Down to studs reno & update in 2020. Sleeps 6 (King+2 Twins+Queen Sofabed, or 7-8 if you bring an air mattress to fit in twin room; worked with family of 8 once). Prime location @resort Super convenient and brand new 2020 fully REBUILT, renovated and updated 2 bedroom condo at Peppertree oceanfront resort. Top floor beachfront ocean location, so no noisy upstairs neighbors! Elevator and luggage carts for groceries, beach stuff, and suitcases. Master bedroom (King bed) with master bathroom, granite double vanity, tub & shower, 2nd bedroom has 2 twin beds, and living area has pull out full sized sofabed. 3 flat screen TVs with cable, one in each room, free wifi, fully equipped granite counter kitchen, resort activities including beach chair and umbrella attendant, surfboard rentals, etc. 3 pools including one indoor and two outdoors, plus hot tub. Go downstairs and in 60 seconds you'll be on the beach walkway. This is a VERY family friendly place. Why just rent a beach house when you can get an entire resort for the same rate? Peppertree did major renovations after 2018 Hurricane Florence closed the resort for over a year. Everything reopened in 2020 with some service changes due to COVID. Feel free to call the Peppertree front desk 9-5 and ask for latest availability of amenities. These amenity & service policies are set by the state of NC and out of condo owner control, and may change prior to your arrival. Reach Peppertree at area code 252 and 247-5841. (The phone # has to be entered that way to prevent airbnb from hiding the number). **2022 COVID update as of July 2022** • The Activity Center is currently unable to rent beach chairs and umbrellas, surfboards, games, movies etc. due to staffing shortage, so be sure to bring your own or rent/purchase nearby beach shops (Wings, etc.) • Gym/Fitness center is currently completing renovations but may still be closed in July. • Mini golf, basketball, tennis, and other activities ARE OPEN. • The washers and dryers in the laundry center are now FREE for all guests. --------------------------------------------------------------------------------------------- Our condo is located beachfront in Phase 2 (buildings 15-25) The other Peppertree listing here on Airbnb (not mine) is for Phase 3 (buildings 26-33) and located quite a walk from the beach in the mosquito/swampy tree area close to the highway. The Phase 3 building style looks very "motel / motor court" type of accommodations much like Motel 6 where you park 3 feet from your front door, rather than a "beach condo." The other listing will not indicate that's where your condo will be, but if you are booking for the Summer, you will 100% be booked there despite where the website price tag appears on the map. To avoid being disappointed and wanting to cancel an alternate booking, ask the host EXACTLY which condo building and floor you are booking BEFORE you purchase, and compare it to the building map in photos here. I can promise you our condo is EXACTLY as posted at building 18, and that we personally took the photos. Just saying, watch out. Read the booking reviews for the cheaper options ("2 Bedroom Atlantic Beach Condo with Beach Access" and "hosted by Kevin" ) and you'll see complaints like "no view" "surrounded by trees" "long walk to beach". I stopped counting after 15 different reviews said "not the condo from the photos in the listing" for that listing. Book it and you will be WAY far in the back of the resort next to the road when booking summer time thru that listing or those stating Wyndham/Ramada reservations. Sometimes the other sites will appear to list this resort as Wyndham/Ramada but that's just using their reservations platform to offer inventory in the worst section of the resort. The property itself is in no way a Wyndham or a Ramada property and is not affiliated with those chains in any way. Virtually all of the "Atlantic Beach Resort - A Ramada by Wyndham" listings are the Phase 3 buildings in the mosquito woods with no balconies and far from the beach. If you coordinate with me ahead of time, we can arrange for you to use the resort before and after checkout times, so you can get more use of the beach and facilities. Checkin can be handled two ways. Typically I give your name to the front desk "Property Management" and they are expecting you. You may have to give front desk a credit card for incidentals (just like any hotel/resort). They will ask for your license plate and give you keys, parking passes, and a welcome package. Sometimes I'll meet guests there if it's a quick turnover between guests, and if we've made plans to do so, in those situations I can meet you nearby the checkin area. It's independent check out; so there's no need to wait for me, just leave your keys and parking passes on the kitchen counter and close the door behind you, as it locks automatically. Otherwise the place is yours and you won't see me. **subject to change due to COVID-19 safety measures** Full blown beach resort. Reviews are on trip advisor. Lovely wooded area with paths and walkways, and then a larger open area closer to the beach. Great for families or groups. Lots of kids activities like a kiddie pool, sprayground/splashpad, playground, minigolf, hammocks, gym/fitness center. On site activities department provides lots of options for families and individuals to participate in special events, pig pickin', scavenger hunts, crafts, games, introductions to local attractions, and things such as surfboard rentals on site along with beach & umbrella rentals on site. 24 hr security on site. Super convenient, and this is the prime condo location within the resort. free parking for max of 2 vehicles (you'll get up to 2 parking passes), walking distance to grocery, movies, restaurants, and shopping at Atlantic Station. 5 minutes to Morehead City waterfront, 12 minutes to historic Beaufort. **COVID-19 safety measures, subject to change due to government agency restrictions or resort policies** free towel and linen exchange. Condo comes with clean hand/bath/beach towels, pillows, and beds fully made. There is no daily housekeeping, but you can get fresh linens and towels from housekeeping on request as needed. Free wifi, cable TV, and full resort amenities. Optional free planned group activities for children and adults.
