Nice sized back yard area and 3- covered front , back and screened porches. The backyard is semi private but it belongs to you, the house that you are staying in. Not by any means gigantic, But bigger , than most 55+ parks that I have seen, 9 hole golf course, community center, with Pool, Whirlpool/Hotub, Sauna and Shuffle board. A brief background check is required by the HOA , we refund up to 2 of these $25 fees to the guests at the end of your stay. Please allow a minimum of 3 business days for the processing of the processing of these background checks. Other things to note There is Required by the HOA a $25 (refundable) background check for each U.S. resident, Plus a copy of photo ID and driver's license required for each guest staying. Canadian residents $50 p/ person. Only apply if you have at least 2 reviews from Air BnB or other similar agency These must be a minimum of 4.2☆ rating. At this point we are very seriously waiting to press the accept button. Unfortunately We have had to Update our policy for accepting guests ( Currently considering waving the updated policy for your stay) which has been this "We are pretty much determined not to take anyone without prior reviews through airbnb or a like agency." This has been a very difficult decision not one that Kris or I care too rigidly enforce. So in the process of changing our requirements We will be adding in our description that " we are not a hotel " "early check outs are not suited for our type of rental " , Such as when the paperwork is finished for their Is awaited new residence , Or if there is any other issue that a guest may encounter within their own neighborhood their own home et cetera.. Or if there is any other issue. So in keeping With that policy that when a guest requests a certain amount of days It is a contract that is entered into between airbnb, the host, and the guest. We are so very much available to answer any questions, and we encourage that so as our guests are fully informed , And there are no surprises whatsoever For anyone. So once again We are also about helping out when we can And we would like to joyfully accept your request. In an attempt to keep our operating costs down We do not offer cable or satellite television as there are approximately 84 channels local and otherwise that ire available that along with the advent of fire stick and so on that people can carry with them and plug in to any television practically as to get the channels that they personally prefer We have declined any type of payper view TV that would be included. But the Internet service has been more than adequate for running phones, computers, pads etcetera. Lost Keys are always a worry some Inconvenience Hang on to the house key ! As there is a $40 charge for each lost key. Some times it takes a considerable amount of time to get a replacement to our guests. Background checkfees also serves as a key deposit. As the end of your stay place the keys in the lock Box and snap a quick picture which will be sent to us by you. Stays over 31 days Do require that guests are responsible for Utility costs and secured with $6p/day deposit. ( $200) . Utility bill copies Full access refunds returned w/in 45 days from the end of the stay. Stays 30+ days also Require a strict cancellation policy. Hopefully this works out for you ! REGARDING DOGS : $250 security deposit per dog 2 of the Main dog rules are....... No animals on furniture or beds at anytime ! No complaints from neighbors. (especially regarding loud or excessive barking, could result in forfeited security And possible early termination of your stay.) .20 pounds or less Documented proof of required shots From your vet Dogs must be leashed and walked using available doggie bags and waste containers Dogs need to be walked For toileting as the areas surrounding the house are definitely not to be used for this purpose nor unattended dogs tied outside. Dog owners we ask that you maintain full control of your pets at all times.
