Unlike hotels and management companies who often employ seasonal workers that are not as familiar with the town, with us you will receive a virtual packet with suggestions for activities, money saving discounts, restaurants and more....all from experienced owners. We have owned and rented for 20 years. Additionally, keep in mind there is a wide disparity among different units in terms of quality, upkeep and views. Why pay the same price for a view of another building when you can have the best there is to offer? When renting from hotels and management companies you will not know what kind of unit you are receiving even if you put in a special request. You can relax knowing that you will be staying in a reliable property with great views and location in town. We have partnered with a local management company in case of emergencies and they are available 24/7. LOCATION: Trails End - Unit 408 - Ski In/Ski Out One of the most sought after ski in/ski out locations in Breckenridge. Step outside your back door and you are right on the Silverthorne Ski Run and the 6 person Quick Silver chairlift. Less than a 5 minute walk to town and Main St. The Ski School (both adults and kids) are located next door at the Village at Breckenridge during ski season and child daycare is offered at the Beaver Run location less than a minute up the street. This condo is conveniently located next door to our Trails End #406 (1BR/1BA) and can also be rented. Click on my Host Photo to see my other properties. These two units are perfect for families or friends that want to travel together but may want separate accommodations. They are both located at the end of the hall and very private away from the general traffic. Each unit is the perfect size for a couple or small family. THE CONDO This is a 575 square foot 1 bedroom, 1 bath condo with a large balcony located on the 4th floor overlooking the ski mountains and beyond. The location makes this an ideal place to relax after a hard day of exploring. This is a true Ski In/Ski Out property during winter at the Base of Peak 9 and the Quick Silver Chairlift. Walking distance of 1 block to Main St with restaurants, grocery stores shopping and entertainment all accessible. ENTRY: There are custom built ski racks in our entry but recommend you take advantage of the ski storage in the lobby. LIVING ROOM Elegant alder wood crown molding surrounds the main room with a sliding door opening up to a large balcony overlooking Peaks 8 & 7 & 6 and up north toward town and Frisco from the 4th floor. New leather sofa with queen memory foam sleeper sofa. Stone encased electric fireplace, 46' smart flatscreen TV & cable. Enjoy various games, books and puzzles located in the uniquely designed TV stand. A round table with 2 dining chairs plus 2 barstools along the counter provide plenty of eating and seating space. KITCHEN Granite countertops and a fully equipped kitchen with everything you will need should you decide to stay in and cook. Stainless steel quiet Bosch dishwasher. Stainless steel stove and microwave. All the basics like a crock pot, Keurig with a few starter pods, regular coffee maker, utensils, blender, pots/pans, wine glasses, etc. * We do not leave food or guarantee storage supplies (foil, saran wrap). Please make sure you bring these if needed. BEDROOM One of the few units in Trails End with a KING size bed! Hypoallergenic memory foam mattress. Pillows all have anti allergenic covers. Enjoy watching TV from your bed on the 42 inch wall mounted flat screen TV. Another sliding door also opens up to the large spacious balcony where you can enjoy superb views of the mountains while lying in bed! BATHROOM Granite countertops, custom espresso cabinetry and decorative tiles. Brushed nickel Moen fixtures in this shower and bath combo. BALCONY Oversized covered balcony with 2 entrances and view overlooking the ski mountains, Ten Mile Range, the Town of Breck and north towards Frisco. FREE WiFi Download Speed 240 Mbps, Upload 6 Mbps OTHER ITEMS PROVIDED: Fans Heaters Humidifiers Hairdryer Coffee Basic Items (soaps, shampoos, conditioners, detergent, garbage bags, salt & pepper, etc). AMENITIES One indoor and one outdoor hot tub on site. Sauna on site. Guests can also enjoy the outdoor pool and indoor/outdoor hot tubs across the street at the Upper Village Pool. HOUSEKEEPING There is no daily housekeeping but if there is anything you need (maintenance, help if locked out, etc) our management company will provide those services to you. A midweek clean is required every 7 days if staying over 7 days at a charge of $84 and will be added after booking. If staying less than 7 days and want a midweek clean it is available for $84. Please let us know ahead of time. GARAGE PARKING (Free): One of the FEW condos in Trails End with a **Designated Private Parking Spot ** in the underground heated garage. It will stay safe, secure and snowless! We are allocated one specific spot. Garage entry height is Alternative Off Property Overnight Parking: Ice Skating Lot, 189 Boreas Pass Rd Airport Parking Lot, 1760 Airport Rd Once at the condo, unless you are driving somewhere for a specific activity, you will not have to worry about driving into town and finding parking. Everything is WALKING DISTANCE. In less than 5 minutes from leaving the unit you will be on Main Street and have access to the many shops, restaurants and entertainment. FREE SHUTTLE If you do not bring a car, our condo is on the Town of Breckenridge free shuttle route for easy access around town and beyond. Otherwise, most everything you immediately need is within walking distance. WASHER/DRYER: There are washers and dryers on our floor (4th) & 6th. Operated through an app linked to your credit card. No coins needed. ADULT & CHILD SKI SCHOOLl: Located next door at the Village at Breckenridge complex. CHILDCARE Located at Beaver Run Resort less than a minute up the road EQUIPMENT RENTALl: Several locations are next to the condo for ski and snowboard rental. Any Additional Fees? Housekeeping $165 There is no daily housekeeping. If you would like additional cleans during your stay, the cost is $84 for each clean requested. Tax of 12.275% is included in the quoted rate. Important Things to Note: We at BreckCondoWithAView do not charge any Resort Fees. Sorry, No Pets or Smoking of any kind allowed. No AC but rarely needed. Minimum Rental Age 21. Valid Government issued ID required at time of check in. Our management company for key pick up is off site about 5 minutes from the condo. When checking out, keys may be left in the room. We have partnered with Summit Express Shuttle service and the local grocery store to receive discounts and guests will receive information in the Booking Packet that is emailed. * If you do not see a confirmation and arrival email/text after booking within 24 hours from PMI Breck Property Management as well as Tanya Kogan please check your JUNK/SPAM Folder. Reservations are not guaranteed until confirmation back from us. ACTIVITIES: Winter: Skiing, Nordic Center, snow shoeing, dog sledding, snowmobiling, horse drawn dinner sleigh rides, ice skating, snow tubing, sledding at Carter Park. Breckenridge Recreation Center for indoor rock climbing and many other activities. Summer: Hiking, biking (bike trail along Blue River begins outside unit), horseback riding, swimming, sailing, kayaking, rafting (nearby), tennis, Greg Norman designed golf course, museums & many other activities. Seasonal Updates: (Dates subject to change) Peak 9 usually closes Quick Silver Lift mid April 2024 After this date we will not be a ski in/out property however the remainder of the ski season Peak 7/8 remain open and will be accessible via free local bus or gondola. Quick Silver lift will reopen the week of Thanksgiving 2023 (date subject to ski conditions). The hot tub/lobby area will undergo renovation late spring/summer 2025. Although we are not on the side of the renovations there will be potential for noise and activity during the day. During this period we are extending a 15% discount on all bookings which will already be reflected in the rate shown. Guests will still have access to hot tubs and heated outdoor pool across the street at the Upper Village Pool complex. Peak 9 closes Quick Silver Lift mid to late April. After this date we will not be a ski in/out property however the remainder of the ski season Peak ⅞ and sometimes 6 remain open and will be accessible via free local shuttle or gondola. Quick Silver lift will reopen the week of Thanksgiving (date subject to ski conditions). Every attempt is made to provide you with accurate booking and cancellation information. If a conflict exists between the information provided by Third Party booking platforms and BreckCondoWithAView LLC the terms of BreckCondoWithAView LLC booking and cancellation agreement will govern. Guest access All Other things to note Please review the terms of our Rental Agreement. This Rental Agreement is made and effective between BreckCondoWithAView LLC (BCWAV)) and Guest. Policies: Guest must be a minimum age of 21 to rent this property. The guests name on the reservation must be an occupant of the unit during the entire reserved time period. A valid Driver's License or government issued photo ID is required at time of check in. Guest may not exceed the maximum occupancy of BCWAV at any time. The property owner maintains a rental condominium insurance policy. In the event of any damages attributable to the renter or renter's guest during the renter's stay, the renter agrees to pay for damages or for the property owner's insurance deductible up to $1000, which will be charged to renter's credit card on file. Cancellation Terms: Per airbnb policy. No shows, late arrivals and early departures are charged the entire amount for the reserved stay. Travel Insurance is recommended. Failure to make any payments due will jeopardize your reservation and could cause cancellation without notice at the discretion of BCWAV. Check-in/Check-out: All parties shall check-in directly at the property rented. A Lock Box code/Digital Key/Door Code will be texted 1 day prior to arrival from our management company, PMI Breck. Please confirm the phone number provided can accepts texts. Early check in's and late check outs must be approved first. If the unit is available, they will be happy to check your party in at an earlier time. Late check-outs are subject to an additional night's charge or late check out fee. If necessary, for your convenience, PMI has luggage storage available for a fee. Some properties have onsite storage lockers. Travel Insurance: Unfortunately, unforeseen circumstances do arise that can cancel or interrupt your travel plans. We STRONGLY encourage you to consider purchasing Travel Insurance. It includes cancellation/interruption, medical and baggage coverage...and most importantly, peace of mind. Breckenridge is a high alpine environment and in order to ski, you need snow. Especially during ski season, delays due to weather are the most common reason for missed days and unfortunately not refundable. Insurance will cover you for this. Travel Insurance is available. Travel Insurance must be purchased 30 days prior to your arrival if you choose to have the insurance. For additional travel insurance coverage information, please contact iTravelInsured. Parking: One parking space per unit. Parties with more than one vehicle may be required to park off-site. Prior arrangements are suggested. No Smoking and No Pets: All properties are no smoking and cannabis smoke free. Pets of any kind are not permitted at any property due to HOA Rules and owner allergies. A minimum charge of $500 will be charged to your credit card for failure to comply with these conditions. Keys: To avoid a lost key charge of $50, please leave all keys and garage door openers inside the unit. Cleaning, Maintenance & Utilities: Pride is taken in having a clean, well-equipped and maintained unit. Any cleaning or maintenance issues need to be reported within 24 hours of check in otherwise it is assumed the condo was found in satisfactory condition. In the event of a maintenance issue, appliance breakdown or utilities service disruption, please contact the management company as soon as possible. Every effort will be made to promptly repair, replace or remedy the situation. While we value your privacy, please note that we reserve the right to enter the property if the need arises. There is no daily Housekeeping however midweek cleans may be requested for an additional fee. Any stays over 7 nights require a midweek clean once a week and these fees will be assessed to guests invoice. Cooking Restrictions: To maintain a pleasant environment for all guests, we kindly request that you do not cook with pungent spices or foods that may leave strong, lingering odors (e.g., curry, fish sauce, or heavily spiced dishes). Any cooking that results in odors requiring deep cleaning or ozone treatment may result in an additional cleaning fee of up to $500. Thank you for your cooperation in keeping the space comfortable for future guests. Substitution of Comparable Accommodations: In the event of booking conflicts with homeowners or unforeseen maintenance requirements, we reserve the right to substitute comparable accommodations, provided the guest is not charged a higher rental rate than the accommodation type originally requested or reserve the right to cancel and refund the guest. Indemnity: BCWAV does not assume any liability for loss, theft, damage or injury to guest, his/her guests or other occupants in the rental property. The GUEST, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges BCWAV from any and all claims, demands and causes of action by reason of any injury or whatever nature has or have occurred, or may to the GUEST, his/her guest or other occupants of BCWAV as a result of, or in connection with the occupancy of BCWAV and agrees to hold BCWAV free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this Agreement, all litigation must be handled in Tarrant County, Texas.
