Our property abuts 72 acres of conservation land, providing endless opportunities to explore, relax, and unwind. Summer Fun: Enjoy swimming, fishing, kayaking, pedal boating, or floating on our private ½-acre freshwater pond. Lounge in one of four hammocks along the river, or gather around the granite fire pit on our river stone patio. Winter Adventure: We’re minutes from top ski resorts like Mount Sunapee, Pats Peak, and Ragged Mountain—perfect for skiing, snowboarding, and winter fun. Booking Details: • Summer stays: Friday-to-Friday, available for 1- or 2-week rentals. • Rest of the year: 3-night minimum stay. The House Spanning 2,500 sq. ft. across three levels, our home offers: ✔️ Four bedrooms & open loft with 2 beds(sleeps up to 10) ✔️ Three bathrooms ✔️ Two gas fireplaces & a wood stove ✔️ Well-equipped kitchen ✔️ Air-conditioned mini-splits throughout the home and one portable AC in 1 bedroom Sleeping Arrangements & Cooling • Top Floor: Queen bed with en-suite bathroom (AC Mini Split) • Loft: Two twin beds (AC Mini Split) Main Level: • Queen bed + sleeper sofa (AC Mini Split) • Queen bedroom (Freestanding AC unit ) • Lower Level: King bed (Fan- basement is very cool ) • Living/Dining Area: AC Mini Split for main level Important Notes • Security: One exterior security camera above the garage facing the driveway. • Stairs: Home is spread over three levels and may not be suitable for elderly guests. • Cell Service: Limited in the area, but Wi-Fi calling and texting work. • Nature: Expect local wildlife, including deer, foxes, turkeys, and even the occasional bear along with Insects like ants, wasps and mosquitoes. If you’re looking for a peaceful escape with outdoor adventure and year-round beauty, The Tartan Rabbit House is the perfect destination! Guest access Guests have full access to the main house, the pedal boat & kayak shed, main garage ( no parking inside) and the entire property, including the river and pond. Parking & Garage For safety reasons, parking in the garage is not allowed due to previous accidents by guests. The second garage is off-limits for owners only. Respect for Neighbors: We have neighbors directly behind us, so please be mindful of noise. No loud music on the deck after dark, please. Other things to note Important Information & House Policies • Weapons: Absolutely no shooting of any weapons on the property. We are located near other homes and conservation land, with public hiking trails just 50 yards from the house. • Security Camera: An Arlo security camera is positioned outside the main garage, monitoring the driveway and entrance for security purposes. • Cell Service Reminder: Signal reception is limited in this area. Please print your itinerary for directions before arriving. Connect to WiFi for calling and texting once at the house. Amenities Provided for You & Your Guests • Personal Care: All-natural shampoo, body soap, toilet paper, and hair dryers in every bathroom. • Fully Equipped Kitchen: • Regular drip coffee pot with filters (bring your coffee) • Keurig machine (bring your pods) • Two French presses and a coffee grinder • Microwave, toaster, two blenders and food processor. • All cooking essentials – pots, pans, utensils, plates, silverware, paper towels, etc. • Linens & Towels: • Bed linens, blankets, bath towels, washcloths, and summer swimming towels are provided. • Swimming towels are for outdoor use only—please do not take white bath towels outside. •.
