Our 1300 sf abode is close to everything that Tampa has to offer. Restaurants, breweries, downtown, the airport, sports/concert arenas, the zoo, the aquarium, Ybor & the Riverwalk. Enjoy your stay in our 3 bedroom, 2 bath, Great room, split floor plan. The house is equipped with washer/dryer, blow dryers, wifi, direct tv and other basic amenities. The master boasts a king bed, bedroom 2 has a queen and bedroom 3 has a daybed that transforms to a king! However, the real gem of the house is the screened lanai. With cable tv, a dining table, ambient lighting and a floating flamingo, what more could you ask for in a backyard! Guest access Full access to the entire house including the private backyard with screened in lanai, pool and hot tub. Other things to note -If you need to request an early check-in or late check-out please let us know at the time of booking because this takes advance notice and coordination with our cleaning crew. We will do our best to accommodate any reasonable request when availability allows us to do so. - Check in is 4 pm & Check out is 11 am - Please feel at home, but respect the space and neighbors. We live next door and love our neighbors, so ABSOLUTELY NO PARTIES, EVENTS, ADDITIONAL GUESTS, LOUD MUSIC or DISORDERLY CONDUCT ALLOWED AT ANYTIME. - Please message us regarding any pet(s) prior to booking. A maximum of 2 small pets are allowed with a $100 nonrefundable pet fee and are subject to approval (no aggressive breeds or history of biting). Please pick up after your pets. - Absolutely NO pet(s) are allowed in the pool at any time. We also kindly ask that pets are kept off the furniture and out of the beds. - Guests agree not to download any unlawful or inappropriate content from the internet or cable TV while using the WI-FI provided by the Homeowner. - Cable TV service is provided by the Youtube TV app. - This property is a private residence; the Homeowner is not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Airbnb guest. By accepting this reservation, it is agreed that the Guest is expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. - Adult supervision is required at all times for any minor guest on the premises. Adult supervision is also required at all times for any minor guest around the pool area. If you are traveling with children please message us prior to arrival to request the pool safety fence to be installed. - NO GLASS CONTAINERS around pool deck or hot tub. - Please remove shoes, sandals or flip flops before walking on pool deck. - Our street is tight, so please park in the driveway, not on our lawn. During the winter months a frequent question asked is whether the pool is heated? The pool is heated and we have invested in the largest btu heat pump available and solar panels on the roof to keep the pool as warm as possible and on average we're able to keep it heated at or above 85 degrees in the winter. However usability & temperature in the winter IS NOT GUARANTEED and is still at the mercy of mother nature. When we get those occasional cold snaps, there's unfortunately no way to keep the pool temperature elevated in the 80's and it does take a couple of days for the pool temperature to rebound after a cold snap. The spa can be heated almost all winter as well, however on the rare occasion when the temperature does get below 50 degrees at night the spa will not heat because a heat pump becomes less effective as the temperature gets lower. Normally you can count the number of nights below 50 degrees on one hand and for perspective the December Avg. High-Low is 73/54, January Avg. High-Low is 71/51, February Avg.
