Beautyful holiday flat in Ebersberg near Munich

Studio/Apartment approx. 45 square metres with separate entrance in the first floor of a modern private house. For our American friends (due a specific feedback): first floor is not ground floor. Situated absolutely calm and quiet in a dead end street. The space The separate sleeping area( separated by curtain ) is equipped with a double bed of 160cm x 200cm, wardrobe and additional chest of drawers. A small desk is available, also a shoe cupboard with mirror. The residential/eating and cooking area in additon has an extandable couch, wide 1,40 m (suitable for sleeping one child of 7 years or older), table and armchair as well as a dining table and 42" flatscreen satellite-tv. The kitchen unit consists of microwave with grill function, 2 cooking fields, fridge with freezer compartment. Cupboards equipped with all necessary dishes, coffeemaker, toaster and water cooker. The bath with shower and additional unit furniture has a window. The flat has elektrified shutters as well as under-floor heating. Wifi also exists as a passenger car parking bay on the property. Please note: 1. Smoking is allowed only in a designated section of our garden - not in the house and the premises. 2. We offer one double bed for two adults in the bedroom section. The railway station (suburban and regional trains to Munich), the centre of Ebersberg and several restaurants are to be reached at max. 10 minutes on foot, shopping facilities 5 minutes on foot, hospital in 2 minutes. Munich tradefair 30 km (approx. 25 minutes by car), Therme Erding 35 km, airport approx. 45 km. With public transport Lake Chiemsee and Salzburg can be reached also comfortably. Guest access In the nicely laid out garden with own seatingarea you can enjoy the sun. A barbeque grill is also made available here. Use of washing-machine is possible by arrangement. Other things to note Smoking in the house and in the flat is prohibited. No domestic animals. No parties or other events. Check in after 15.00h or by arrangement.
