Other things to note AIR BNB POLICY AND PROCEDURES FOR CHESHIRE RIO REALTY & PROPERTY MANAGEMENT - 2026 TENANTS WILL BE CHARGED FOR LOST KEYS, PERMITS, PASSES OR REMOTES KEYS: No keys will be issued to anyone under the age of 25 NO FIREWORKS: Fireworks are illegal and use of them will result in eviction from property and forfeiture of your deposit CHECK-IN: Check-in time is 3:00 PM at the Cheshire Office. Please call the office to make arrangements for key pick-up after 4:30 CHECK-OUT: Check-out time is 10:00 AM at the Cheshire office. Please return all keys/passes/remotes to the Cheshire Rio office. (There is a $25.00 per quarter-hour charge for check-outs after 10:00 AM. On back to back reservations) ALL UNITS ARE NON SMOKING; If you must smoke, please do so outside with the doors and windows closed. Smoking in the properties, or evidence of smoke in the properties will result in EXTRA CHARGES. NO PETS ALLOWED, except in designated properties. Violation of the pet rules may result in EXTRA CHARGES DUAL RESERVATION NOTICE: If a tenant creates two simultaneous reservations -one home being ‘on beach/ in our ‘private gated communities’ and the second being ‘off-beach’- we reserve the right to cancel either or both reservations. Please inquiry further about this policy. WIFI, CABLE, PGE RECEPTION IS NOT GUARENTEED BY CHESHIRE RIO REALTY. Refunds are not normally given if these services are interrupted during your stay by the service provider. CLEANING: All of our homes are professionally cleaned prior to your arrival. Should you feel the home needs more cleaning upon arrival, please call us immediately and we will do our best to send housekeeping back in. TRASH: All trash must be bagged and kept inside a closed trash container and placed in the outside trash can upon departure. Excessive trash can result in extra charges. Please call office for removal of excess trash. We offer extra trash pickup on Saturdays from Memorial Day through the second week of August. Parking: 200 block of Beach drive has off street parking only----Homes in gated communities require parking permits or gate passes WHAT TO BRING: We supply 2 rolls of toilet paper per bathroom, 1 roll of paper towels, dishwasher tabs, a sponge, hand soap, cleaning supplies, and some trash bags. Please note this is only a starter pack of supplies, if you are staying more than a weekend, we would recommend bringing extra. Please bring --- food storage bags, foil, laundry products, charcoal, firewood, condiments, spices, beach gear and beach towels, shower supplies. THERE WILL BE EXTRA CHARGES FOR OVER OCCUPANCY OF PROPERTY (PARTIES, LARGE GATHERINGS ETC) CHARGES START AT $100 PER DAY AND GO UP TO $500 PER DAY DEPENDING ON THE PROPERTY. LEGAL NOTICES: Cheshire does not own any rental property and undertakes to act only as agent for the owner. Cheshire cannot and does not assume any liability for loss, damage or injury to persons or property or any inconvenience arising from the rental. Cheshire does not act as insurer and is not liable for any loss, damage or inconvenience if the reserved accommodation is destroyed, damaged or sold. If owner furnishes outside help such as cleaners, gardeners, maintenance or other help, Cheshire assumes no liability of any kind for their performance or non-performance of duties or any acts or omissions on their part. Tenant agrees to inform Cheshire of any loss or damage which may occur to the property and agrees to be responsible for the inventory of all items which may be broken, damaged or missing and for all debts or charges incurred during occupancy, That the number of occupants shall not exceed the number of persons allowed per the occupancy agreement AND agree to occupy the property peacefully and abide by customary standards of acceptable behavior and to leave the property in good order at the end of their stay and acknowledges that the landlord of property, upon request will receive tenants phone numbers and address. SANTA CRUZ COUNTY NOISE ORDINANCE:---Tenant and all other occupants may be required to VACATE the premises and FORFEIT all rents: Using the unit for any illegal activity including but not limited to serving alcoholic beverages to persons under 21 years of age. Having more than the allowed number of persons occupy the property than is allowed per the occupancy agreement. Causing damage to premises or any neighboring property. Any act which interferes with neighbor's right to QUIET enjoyment of their property. County code sect: 8.30.010-mandates quiet hours between 10pm to 8am
