The space The Inn at Indian Orchards Farm is a historic 1794 Stonehouse with an attached stone patio in the middle of a 35 acre working orchard that overlooks a gorgeous, fresh water pond. The home features 3 stories and 2 original stone fireplaces fueled by propane for ease of use. Excellent heating and air conditioning throughout the home, always providing you with a comfortable stay. The main level consists of a fully stocked kitchen, full bathroom (for convenience and handicap accessible), and a living room with a pullout queen sofa bed in front of a charming stone gas fireplace. The second level hosts two beds – a queen on the left and a full on the right, divided by a beautiful stone fireplace, each with their own bureau. The master bedroom on the upper level features a picture window overlooking the pond and manicured grounds. The king suite hosts a free standing soaking tub, separate 2 person shower and a separate, private bathroom with a wall mounted TV and electric fireplace. We have 4 twin size beds that can be added for an additional fee to be used for any additional guests. For more information about additional guests, please refer to the section, “Other Details to Note.” We have an “additional services” form that offers hayrides, outdoor firepit rentals, sliced apple trays, and much more!!! The use of the stone patio IS NOT included in your rental. Guests will have access to property and grounds for walking, hiking trails, & enjoying the fresh water pond for fishing. Bring your own fishing poles & supplies. The canoe has 2 paddles inside of it, however no one under the age of 18 may use the canoe. There is a special waiver that must be signed if you choose to use the canoe so please let us know if this is something you are interested in for your stay. The pond IS NOT for ice skating. Fishing ONLY & full use of the grill for your catch…as our farmhouse retreat is located on property with a natural spring so chemical free fish living in our pond waters – ENJOY!! Guest access Please note that the stone patio is not included with the Stone House rental. If you are interested in hosting family gatherings, celebrations, or special events onsite, please contact the host directly for availability, pricing, and event accommodations. Any locked rooms, storage areas, or restricted spaces on the property are strictly prohibited from guest access. Inn guests are welcome to enjoy the property grounds for walking, hiking, and relaxation. For safety, please avoid areas containing farm equipment and the firewood processing area. Smoking is prohibited near the historic 200-year-old barn and is permitted only in designated areas near the Stone House. The full bathroom on the lower level of the Inn is handicap accessible. Other things to note Pet Policy At the Inn at Indian Orchards, we’re happy to welcome well-behaved four-legged family members — we have plenty of our own here on the farm! Because this is a working orchard, all pets must be approved in advance. Please contact us before booking so we can review our pet guidelines, discuss any applicable rules, and confirm that your pet is a good fit for the property. Pet fees are $25 per pet, per day, with a $75 minimum for weekend stays. Guests planning extended stays are encouraged to reach out directly beforehand so we can discuss possible discounts and help minimize costs. We also ask that guests clean up after their pets during their stay, just as we do with ours. Any additional cleaning or damages related to pets may result in extra charges through Airbnb after checkout. Additional Guests & Visitors Per Airbnb policy, all guests staying at or visiting the property must be included on the reservation. If you plan to have visitors during your stay, please notify us in writing ahead of time with the details of the visit. Depending on the number of visitors and the duration of their stay, additional fees may apply. The Inn at Indian Orchards comfortably accommodates up to 5 guests. Any guests above this limit will incur an additional charge of $30 per person, per night. Overnight visitors who are not included on the Airbnb reservation will be charged $25 per person, per night. Advance notice allows us to properly prepare the home for everyone’s comfort, including providing extra linens, towels, pillows, bedding, and additional housekeeping support to ensure all guests have an excellent stay. Long-Term Stays We gladly welcome long-term stays at the Inn at Indian Orchards. If you are planning an extended visit, please contact us directly to discuss potential discounts and any additional accommodations we can provide to make your stay as comfortable and convenient as possible. Utility Usage & Propane Fireplaces We ask guests to use heating, cooling, and propane systems responsibly during their stay, with the same care they would use in their own home. Utility usage can increase significantly during peak winter and summer months, particularly with propane fireplaces and HVAC systems. We reserve the right to charge for utility usage deemed excessive during a stay. Propane levels are monitored at check-in and check-out. If you have any questions about operating the fireplaces, heating, or cooling systems, we are happy to discuss them with you before or during your visit.
