Enjoy this eco-conscious, serene townhouse in a fantastic location near nature and the Washington, DC area. I love providing a warm, friendly, and peaceful stay for my guests. Suitability: This listing may not suit everyone - a match of our expectations is important for a good stay. So please read this entire listing to ensure it’s the right fit for you and confirm you have read it and agree so I know we are on the same page. DC Sightseers - Unless you are driving, it will take you up to 60 minutes on public transportation to reach downtown DC where most sights are. That includes time getting to the Metro rail by bus or private car, plus travel (scroll to bottom for more details). Driving takes about 30 minutes or so. Communication from the start is key to a great experience. therefore: Keep app open throughout the visit. Check-in is 4:00 to 7:00 pm. Anything later must be pre-arranged and 9 pm is the latest I can take you. Check-out is firm at 10 a.m. Guest Criteria: Guests must have at least two recent all-star- 5-star reviews. No exceptions for guests with no reviews. Kindly do not book if you are sick, recovered from Covid in the last 60 days, are recently inoculated, have symptoms such as fever, coughing or allergies such as to pollen and cat dander that cause coughing. Restrictions: Not suitable for convalescence or recovery. Mattress comfortably supports up to 175 lbs. Please do not exceed this. Calendar: is blocked months in advance because I have a regular tenant for this space whose schedule I don't know until some days prior so keep checking back. Key Highlights: Eco-Friendly: 1/3 solar energy, composting, recycling. Be gentle with water and electric, kindly keep showers to no more than 10 minutes, turn off lights, and open bathroom door to air out after showers. Comfortable Accommodations: Cozy, sunlit room with thoughtful amenities including soft linens, filtered water, coffee, tea, and more. Convenient: 20-second walk to shops and restaurants. Equidistant to DC, MD, VA and airports (scroll to bottom for details). Quiet Retreat: Ideal for relaxation and focused work. Perfect for guests seeking a tranquil and meditative space. No 3rd party reservations. NOTE TO MY SUMMER /FALL GUESTS: the mall behind our house sometimes plays music until 10pm Friday nights and on the weekends. The floor fan also serves as great white noise. AC is turned off at night because you will be more comfortable using the fans (AC does not cool upper level as well). Open your window at least once a day for at least 15 minutes to air the room when weather permits. Soap is provided at sink but please bring your own shower soap or body wash. Open bathroom door after showering. Bring valuables inside, lock car. Door Dash /App food must be delivered no later than 9:00 pm and all remains including carryout, must be sorted, rinsed and either composted or recycled, NOT put in trash. I recommend Lyft as Uber gets lost. Refrigerator/freezer/counter space is limited so please do not bring more than a few items. Kitchen: Microwave or toaster oven use only and must be between 8:00 am and 8:00 pm. No stovetop cooking. Clean up and wash, dry, and put away dishes, utensils etc. Ask me where to put food scraps and recyclable materials including cardboard, paper, plastic etc. (Clue: not in your trash). Guests normally prefer to eat in their room which works best for me, too, so we can give each other space. House Rules: I work hard to ensure a good match of expectations and am delighted when I can give a guest 5 stars! Therefore, please follow the rules, a matter of respect and trust. You will find a house manual in your room summarizing key rules and checkout instructions. Please read it. Please do not bring your own appliances (coffee pot, fan, TV, etcetera). Use luggage rack, floor or hard surfaces, not bed, for all belongings. Do not eat in bed and keep your eating area clean. Keep suction cup on shower drain to prevent hair. Open blinds for plant in daylight. Do not allow large pools of water on bathroom floor (will leak onto main level ceiling). Close toilet lid. As a matter of hygiene, keep used towels in bathroom. NOT your room. Quiet Hours (10 pm to 8:00 am). Voices carry, so use soft tones and headphones for calls or streaming in your room with doors closed, please. Soft close all doors for quiet. Main Level: This is my work / meditation area. No calls or work here. Observe kitchen limitations. Wednesday nights I am in a spiritual Zoom meeting on the main level from 7:30 to 9:00 pm and request that guests not be on the main level or coming and going during those hours. Shoe-Free Zone: Remove shoes at the entrance to keep the house clean. Come with clean feet or don socks or slippers. Cleanliness: Do not leave used towels in your room, hang in bathroom. Avoid eating or wearing makeup in bed and do not get makeup on towels or sheets. Notify me of any issues such as stains, promptly. I check all linens and towels carefully prior to each visit. No Scents: Please avoid using perfumes and scented products. No Couples, Children, or Pets: This space is for solo travelers only. Eco-Conscious Practices: Do not mingle cardboard, paper, plastic, glass, metal or organic matter with your trash. Ask me. Conserve water and electric. Amenities: East-facing, sunlit room with semi-darkening blinds. Keurig coffee maker, electric kettle, and filtered water. Comfortable bedding with a choice of pillows (down, foam, and other) and cozy blankets. Fast Wi-Fi, work desk, and air purifier. Additional Details: Photos of main level have not been updated. This is now my work and meditation area. Outdoor Spaces: Relax on the deck or enjoy the garden in warm weather. It’s a work in progress. Basement Tenant: There is a tenant two levels below whom you will rarely see. Parking: Use unmarked, unreserved spaces only - there are plenty - and never park in front of my house. All reserved spaces are for homeowners and you can be towed. Neighborhood: Beautiful, tree-lined area with a welcoming multiethnic, international community and abundant birdlife. Check-Out Guidelines: Firm 10 am checkout. Place used towels in the bathroom clearly where I can find all three of them (matched set). Strip both top and bottom sheets and pillow cases, fold blanket, leave sheets on chair, not bed. Report any stains on sheets or towels so I don't find them afterwards. Turn off lights, fans, and surge protectors. A Note on Reviews: I work hard to provide a 5-star experience. If something doesn’t meet your expectations, please let me know during your stay so I can address it promptly or credit you. Thoughtful feedback helps me improve and ensures a wonderful experience for future guests. Thank you for considering my home for your stay. I look forward to hosting you! — Barbara PS Upscale mall behind us with restaurants, grocery, pharmacy, banks, coffee, etc. Layout of House: Entering the front hallway are two Parsons tables on either side. Stairs: 2 short sets of carpeted stairs with carpet protectors going up to bedroom level: carpet protectors are cleaned regularly but may not look like it since they are a bit worn. The stairs can be challenging if you have an extremely heavy, bulky suitcase. The stairway walls going up are filled with photos and art. Upon reaching the upstairs hallway is a blanket rack and several storage bins along the railing and photos and a large mirror along the opposite wall, narrowing the pathway. Your space: I devote the top two bookshelves above your work table to family photos and artworks. Main level: house photos were professionally taken before I made it my work space. The furnishings are identical to the photos, but now the space reflects a cheerful, organized plentiful array of books and papers. Most people love the warmth & great energy here, but if this is not your cup of tea, kindly book elsewhere. Deck and garden: Basically looks like the photos but with many more plantings, trees and foliage plus autumn leaves. I also installed a 1' wire tunnel running along the railing for my late kitty. Details on Location: All three airports within 30-45 minutes by car and DCA by rail as well. Movie theaters & indoor shopping mall 5 minutes. Hiking, woods. Potomac River 15 min by car; DC 20 to 60 minutes by car or rail, depending on traffic/rush hour and destination. By car: 1 mile to #270/495 to DC, MD or VA 20 to 30+ min depending on destination. By bus & train, depending on destination; short walk to bus, then 15 min bus ride to Grosvenor Strathmore Metro or 10 min to White Flint Metro, then 25-90 minutes by Metro to DC, VA or MD depending on where, for ex, Smithsonian is about 40 min, Dulles Airport is 2+ hour with connections, Kennedy Center about 90 min, National Airport 60+ min. Guest access Please enjoy your bedroom and private bathroom and feel free to use the microwave to heat up food. No stove top cooking. You may take your meals in the kitchen but All of my guests seem to prefer eating in their room. Kindly honor the largely quiet main level where I work, write, meditate, etcetera so please take calls in private or use your headphones in your room if you going to be streaming or Zoom. Basement is rented out to a long-term tenant, and therefore the basement and laundry are off-limits along with MBR, office, and powder room. During your stay While I am busy, I'm here to help with anything and dedicated to making your stay wonderful and comfortable. Always let me know if you need something or if there are any issues or questions as I can't help if I don't know. I apologize that I generally do not have the bandwidth or time for long conversations but am happy for brief chats. I generally save evenings to relax with a movie and prefer not to be interrupted unless you need me. Other things to note Do not park in reserved spots, rather, park in any UNMARKED, UNRESERVED spot (bring valuables inside) and lock car. All spots in FRONT OF HOUSE are RESERVED for owners. "Not even for a minute..." Take Lyft, not Uber since Uber gets lost. Temperature: In cold weather, I turn down the heat slightly at night but you will be cozy with your choice of blankets or comforter. I will do my best to make sure you are comfortable. Turn off lights, air purifier and fans (ceiling fan is governed by the ceiling cord not light switch and overhead light is the reverse) when you leave. Do not lock your window please. Soft close front doors and your doors: In keeping with this meditative space, please be mindful of noise and otherwise gently, softly close doors. Calls: Very quiet, almost whispered voice during calls. I sincerely appreciate your thoughtfulness and extreme quiet coming and going especially outside of hours and observing the doors and lights policy (soft close, lock up, turn off) during (quiet time 10 pm to 8 am) when you're home late at night. Summer/spring: Please note some Friday nights the upscale mall next door has music and singing till 10 pm. The private HOA pool (closed fall and winter) is on the street directly behind our houses so after 10:30 am you may hear a few kids swimming but it is nothing like a large community pool, it's a private pool. Otherwise neighborhood noise levels: typical of well-kept communities, you may hear an occasional lawn mower, leaf blower, delivery / trash / recycle trucks. We are a mile from #495 so you will hear muted, soft roar of traffic but mostly songs of birds.
