CONSIDER making a booking with premium credit card type that covers travelers lodging or obtain travelers insurance to protect your assets in case of cancellation. Our chalet style home is 1700 sq.ft and offers heart stopping views of mountains, quick access to hiking and biking trails, state parks, lakes, organic farms, minutes to shops, restaurants and Windham (2 miles) and Hunter Mountain(7.9 miles) resorts. It has been a privilege to host over 160 groups of guests - ski, cycling, golfing, water rafting, family reunions, wedding and special needs groups. Enjoy a great conversation over dinner at a farm style table for 12, roast the marshmallows at the firepit outside and cozy up in front of the fireplace while sinking into plush velvet arm chairs and sofa and sipping the hot cocoa or a glass of wine. Wake up to the abundance of sunshine and enjoy lazy breakfasts while finishing the puzzle from the night before. Go for a stroll to a coffee shop, visit a local farm, get fresh produce, have a real farm to table picnic on the lawn in front of the house overlooking the mountains. When not outside, enjoy our comfortable living room with plenty of table games and books to read. The views are particularly striking at sunset when the sun light touches the top of the mountains with the gold shimmer. If you wake up early in the morning you might catch a glimpse of three deer that like to visit our property. It is always fun to watch squirrels and chipmunks on the porch during the day. KITCHEN: Our kitchen is equipped with all sorts of pots and pans, knifes, grilling utensils and matching sets of cups, plates, glasses for groups of 13. The kitchen cabinets are stocked with spices and condiments, refrigerator always has souces and coffee in the freezer. We also provide additional sets of tableware and multiple sets of napkins, table place mats and a variety of tablecloths for intimate dinning. LIVING ROOM: Our living room is designed for a variety of activities. It features comfortable sofa and armchairs with upholstered ottoman and footstools for additional comfort. There is a smaller nook with round table for 6 fr breakfasts and table games. There is also a large farm style dining table for 12 with benches and dining chairs. The expansive shelving offers Catskills info, table games for all ages and books. Alexa music system adds the sound background of your choosing. BEDROOMS: We change new 100% cotton towels and sheets every three months to keep them fresh and crisp for our guests. All mattresses are posturepedic grade. Entire house We have a team of professionals to assist should you have any problems: plumber, cleaning lady, electrician, etc. When there is snow we recommend that you and your guests use four wheel drive cars to be able to drive with ease in mountain areas and also to be able to use our driveway. You can always park your cars in the beginning of the driveway but only on one side so the emergency vehicles and snow plowing services will be able to come up. DRIVEWAY AND GETTING AROUND IN WINTER our house is located on the hill and has a very large u-shape driveway on the incline. If there is snow on the driveway and you do not have four wheel drive car you might not be able to come up the driveway and will have to park the car at the bottom of the driveway. TRASH AND FOOD REMNANTS No trash or food remnants can be left outside the house - the black bears and other wildlife can sniff the food smell from far away. STAIRCASE Our house is on the hill and has a long staircase up to the main entrance. Please consider the needs of guests with disabilities before you book the house. BUNK BEDS Children under the age of 9 are not recommended to use the upper level beds of bunk beds. Children climbing up and down the ladder of bunk beds should be supervised by adults at all times. Bunk beds are rated for 250 lbs each level. CHILD PROOF Our home is not child proof and is not suitable for children under the age of 2. NO PERSONAL PILLOWS AND SHEETS TO BE BROUGHT IN TO PROPERTY To avoid cross contamination and potential spread of bed bugs we do not allow guests bring their favorite pillows and sheets to our home. We keep it very clean and follow sanitizing procedures when it comes to sheets laundry and general cleaning. We use only white sheets and towels and use Clorox bleach to make sure that they are bacteria free for our guests. We also change sheet sets every three months to make sure they are fresh and not worn out. CELL PHONE RECEPTION Cell phone reception in Catskills is sparse. If you have a smart type phone it will work in the house via WiFi phone call setting. If you have a flip phone, it will not work in the house and around it. SLIPPERS To be able to keep the house very clean for each group of guests, we do not allow shoes/boots to be worn in the house and request that foot ware is left in the mud room prior to entering the house. Please bring slippers or socks with you. FIRESTARTERS Please bring fire starters for the use of the wood burning stove and fire pit. We provide wood at no extra charge.
