The private guest suite is in our newly remodeled, earthquake retrofit lower level with a separate entrance at the back of the house. The kitchenette includes: microwave, hot water kettle, mini refrig, plates and utensils. An Instant Pot is available upon request. We are located on a quiet family friendly street, but with quick access to the rest of the city. Walking distance to restaurants, 2 parks, groceries and bus or Max train downtown or to the airport. The space It's a great spot for a couple or family that doesn't mind close quarters. In addition to the Queen size bed, we have an Ikea pull out bed (the Friheten) with a memory foam top pad--it's a little smaller than a queen, could fit two cozy adults or two youth easily. Amenities include: radiant floor heat, bathroom with shower, kitchenette, comfy sitting area with internet TV (Amazon, YouTube TV, and Netflix), use of the backyard in nice weather and a closet of kids toys. Clothes washer and drier are in the unit and available for you to use. We may be home during your stay or we may be out of town. If we are home you will hear footsteps, some voices and the occasional toilet flushing. We will not have dance parties, but you will likely hear some activity coming from the main floor. We will always do our best to minimize noise between 10pm and 7am. We also have a dog who uses that backyard frequently. She friendly, but timid, and sometimes barks at people she doesn’t know. Please let us know if you are not a dog person and we will make sure to limit her backyard time or can arrange a meet and greet to make sure everyone is comfortable. Guest access Access to the space is through the back yard via the pathway along the north side of the house, NOT along the neighbors driveway to the south. Please be respectful of our very close neighbors and keep voices low when walking between the houses. We have some lighting down this pathway, but you may also want to use the light on your phone at night so you don't trip on something. The code to the door will be made available to you prior to your arrival. Please leave shoes on the landing as you enter the back door, especially in the rainy season. Thank you! Other things to note The radiant floor heat works really well, though if you find it's too warm be prepared that it may take half a day to respond. It usually stays at an even 71. The lower level plumbing all goes through a sewer ejection pump in the storage room which is locked. When the pump tank fills after a few flushes or showers, etc, you will hear it pump the "stuff" up and out of the house. Don't be alarmed. Instead, celebrate this miracle of physics. DO NOT PUT ANYTHING OTHER THAN TOILET PAPER, POOP AND PEE IN THE TOILET. The pump can get clogged and you will be charged for the repair! Registration Details 17-122472-000-00-HO
