Beautiful and comfortable home perched on a hill and across from Greenwood Lake offering gorgeous views in a spacious, stylish setting, with lake and beach access. Just a 5 minute drive to village restaurants and shops, 10 minutes to Tuxedo, and 15 minutes to Warwick, this is the perfect setting for a relaxed and fun getaway no matter what your plans. You'll never want to leave, but you'll always remember you stayed! Permit #: 21-07657 A Featured on HGTV, this is no ordinary Airbnb...this is an EXPERIENCE. The property features a large living room with sliders that lead to a balcony, high, vaulted ceilings, oversized super comfie couch, brick fireplace, open concept, living/kitchen/dining, all new rustic chic kitchen with subway tiles, stainless steel appliances, including a dishwasher, a custom reclaimed wood wall and bar with quartz countertops, pass through with lake views, window facing Sterling Forest, and sliders that lead to a paved backyard. Both bedrooms have double closets, Queen-sized beds and windows or sliders with lake views. An oversized bathroom with double, reclaimed wood vanity, window with forest views, and enormous step in shower with rain head and jet massagers. Main house, backyard (no hiking up the stairs), lake docks (across the street from the house and approximately 200 feet down the road on a seasonal, first come first serve basis as docks may be used by guest house guests). Lake access requires a signed waiver from everyone who will be utilizing the space. Beach passes are available for the season with advanced notice and signed waiver. LAKE AND BEACH: Memorial Day - Labor Day. Please inquire if you require lake access before or after those dates to ensure availability. We are available 24/7 to assist, although we may not always be on the property itself. The Village of Greenwood Lake offers year-round activities, including water sports, hiking, skiing, terrific restaurants in the village and shopping and wineries in nearby Warwick Township. The house is a 5 minute drive from Windermere Ave sprinkled with shops, nail salon, laundry, gas station, bars and restaurants. You are less than a 20 minute drive from everything else you could possibly want and need...Warwick (antique shopping, restaurants, shops, wineries), Sugarloaf (a community of artisans, boutique shops, dining and a world class performing arts center), Mount Peter (skiing and snowboarding), Tuxedo, Harriman, Woodbury Commons outlet shopping, amazing hiking trails (Sterling Forest, Surprise Lake ll, Wawayanda State Park, Harriman State Park, Ramapo Valley County Reservation and State Forest, Norvin Green State Forest, 7 Lakes Drive, Sterling Fire Tower) and so much more! BEST TO HAVE A CAR. You can get to Greenwood Lake by car, bus, railroad or via NJ Transit. There are car service companies to get you around the village although they are limited. Uber and Lyft are now available! * There is a guest suite with a separate entrance attached to the main house. It may or may not be occupied by myself or guests during your stay. Inquire further. **Please be sure to book with an account that has prior, positive reviews. Thank you. *** This house is on a SEPTIC SYSTEM. Absolutely nothing can be flushed down the toilet other than bodily functions and small amounts of the toilet paper found in the house. COOKING There is no gas in Greenwood Lake. You can grill, cook on an electric stove or microwave. WATER I choose not to drink the water because it's hard and not to my taste. You may want to bring bottled water for your stay. GARBAGE We recycle. You will find the appropriate receptacles in the kitchen. Never leave garbage outside...there are deer and black bear close by! DRIVING The roads were scary to me at first and there is a strict 25 mph speed limit on the roads in Greenwood Lake...15 mph at night (no lights). No drinking and driving please! That goes for driving on the lake as well (there are Lake Police and USCG)...always have a life jacket (available at the lakefront shed) on your kayak, boat, paddle board. LIFE ON A LAKE There are lots of creatures big and small near the lake. I'm a city girl, so I find the gnats most annoying...they are attracted to light and they can even enter screens. Bring lots of bug spray and keep the windows closed at night. I also eat by Citronella candlelight if I am eating outdoors in the evening. There are also deer and bears, so all garbage must be contained properly (no food should be left outside). Lake Life is still TOTALLY worth it. LAKE AND BEACH: Memorial Day - Labor Day.
