Homely 3 bed cottage with hot tub and games room in the hamlet of Walworth Gate, set in the idyllic countryside of County Durham. Ivy Cottage is surrounded by some of the most beautiful and fascinating landscapes in the country. Whether it being long walks in Hamsterley forest, a visit to the thunderous High force or taking part at the many activity centres in the nearby towns, there is a something for everybody during you’re stay. The space On entering Ivy Cottage, you are welcomed by a spacious hall adjoined by a WC on the left and kitchen to the right. The kitchen itself has been newly fitted, and kitted out with utensils and fixtures to make your stay comfortable. Once through the kitchen, you will also find a lounge dining room where you can put your feet up in front of the fire (one bag of fuel provided, any additional chargeable) as well as enjoying a sit down meal at the dining table. Then, for that extra factor, the ground floor also boasts a games room with full size pool table, 58 inch TV and bar to add that element of fun to your stay! Upstairs the spacious landing leads to a master bedroom with king size bed, ensuite with large shower and walk in wardrobe. Further on you will find a smaller second bedroom with double bed. Next to this is the third bedroom with a kingsize bed and also the main bathroom with large shower and bath (towels provided). Outside there is a large private garden with a 6 person hot tub and seating areas. There is no BBQ but you are welcome you use your own disposable BBQ in our designated area. Other things to note Ivy Cottage Terms and Conditions Thank you for considering Ivy Cottage for your mini-break or holiday. These terms and conditions apply to all guests. If you have any queries regarding your booking or any part of these terms, please do not hesitate to get in touch. Minimum Stay We operate a two-night minimum stay for all bookings. Arrival The cottage will be available from 3:00 PM on the day of arrival unless otherwise arranged. Please contact us approximately 30 minutes before your arrival so that we can meet you at the cottage, hand over the keys, and go through any relevant information. Departure Guests must vacate the cottage by 10:00 AM on the day of departure to allow us time to clean and prepare for the next visitors. Cottage Rules - No parties or events are permitted at the cottage. - Smoking and vaping are strictly prohibited inside the cottage. - Pets are not accepted, regardless of size or breed. - The minimum age to book is 21 years. - Please keep noise to a minimum after 10:00 PM. - No outside footwear inside the cottage. - Only toilet paper may be flushed due to septic tank system. Booking and Payment Bookings will only be confirmed upon receipt of a non-refundable deposit of 25% of the total holiday cost. The remaining balance must be paid at least 4 weeks prior to arrival. Failure to pay will result in cancellation. Bookings within 4 weeks must be paid in full at booking. The proprietors reserve the right to refuse or cancel bookings with refund only. The cottage accommodates a maximum of six adults plus one toddler or baby. Only those listed on the booking form may occupy the property. We reserve the right to enter the property for inspection, repairs, or maintenance and to repossess the property without refund in case of breach of terms. Travel cot and high chair are available at your own risk. Wi-Fi is complimentary but not guaranteed. Breach of Terms and Right to Evict We reserve the right to terminate your stay without notice or refund if you breach these terms or engage in unacceptable behaviour including: - Hosting unauthorised gatherings - Smoking or vaping indoors - Disturbing neighbours - Wilful property damage - Exceeding occupancy Guests may be asked to vacate immediately with no compensation. Cancellation Policy - Full refund for cancellations made more than 14 days prior to arrival. - 50% refund for cancellations within 14 days. Holiday cancellation insurance is strongly recommended. **COVID-19**: Full refund or rebooking offered if government restrictions apply. Non-availability of Accommodation If we must cancel your booking due to reasons beyond our control, a full refund will be issued without further liability. Damages and Breakages Guests are responsible for damage or breakages during their stay. Minor accidental damage is not usually charged, but significant or deliberate damage will be invoiced. Liability We accept no liability for loss, damage, illness, injury or death during your stay. Parents/guardians are responsible for their children at all times. Electric Cars We do not provide an EV charging point. Hot Tub The hot tub is refilled before your stay but may not reach full temperature until the following morning. Use is entirely at your own risk. We do not accept responsibility for any illness or injury. If you have any pre/existing medical condition or any concerns you must consult a GP before use. The temperature has already been set to an optimum of 38oC, please refrain from altering it. Hot Tub Guidelines: - Shower before use - No creams, lotions, or fake tans - No heavy meals, alcohol, or sedatives before use - 15-minute sessions only - No more than one person per seat - Plastic glasses only - Children under 14 must be supervised; under 4s are not permitted - Cover must be replaced after use - Keep the hot tub door closed when not in use The hot tub is a complimentary feature, not part of your booking guarantee. Misuse causing call-outs or damage will be chargeable. Final Note Please leave the cottage as you found it. Charges may apply for damage, loss, or failure to maintain cleanliness. We reserve the right to amend terms without notice.
