Two home compound on Lake Champlain, house & barn

Our home, together with an adjacent remodeled post & beam “barn” work seamlessly together, but are entirely separate. The space Magical" upstairs bedrooms in each with queen beds. Each also has its own separate downstairs room with very upscale folding beds (queen and full). Vermont Castings fireplace. Comfortable living rooms. Dining room with eight person table and wrap-around windows. Bathroom with shower. Bathroom with clawfoot tub. Outdoor shower with hot water (and views!). Full kitchen in house with local Vermont slate countertops; minor cooking in barn (small fridge, microwave, 2-burner hotplate, steamer for rice & veggies, toaster, coffee maker). House has a private elevated deck off of the bedroom. Outside grill & outside sink. Massive patio with house and intimate patio with barn. Nooks and crannies along the lake. Bring binocs if you are a birder. 25 acres of forested land. Directly on Lake Champlain with easy (seasonal fluctuations) small boat access. Kayaks welcome. A PERFECT WRITERS RETREAT, WITH OUR NESTING OSPREYS FOR COMPANY. We are the southernmost full-season house on the lake in Vermont and look directly across into the Adirondacks. No public lake access in this southern part of Lake Champlain, except for a few small boat launches. Due to zoning restrictions, the barn does not have a "kitchen," but a small kitchenette with all you may require to prepare your basic meals. Washer and Dryer in the main house. Together, these homes feature considerable local craftsmanship, and have used locally milled lumber and slate whenever possible, including 150 year old refurbished slate tiles on the roof of the barn. Whichever one you choose to sleep in, you will feel lucky! Guest access An evocative place. We have hiking trails on the property, and a small secret waterfall ALL to yourselves! Guests have seen moose, bear, deer, and an assortment of smaller mammals including both species of local fox. Raptors, waders, waterfowl, and other birds abound. With canals of both ends of Lake Champlain, connecting it to the St. Lawrence Seaway and the Hudson River, guests occasionally see interesting boats glide past, on their way from Canada to the Caribbean. Other things to note AT EXTREME LOW LAKE LEVELS, THERE IS SOME MUD TO WADE THRU TO LAUNCH A CANOE OR KAYAK
