-in requests or check out requests** **3pm check in, 10AM check out** No smoking inside ($350 cleaning charge.) No large gathering or events. No partying No tents. No drinking, food, & parties on the beach. (Keep food and drink at tables right by the beach.) $350 cleaning charge if the cottage smells like cigarettes. $100 early check-in fee or $100 late check out fee. No more than four(4) people ever at the cottage or property. $150 fine for each guest after 4. So fifth(5) guest would be $150 fine each day. Two(6th guest) extra guests would be $300 each day. We don’t issue refund or partial refunds based on power outages, internet, or because of storms. We reserve the right to have a copy of your drivers license for our insurance and NH state law. We reserve the right to take a deposit. We reserve the right for you to sign a rental contract agreeing to the terms of our rentals. This is usually only for longer stays! Please make sure you buy travel insurance. Kayaks are first come first serve with our other cottage Our homes are 100 years old on stilts and dirt. The dirt will smell but not unpleasant or bad, it smells like an old house should! WAIVER & RELEASE of LIABILITY: The owners urge all guests to use the Beachy Vibes Cottage/DiamondHomeCollection features, facilities and its grounds in the safest manner. Use of all features, including but not limited to the use of stairs, grounds, lofts and appliances are done at the guests sole risk. Guests understand that they are fully responsible for use of all features and owners shall not be liable to guest for any claims related to illnesses, demands, injuries, damages, or actions arising out of or in connection with the misuse of facilities, natural events/disasters or general accidents on facility grounds. Guests choosing to use the firepit agree to do so safely and in accordance with house rules. Guests understand owners are not to be held responsible for damaged or lost personal property. Guest hereby holds owners harmless from any/all claims brought against them. Guest understands that by booking a reservation they are effectively agreeing to the terms of this Waiver and Release of Liability.
