Groom Quarters A Sleeps 3

Happy Acres Ranch is close to Rainbow River for swimming & canoeing. We are not a dude ranch. We are a working horse ranch. Green grass and horses dot the landscape on 30 acres. Happy Acres is good for families (with kids), business travelers, and small pets. We take one small dog 10 to 15 pounds. Please check with host for pet rules & any exceptions to our policy as to the # of pets. Please notify host if you plan to bring a pet. The space Groom's Quarters A is located in Barn A, right among the horses. If you love horses, you will love this space. Go tubing down the Rainbow River 6 miles away. The room size 12'X 12" has two twin beds (can sleep 2) and a fold out futon couch (can sleep 1), A/C, heat, mini refrigerator, coffee machine, Satellite TV. The bathroom and shower are shared with Groom's Quarter B, and other ranch guests and is located in a separate room just next to the room WIFI The WIFI service provided by this host has become a complicated service to explain to our prospective guests. Those guests who know about WIFI and how it works will understand our WIFI service better than a novice. Anyway, our ranch is limited as to what we can provide and that is just the simple email part of the WIFI system and not some of the other options that are available from different providers in the city, such as streaming movies and downloading large files like pictures and videos. Our WIFI signal comes from AT&T. When we first started it was DSL cable. AT&T was having a nightmare repairing the cable because there is so much ground to cover in the country where we are. So back in October 2021 AT&T eliminated the DSL and now provide broad ban cellular service. Our WIFI is AT&T broad ban cellular service. Our download megabits are 4 and our upload is 1 to keep it strong enough for email only. This strength will not allow you to stream or look at videos on U tube. However, for movies we have satellite Direct TV. Remember the equipment you use (YOUR PHONE & SERVICE PROVIDER) has a lot to do with your success with any WIFI system. The WIFI works for me all day most every day. It is not intended however to down load large files, Videos and pictures. So, if you plan to come to the ranch with that in mind, then we are probably not for you. When we say WIFI we mean for email and not streaming large files etc. Also please remember that if you are staying in one of our campers here at the ranch that the metal veneer on the exterior will repel the signal on occasion and you will need to step outside. Guest access Guests are able to walk around the ranch as they please. Please do not enter stalls or pastures. Please do not touch horses without a ranch employee present. Ranch is located in a quiet equestrian neighborhood. Kids may bring their bikes and ride around the property. During your stay The farm manager, Sandy or owner Jim can answer any questions you may have. Other things to note Pets: We take one dog up to 15 pounds. All pets must be on a leash when outside 8 feet max & controlled by an adult. If left alone you must provide a cage to keep them off the furniture.
