This private, open-concept studio retreat is designed for couples or small groups seeking quiet, comfort, and a true rural escape — featuring an indoor hot tub, pond and mountain views, and optional outdoor sauna. Whether you’re here to ski, hike, bike, or simply slow down, this is your place to reset. The space 💻 Work + Location The studio is well-suited for working remotely with fast fiber optic internet — ideal for video calls, streaming, and staying connected. • Sugarbush — 8 miles (12 min) • Mad River Glen — 15 miles (20 min) • Bolton Valley — 28 miles (30 min) • Stowe — 35 miles (45 min) • Killington — 45 miles (1 hour) ⸻ 🌞 The Space Our sun-filled studio is designed to help you unwind, create, and reconnect. • Fully equipped kitchen for cooking Vermont fare • Bathroom with slate shower and soaking tub • Open living space with pond and mountain views • Elevated deck overlooking a swimming pond and undeveloped ridge Step outside to: • Explore 20 acres of woods and fields • Visit chickens and seasonal livestock (sheep or pigs) • Enjoy bonfires, starry skies, and total quiet ⸻ ♨️ Indoor Spa Room The sunroom is a guest favorite — featuring: • Radiant heated floors • Indoor hot tub • Wet bar • Private bathroom It’s a space to fully relax after a day outside. ⸻ 🎿 Mudroom + Gear Setup A proper Vermont mudroom makes all the difference: • Space to dry gear and reset between adventures • Covered porch for skis, bikes, and equipment • Direct access for year-round use In winter, when conditions allow: • Pond skating • Groomed XC ski track on property ⸻ 🛏️ Sleeping • 1 Queen bed • 1 Full pull-out couch • 1 Single pull-out couch Open studio layout — no separate bedrooms Best suited for couples, small families, or close friends. ⸻ 🌱 Farm Experience This is a working farm — depending on the season, you may see: • Chickens • Sheep or pigs • Yarno, our friendly farm cat • Bodhi and Oumi, Two dogs who may come say hello Available seasonally: • Fresh eggs • Frozen cider • Home grown Pork • Garden vegetables • Flowers and lambskins We often start guests off with eggs, coffee, and flowers when available. ⸻ ☀️ Sustainability The farm is fully solar powered, and we aim to operate thoughtfully and sustainably. Guest access 🏡 Layout + Privacy The studio suite — with its own kitchen, two floors, and two bathrooms — is your own private getaway. It is attached to the owner’s home, but designed for privacy: • Separate living space • Limited interaction (happy to say hello, but no obligation!) • Shared driveway The mudroom/foyer acts as a buffer space between the studio and the main home. Homeowners may occasionally pass through this area to access firewood or tools. ⸻ ♨️ Indoor Spa Room (Included) The indoor spa room is included and exclusively yours during your stay. • Indoor hot tub • Radiant heated floors • Private bathroom (shower + toilet) • Views out to the property and mountains A perfect place to relax after a day outside. ⸻ 🔥 Outdoor Sauna (Optional) A traditional outdoor sauna is available as an add-on: • $15/hour • Located next to the spring-fed pond (great for cold plunges) • We’ll coordinate timing and provide instructions ⸻ 🌲 Land + Farm Experience Guests are welcome to enjoy the property: • Pastures, woods, and spring-fed pond • Swimming, wandering, XC skiing, and skating (conditions dependent) This is a working farm, so you may see us: • Growing food • Raising animals • Working around the property Depending on the season, you may encounter: • Chickens • Sheep or pigs • Electric fencing (please respect boundaries) We often have farm goods available: • Eggs, flowers, cider, and grass-fed lamb ⸻ 🐕 Animals on Property We share the property with: • Two friendly dogs (Bodhi and Oumi) • A farm cat (Yarno) The dogs may greet you and even join you for walks. 👉 Important: Pets are not allowed inside the studio (for allergy reasons), though they may try — please gently keep them out. ⸻ 🔇 Sound + Structure The studio is located above the owner’s garage and is well insulated. • Visual and sound privacy is strong • You may occasionally hear light activity from the property. Other things to note 🌱 Sustainability + House Notes We’re an environmentally minded household and aim to operate thoughtfully and simply. We ask guests to: • Use only what you need • Turn down the Nest thermostat when leaving • Turn off lights when not in use • Separate recycling and use the countertop compost pail We use natural, generally scent-free cleaning products and detergents. ⸻ 📺 Entertainment • 60” Smart TV for streaming • Apps available (Netflix, Amazon, HBO, etc. — bring your logins) ⸻ ♨️ Hot Tub Guidelines (Please Read) The hot tub is filled with natural spring water, maintained with minimal chemicals for a clean, comfortable experience. To keep the water fresh for you and future guests: 👉 Shower before entering — every time (A private shower is located in the hot tub room for convenience) 👉 Rinse bathing suits to remove soaps and detergents For longer stays, we may perform light maintenance to ensure water quality. ⸻ ⚠️ Important If the hot tub water becomes unusable due to lack of showering or contamination, a $250 drain/refill fee will apply. This is a time- and energy-intensive process and can impact the next guest’s experience. ⸻ 🔄 Optional Water Refresh If you’d prefer a fresh refill prior to arrival, we’re happy to accommodate: • $250 fee • 2 days’ notice required Otherwise, the tub will be clean, balanced, and hot for your arrival.
