Italian Villa with Hot Tub and Panoramic Views

Zenith Farm welcomes you to a touch of Tuscany in Oregon. Guests at the Villa will bask in the idyllic pastoral setting with breathtaking views of the valley. Situated on a 5-acre estate just 4 mi. from downtown Ashland and 10 mi. from Medford/Jacksonville, the area offers an abundance of fine food, entertainment (includ. the world-famous Shakespeare and Britt Festivals), nightlife, family-friendly and outdoor activities, wineries, day trips to redwoods, Crater Lake and a lot more. The space The Villa is divided into two completly independent spaces: the main house above (this listing) and an in-law Suite below. The main house is our home and is only available while we are away. At those times the house is de-cluttered to leave space for our guests. The Suite below is occupied year long. The house on the main floor of the villa (this listing) is a modern craftsman dream with vaulted ceilings, custom designed spaces and exotic hardwood species used throughout the house on the floors, cabinets and window trims. The heart of the house is the large open space family room which includes the TV area, a large kitchen and dining area, window seating, fireplace and a sunken music/play sunroom. The ever changing views are magnificent from here and one can relax and enjoy. There are three bedrooms in the main house: The master bedroom is a large room featuring a King size bed with posturepedic mattress, a closet, desk and a love seat sofa. There is an en suite bathroom with a Jacuzzi tub (with views!) and a very large double headed shower with seat. The master bedroom enjoys a private deck that leads to the hot tub spa. The Hot tub is also accessible from the other bedroom and from the back deck. The second bedroom has a queen size bed with a posturepedic mattress, a small desk and a closet. The third bedroom, set up as a child's bedroom is actually comfortable for adults too. It has a queen size bed and a twin size bunk bed. The cute tree house bunk bed features a chalk blackboard and reading nook below with lots of children's books. All rooms have great views and access to the outdoors. The kitchen is very well equipped with all the necessities and many extras. Appliances include 7 burner gas stove, convection oven, spacious refrigerator and freezer, ice maker, water/ice dispenser, wine fridge, dishwasher. The second bathroom also has a shower. The outdoor living spaces include a large yard with hot tub spa, lounge chairs, a sunny deck with picnic table, umbrella and a large bbq grill. For the little ones there is a toddler play structure, picnic table, a slide and a small “kitty” pool available among other items. There is also a large trampoline. Guests are welcome to use all the facilities with all precaution and taking full responsibility. Guest access The 5-acre property is gated and fenced. There are two pasture fields upon which on a neighborhood rotation a heard of sheep, llamas and horses graze at various times of the year. Some areas of the property are not accessible to guests for privacy, farm animals, equipment and machinery etc. Other things to note Please note that because of severe allergies of one of our family members, we are unable to host animals at this home. Thank you! The main entrance is accessed by climbing the panoramic staircase up one flight of stairs. Alternatively there is a back entrance from the kitchen deck with parking adjacent that is accessible with three steps. In addition to the Suite downstairs, there are two other guest accommodations on the estate as well as property caretakers who live in their own apartment on the property. Guests must read the house manual and abide by the house rules: - Check in is at 4pm or anytime thereafter, please do not arrive earlier - Use the accommodation with respect and leave it in an orderly fashion - No shoes inside the house - No animals allowed - Quiet hours 10 pm to 8 am - No smoking (this is a fire prone area) - No parties - All guests must be listed on your reservation prior to arrival, no unregistered guests are permitted on the premises. - Children must be supervised at all times - Must follow hot tub rules in house manual - Must follow trampoline rules in house manual - Guests must take full responsibility when using the amenities - Follow check out procedure in house manual - Check out is at 10 am or earlier. We are unable to offer late check outs. Please follow our simple check out list in the manual We collect a potentially refundable security deposit. Booking implies agreement to pay deposit and honor rules. Unpaid deposit doesn’t grant you entry and reservation is forfeited without refund. The security deposit is collected through Airbnb resolution center 48 hours after your reservation and is potentially refunded in it's entirety within a few days of check out (or in case of a cancellation) given that no damage was left behind and the house rules were honored. If the house rules are not honored guest may be asked to immediately vacate the premisses resulting in their reservation being forfeited without a refund.
