EV charging for a fee. Only guests listed in the reservation may enter. No visitors are allowed at any time, even briefly. Enter the correct guest number when booking; extra persons cannot be added later. Grilling: Charcoal grill: FREE, charcoal available. Gas grill: 40 EUR, full gas bottle included. The space Villa Serenity is a spacious and comfortable home located in a quiet area near Průhonice Park. It offers four separate bedrooms, a large living space and a pleasant garden with outdoor seating. The self check-in system makes arrival simple and flexible. Guests have access to two private parking spaces and convenient connections to Prague city centre. An EV charger is available for a fee. The villa is appreciated by guests who value privacy, space and a relaxed setting close to Prague. Guest access During your stay, Villa Serenity will be exclusively yours. You will enjoy all indoor and outdoor areas without any sharing — from the garden with jacuzzi to the spacious living room, kitchen and all bedrooms. However, the villa is strictly intended only for the persons listed in the reservation. No additional persons or visitors are allowed at any time, not even for a short visit. Any person entering the villa or using its facilities is considered a guest, even if they do not stay overnight. Arrival is easy thanks to self check-in, and you will enjoy complete privacy throughout your stay. Other things to note Before your arrival, please review a few important details to ensure a smooth and comfortable stay: • Outdoor security cameras (2 units) For guest safety and property protection, two outdoor security cameras are located by the villa entrance and the parking area. They monitor exterior spaces only. There are no cameras inside the property. • Parking & EV charging Two private parking spaces are available. An EV charger is provided for an additional fee. • Capacity & bed setup The villa accommodates up to 11 guests. A quality floor mattress is provided for the 11th guest. Bed preparation is based on the number of guests in the reservation: – 2 guests → we prepare one double bed by default. – If you prefer separate sleeping arrangements, please inform us in advance so we can prepare the beds accordingly. – For larger groups, beds are set up according to the total number of guests. • Quiet residential area The villa is located in a peaceful neighbourhood. Parties and loud gatherings are not permitted. If neighbours are disturbed, the stay may be terminated. • Insects & nature The villa is surrounded by a mature garden, so insects or small spiders may occasionally appear, especially if doors or windows are left open. There are no dangerous insects in the Czech Republic. • Refundable security deposit (via Swikly) A refundable €500 security deposit is required before arrival. The deposit is processed through Swikly, a secure online service that allows pre-authorisation without blocking or withdrawing funds from your account. Swikly fees: €7.45 processing fee (1.44% of the deposit amount + €0.25 per transaction) This fee is charged directly by Swikly. In case of damage or rule violations, the cost will be deducted from the deposit. When damage is charged, Swikly applies an additional administrative fee of 5% + €0.25. If no damage occurs, the deposit is automatically released after departure. If the deposit is not completed, the reservation may be cancelled. • Optional services Early check-in, late check-out, transfers, extra towels, additional cleaning, flowers and other services may be available for an extra fee. Details are provided after the reservation is confirmed. • Guest registration (Chekin) Czech law requires all guests to be registered. We use the secure system Chekin, which sends the information directly to the Foreign Police. You will receive a link after confirming your reservation. Grill Usage: Guests are welcome to use the outdoor grills. The charcoal grill is free of charge (charcoal is included). The gas grill is subject to a 40 € fee, which provides you with a full gas bottle for uninterrupted grilling.
