The cottage is located about 3/4 hours from GTA, 18 minutes from Callander, 25 minutes from North Bay, and 5 minutes from the Young SouthShore center/liquor store. The space This 4-season 2,000 sq. ft. executive cottage has been designed for relaxation, comfort and privacy. Cottage has great deal of rustic appeal offering open concept living, dining, and entertaining space, all while enjoying a million $ view of Lake Nipissing. The living and dining room areas are ideal for entertaining and family get together. The living room has a sectional 6 pieces couch with 65" flat screen Smart TV, and DVD Player. On rainy days you can enjoy watching movie together using Netflix or blue ray / DVD collection provided for you or play Dart Board, Nintendo Switch, Wii, and board games. Expansive 2 acres flat grassy lawns, composite deck, cedar dock and beach provide excellent play space for kids and games. Rocky View Cottage has three bedrooms on the main level - master bedroom (1 King bed), middle bedroom (1 Queen bed), and one back bedroom (1 Queen bed). There are extra blankets and pillows in the wardrobe in the master bedroom. There are 2 washrooms in the cottage - 4-piece washroom and 3-piece washroom. 1 twin guest bed stored in the garage and one in back bedroom for registered guests staying overnight. Lake Nipissing is the great place for the water sports, including Kayaking, Jet Skiing, Boating, Paddleboarding, Fishing (catching walleye, pike, muskie, perch and bass), and snowmobiling! *Please note no RV(s) and tent(s) are allowed on the property. You will also find 1 double pullout sofa bed in the living room, 1 twin guest bed in the garage, and 1 in middle bedroom, which is suitable for registered guests staying overnight. There are 2 washrooms in the cottage - 4-piece washroom and 3-piece washroom. Linens & Laundry: The bedrooms at Rocky View Cottage are equipped with pillows for all beds. Sheets, towels, dish towels, and paper towels provided. There are washer and dryer in the cottage. Iron & Iron Board: Stored in master bedroom’s wardrobe. Kitchen and dining: Toaster, Microwave, Coffee Maker (coffee k-cup pods included in your stay), Stove, Oven, Refrigerator, Dishwasher, Dishes, and Utensils. SodaStream: Extra SodaStream 60L carbonator can be found in the bar cabinet, beside mini refrigerator. Used SodaStrem 60L carbonator will be refiled for next visitors. TV, Video & Music: Rocky View Cottage is equipped with a 65” Samsung 4k Smart TV (living room) and 55” Samsung 4k Smart TV (master bedroom), Blu-ray / DVD player, Nintendo switch and Wii. You may wish to bring movies with you, or you can rent them at the video store in North Bay. To rent, you will need to set up an account with requires picture ID and a major credit card. Bell satellite (Good Package) and Netflix is also available. Netflix username and password can be found on the booklet. Kids ZONE: Cottage is equipped with baby 3 in 1 highchair stored in the backroom closet and variety of kids toys can be found in the middle-room and garage. Manuals for Bumper Cars, Power Boat, can be found inside hard copy of the booklet. Telephone & Internet: The cottage is not equipped with a telephone. Cell phone signal is available around the property. Wi-Fi calling can be set up for calls/texts through Wi-Fi. Internet username and password will be provided 3 days before check-in date. Air Conditioning / Heating: Rocky View Cottage is equipped with air conditioning and a forced air propane furnace that is controlled by the digital ComfortNet. Woodstove can be used to supplement heat, if desired. Water & Septic System: The water for the cottage is well driven from the land and filtered thru Culligan high-efficient, filiation and UV light systems installed in November 2018 to clean & purify the water. Although it is suitable for drinking, it is advised that you use bottled water for drinking and cooking. For your convenience, a water cooler has been provided with 18.9 liter that fits standard water cooler bottles. Because the water is pumped from the lake, pressure may vary depending on how many taps are open at the same time or the amount of sediment in the filter system. Cottage sewage is handled by a septic system which is not as robust as the municipal sewage network encountered in the city. Be aware that the system will back up if any other material if flushed away – this includes diapers, tampons and other sanitary products, Q-tips, cotton wool balls and condoms. Blockages are very expensive and difficult to rectify as well as being extremely inconvenient for you; if blockages do occur due to flushing any of these items, you will be charged the cost of the having it repaired. Watercraft, Swimming & Boating: Rocky View Cottage is outfitted with 2 kayaks for adults (10-ft), 2 kayaks for kids (6-ft), 2 persons canoe (14.6-ft), pedal boat (5 seats), and paddle board all are stored in the garage. There are numerous life jackets in the garage (2 small, 1 medium, 2 large, 1 X-large sizes). Please ensure you are bringing life jackets for kids. Life jackets must be always worn by all occupants of all watercrafts. Please make sure all watercraft is pulled out of the water after each usage. Power boats and Ski-Doos are available for rent at Harper's Marina and Dock Shop in Callander town. The waterfront at Rocky View Cottage includes dock and waterfront decking good for sunbathing and swimming. Swimming at the cottage is optimal from early July to the end of September. There are a few weedy spots here and there farther out, but area around the cottage is clear and generally OK for swimming. There is a shallow entry to the left of the dock suitable for wading in or children. Please remember that drinking & swimming/ boating do not mix. Ontario Provincial Police patrol the lake very regularly by boat day and night to ensure complete compliance of the law. You will lose you drivers licence if you have open alcohol or are intoxicated while on the water. THE USE OF ANY WATERCRAFT OR SWIMMING IN THE LAKE BY ANY MEMBER OF THE RENTAL GROUP, INCLUDING VISITORS, IS ENTIRELY AT THEIR OWN RISK. Fishing: Fishing in the lake Nipissing is excellent. You will need to check with local authorities about permit information and date restrictions. Please feel free to use the fishing rods & tackle in the garage, but please replace what you lose or damage. Worms are available in Young South-Shore local store. You can catch large mouth bass, small mouth bass, sheepshead, perch, catfish, pike, walleye, and musky. If no fish are biting off the dock, there is one other shore spot close by you can try! Go all the way down to sunset cove road and take a right, then turn left on Sandy Bay Road and follow the road all the way to the end and fish there! I find the best ways to catch fish in these areas is using a ¼ or 3/8-ounce jig head with a twister tail attached to it and use it by slowly retrieving and jigging. Various colourful spoons work really well. As well as different kinds of swimbaits. Live bait is always a good option (worms, and minnows). I personally like attaching a big minnow in these areas and seeing what bites! Good luck fishing! Bicycling: Rocky View Cottage is equipped with 1 bike for man, 1 for woman, 3 for teens, 2 for kids. Please ensure you are bringing helmets with you if you or your kids are planning to bike. Hot Tub: Rocky View Cottage is equipped with a 6-person jetted hot tub on the deck to the side of the patio overlooking the lake. It is essential that you follow all safety and care instructions. WARNING: During pregnancy limit use is 10 minutes at a time, soaking in hot water may cause damage to the fetus. There is a simple keypad on the tub to control jets, temperature, and the underwater light. An instruction booklet is in the binder on the bar table. Please note that pressing a combination of buttons at the same time will activate a programming mode that is very complicated to navigate out of. If the presets are altered you will be charged the cost of having the technician visit to reset it, so please read the instructions before using the tub. The spa is “shocked” with cleaning chemical prior to your arrival to ensure that the water is completely clean & hygienic, and daily amounts of bromine are released into the water via the floater. Please do not remove the floater from the tub - it's required to keep the water clean. It is essential that the cover MUST be replaced when you are not using the tub. Children, pets and animals could fall in and drown. The cover also acts as an insulator to keep the water from losing heat and evaporation. The tub holds 1,500 litres of water and takes several hours to reheat if the cover is left off for extended periods of time, so please take a moment to slide the cover back on when not in use to ensure that your time is spent enjoying the spa and not waiting for the water to reheat. Note that as a result or evaporating steam, splashing and regular use, you may experience a diminished water level after a few days. If this happens, water may be added from the hose at the side of the cottage to refill the tub to the marked water line. Pets: Pets are more then welcome at Rocky View Cottage, but extra care does need to be taken to ensure that they are properly cleaned up after. Please keep pets off the furniture and beds, and make sure that any “accidents” are thoroughly cleaned up and disinfected immediately. Remember to walk the lot when before you depart and pick up any “doggie surprises”. Dispose of these with the household waste. There is a Callander Animal Hospital located at 1878 Hwy 94 that can deal with animal emergencies. BBQ: If you run out of propane while at the cottage, please switch the empty tank with a full one left in garage or refill at the gas station in town and email us the receipt for reimbursement. Outdoor Fires: There is an outdoor firepit in front of the cottage, which was constructed to handle small, well-contained fires. Firewood and kindling are available at many stores in Callander / Gas Stations and Young South-Shore convenience store. Please make sure the fire is completely out before going to bed and keep a pail of water handy while burning. All local regulations regarding fire bans based on weather conditions must be respected. Please respect the serenity of our neighbours in the evenings and keep noise to a minimum, not all neighbours will give you the benefit of a friendly visit before calling the police for noise violations or excessively large fires. Remember that noise travels great distances over the water. 4 Muskoka chairs are outside, beside fire pit. Note 6 camping chairs can be found in the garage, if you would need more. Wildlife: While bears are rare, but they are in and around the Callander and Nipissing area. Please make sure that all garbage and waste is secured in the bins in the garage with the garage door closed and that you do not leave food on the BBQ overnight. Garbage Disposal & Recycling: You can move garbage bags to the garbage containers and recycling items to the blue recycling boxes located in the garage. Clear garbage bags provided. Over Occupancy & Eviction: For safety, liability, and your comfort we have specifically asked that you list all guests, both overnight and daytime, ahead of time in the rental agreement. Because our homeowner’s policy does not provide coverage if the cottage is deemed to be over occupied it is important that this is adhered to. All overnight guests and daytime visitors (including children) must be listed and signed on the rental contract. Last minute changes are acceptable but must be approved by us in advance, and we must receive amended & signed paperwork prior to the start of the rental. No camping is allowed whatsoever. Additionally, please keep in mind that the facilities at the cottage are designed to suit a limited number of people and that over occupying the property will result in a failure of the septic system, for which you will be charged. For these reasons, we reserve the right to check occupancy during your stay to confirm that only the people listed in the rental agreement are present on the property. If over occupancy is discovered, the entire group will be asked to leave immediately and your damage deposit will be wholly forfeited, notwithstanding any other damage charges you may be liable for resulting from the over occupancy. Eating Out & Groceries: Callander and North Bay are the home to several great little restaurants that range greatly in price & offerings. Groceries can be purchased at the Foodland in Callander, which has all the amenities of a regular grocery store. There is also small Young South-Shore convenience store and LCBO Center (2536 Highway 654 West, Callander, Ontario P0H 1H0), store is about 5km from the cottage. They have food, smokes, fishing gear, items for the boat, and unique gifts and souvenirs. Emergencies: The municipal address for the cottage is 105 Rocky Shore Drive Callander ON; Emergency # for the property is 90-10191. The closest hospital is in North Bay about 30 minutes from the cottage. North Bay Regional Health Center address is 50 College Dr, open 24 hours. There is both a pharmacy & a walk-in clinic in town. If you need to leave the cottage to return home in an emergency, please call us ASAP and let us know so we can make arrangements to have the cottage closed up on your behalf. Winter Rentals: Rocky View cottage is fully winterized and open year-round. See The "Water & Septic" section for information on the winter water supply, and the "Air Conditioning / Heating" section for information on the operation of the heating system. The hot tub remains open year-round.
