Pool Oasis in the Poconos

Charming 3 bedroom home surrounded by nature with a large pool and backyard. Close to Mt. Pocono, shopping outlets and hiking trails. Notes: Pool is not heated. Please confirm it’s open prior to booking - we open it based on the weather in NYC. We have two cameras outside of the house for security. One faces the pool and the other faces the driveway. You’re not allowed to touch, move or disable them during your stay. Please read the house rules and information before booking. The space We've been hosts for over 5 years and sadly have realized very few people respect the house rules. We've had many guests damage our property extensively.  Because of that, we've added penalty fees for each house rule if it's broken. All fees are listed below. Please read them so you can familiarize yourself with them. Our goal is not to make anyone pay for silly things, but to dissuade future guests from performing activities that will destroy the house and result in us having to pay for damages and professional services to fix it. We ask that you treat our home with kindness and respect, but if you're not able to do so, please know that we will ask you to pay for anything you destroy during your stay.  All rules and fees are listed below.  GUESTS - NO ADDITIONAL GUESTS in the house, not even for a visit (unless you've already discussed it with us). If you invite people over, there's a $100 fee per guest, per day.  - DON'T LIE ABOUT THE NUMBER OF GUESTS IN YOUR BOOKING REQUEST. The total of your party should include infants. There's a $100 fee for every individual that is not disclosed in your request, per day. For example, if you booked a stay for 3 days and said you were 6 people but were actually 10. You'll be charged $400 per day for 3 days, for a total fee of $1,200. The reason for this fee is to hopefully persuade you to be truthful. - NO PARTIES OR LARGE CELEBRATIONS ALLOWED (baby shower, bachelorette) There's a $1,000 fee. SMOKING AND OTHER FIRES NO SMOKING INDOORS. $300 fee plus the professional cost to purify and deodorize the house and remove the smell from the furniture, carpets, and wall. $20 additional for every cigarette bud found.  NO SMOKING OUTDOORS. $500 penalty for smoking outdoors in the backyard area (due to fire hazard potential) plus the cost of damages caused - including burned grass, pool deck, trees, or flowers. Additional $20 for every cigarette bud found (after the first that indicated you smoked in the first place) If you smoke inside and outside you will be charged for each separately. DON'T LIGHT CANDLES as it's a fire hazard, same as smoking. There's a $50 if you light candles indoors plus the cost of any items or parts of the house that you damage. There's a $100 fee if you light candles outdoors plus the cost of damages if any occur.  NO FIREWORKS OR SPARKLERS. There's a $500 fee per day if you throw them plus the cost of any damages that result from your activity. DON'T LIGHT FIRES anywhere outside or inside the house. There's a $2,000 fee if you do as you'd be purposefully vandalizing the home.  BACKYARD - Don't leave garbage or food outside as you'll attract wild animals. You'll incur a $200 cleaning fee plus the cost of damages.  - Don't throw garbage in the pool. You'll incur a $200 cleaning fee plus any additional costs as deemed by professional pool cleaners.  - BBQ and grill are available upon request when you book. You must provide your own propane fuel. Make sure to clean it after using or you'll be charged a $20 cleaning fee. INSIDE THE HOUSE - Do not move furniture around. $20 fee for each furniture piece that you move. $100 if you move a bed.  - Stains on carpet, window treatments, and upholstery (couches, chairs) are not covered by the cleaning fee. If you stain these during your stay, you'll be asked to pay for their professional cleaning or replacement. - Don't eat in the bedrooms. Additional cleaning fee of $50 per room. KITCHEN AND LAUNDRY - Please bring your own seasonings and cleaning detergents. If you use any found in the house you will be asked to replace them or pay to replace them.  PETS - No Pets Allowed. If you bring one, you'll incur a $350 fee (per pet) plus the cost of damages and deodorizing.  LATE CHECK-OUT OR EARLY CHECK-IN - Depending on the schedule we sometimes can offer a late checkout but you must request it as soon as you book. There's a $50 charge for each additional hour past the check-out time. The same applies to early check-in.  SAFETY Lastly, please be careful in the pool, especially if you have small children. We are not responsible for any accidents or injuries during your stay, in the pool, backyard, or other parts of the house.
