Located in the far corner of Montgomery county, near Berks, Lehigh, and bucks county you will find our converted hayloft guesthouse above our barn and farm store. From the guesthouse you have beautiful views of the pastures which keep our cows, Chickens, and sheep as well as views of the tallest point in Montgomery county - “Mill Hill”. The property is set up on a hill which provides views of the sunrise and sunset depending on time of year. Please read all details below prior to booking The space Located on a 11 acre farm, closely surrounded by fields, with town area in the distance. The Guesthouse has a queen size bed in the bedroom, and 1 queen size couch/bed in the living room. Please read the entire listing before booking! **A note to WINTER/EARLY SPRING GUESTS** Please note, with the mild winter temperatures, soft ground and lack of grass growth, our animal pastures get quite muddy and a little unsightly this time of year. The pictures of the property shown on the listing may not be accurate to the current season conditions. We take pride in the beauty of our property but unfortunately what happens to our pastures in the winter is out of our control. Please consider this before booking and don’t judge or rate your Airbnb experience on the current appearance of the animal pastures! Thank you! **This space is recommended for 2 guests but we, under certain circumstances, will allow up to 4 guests. >>We WILL NOT accommodate more than 4 guests<<**. If more than 4 guests arrive, you will be turned away without refund, as Airbnb does not protect us or our guests if the guests arrive with more than booked. Bathroom is enclosed but bedroom/living room is open, separated by a short hall. Perfect for a quick get away with your significant other or some R&R. The layout is studio style; no door between bedroom and living room (which is the 2 sleeping quarters) there is not a lot of privacy between the bedroom And living room. The kitchen table is small and only made for 2. The hot water heater is small and allows for a roughly 15-20 minute hot shower before running out and needing to reheat. Keep this in mind if you plan to stay with additional guests! Unfortunately, due to multiple prior negative experiences hosting guests with children, (with guests complaining the area is unsafe for children and with multiple items damaged in the guesthouse from children) we no longer accept children without serious consideration. Although children love to see the animals and love to be here, we’ve come to the conclusion that the space is best fit for adults for a couples getaway. Guest house includes bedroom, bathroom, living room/kitchenette (NO STOVE/OVEN) The kitchenette includes a Kurig coffee maker (with a selection of K-cups provided), fridge/freezer, a small hot plate, pots, toaster oven/air fryer, microwave, mugs, silverware and utensils. Living room has a queen size couch/bed, Sheets and covers for beds are provided. Bathroom has a shower stall. This is our home, farm, and landscaping business. We do our best to keep things tidy - but not pristine. Cleanliness and comfort of our guesthouse is a priority, but the guest house is located above a working barn, although our animals are usually outside in the pastures, there are times when there may be animals in the barn below the guesthouse, as well as a few barn cats. We also go into the barn below the guesthouse to feed the animals. We try to be respectful and not make too much noise. If you love your sleep and don’t like to be woken up by animals, this may not be for you. Although we’ve never had complaints of animal noise through the night, we can’t guarantee that they’ll be quiet. The stairway/entrance is narrow. We try to keep this entry way and stairway clean, but this area IS part of the lower barn and is open to the barn atmosphere which could include some dust, dirt, and farm odors. After you get up the stairs and enter the guesthouse, we hope you will find that the guest house is considerably clean. Not ideal for long stays as the space is limited with its ability to easily cook meals, and limited hot water. THERE IS NO TV in the guesthouse. THERE IS NO WiFi in the guesthouse, although we have pretty good cell service for most phone providers. Absolutely no smoking anywhere on property or in guesthouse Absolutely NO parties No animals including service animals are allowed inside the guesthouse. We have a service animal exemption from Airbnb as we’re allergic to dogs and try to keep the indoor spaces allergen free. Thank you Guest access You may feel free to respectfully roam the yard around our house or walk down our 1/4 mile long driveway, however please do not enter the fenced in pastures. Animals are unpredictable and we wouldn't want a guest to get hurt. Please stay off our home porch/deck area. Other things to note To complete your stay, visit the farm store. Located below the guesthouse in the barn. We sell local and handmade items. The store is available to you 24/7, public store hours are 8am to 6pm.
