Enjoy 7 spectacular acres including lush gardens and trails to the creek, and a brand new 2000 sq ft deck. With a cozy, eclectic vibe that makes for a great getaway, Franklin House sits with no neighbors in site on 7 peaceful acres. An expansive new deck (Jan 2024) surrounds three sides of the home with entrances into the main living room and kitchen. The home has two living room areas, one with a fireplace, a charming breakfast nook, large custom dining tables in both the dining room and on the patio and the perfect vacation kitchen - well equipped and ready for meals you’ll prepare while looking out to a picture perfect country view. The master bedroom is large, with a private bathroom. Across the house are the other two bedrooms and the larger new bath with Japanese-style toilet. With your guests spread out in two wings, there’s plenty of space, but all on one floor, so getting together is a breeze. Each of the 3 bedrooms has been carefully assembled with 2 queen or 1 full sized beds and clean white linens. On the property, enjoy the tree swing or a walk down to the private creek. There is a fire pit in the yard and trails through the woods to explore. Our guests most appreciate the privacy. We are nearly half a mile from our neighbors down a long private drive off one of the prettiest country roads in the area. But we are close to everything cool - a long walk or short drive to Arrowwood Brewery, Westwind Orchard, Inness, and a quick stroll to Stonehills Farmhouse. It’s rural, but we have high-speed wifi with extension networks so the internet works very well around the house (able to host multiple zoom calls). New smart appliances have been installed in the brand new kitchen, central AC, and new bathrooms make the country oasis very modern. We have worked hard to create a haven for our guests that is both cozy and modern. Guests have full access to the house and 7 acres of land We are available by phone or text at and time during your stay The upscale Westwind Orchard and funky Arrowood Brewery are five minutes away, while Mohonk, Minnewaska State Park, and the charming villages of Stone Ridge, High Falls, Kerhonkson, and Rosendale are a short drive - or in 30 minutes you’ll find yourself in uber-hip Kingston or the psychadelic Woodstock Green. But we bet you’ll rarely want to leave the grounds of this relaxing, revitalizing oasis in the Rondout Valley. At the house, you can swing on the tree swing, walk to our private creek or play a game of croquet on the lawn. Bring your bicycles for some of the prettiest rides you can imagine, or take a drive up to the mountains and feel your anxieties melt away. The area is very LGBTQ friendly and a perfect place for kids of all ages - there’s a reason it’s being called the Upstate Hamptons - but so chill you won’t notice the celebrity sightings. It's easiest to drive to Accord - a car will also give you access to the surrounding restaurants and sites. There are also wifi equipped Trailways buses that leave from NYC every hour to Rosendale. The trip takes about an hour and a half and the address of the bus station is 1056 RT-213, Rosendale, NY 12472. You can also take the train to Poughkeepsie which is about a 45 min drive.
