Bay Lake Escape - Enjoy your family getaway on beautiful Bay Lake. Just a few hours north from the Twin Cities brings you to the heart of the lakes area. Bay Lake is a 2,435 acre lake filled with bays, points and islands and is one of the top bass fishing lakes in MN. The space Enjoy your family or friend's getaway on beautiful Bay Lake in central Minnesota, near Deerwood. Relax and enjoy the outdoors with a panoramic lake view from the spacious deck that overlooks a large level yard for hours of family fun and games. A picnic table, deck chairs and a charcoal grill are provided. The yard is sprayed for mosquitos and ticks to help make enjoyable evenings on the deck or for smores around the lakeside fire pit. A private dock is provided to tie off your boat. The paved driveway has space for your boat/boat trailer parking. NO TENTS OR RVs. Our cabin is all one level (1564 Sq Ft) with an open floor plan that has all the comforts of home. Sleeps a maximum of six guests (includes children) in two private bedrooms: Bedroom #1 has a queen bed and a twin bed. Bedroom #2 has a double bed and a twin bed. A full bathroom with walk-in shower as well as a 1/2 bath. Couches are NOT pull-out sleepers. All rooms are carpeted, except the bathroom, laundry and kitchen. Amenities include bedding and bath towels, washer & dryer, dishwasher and a large eat in kitchen fully stocked with everything you need to enjoy family dinners; Spacious living room and sun-room porch. The garage has been converted into an All Purpose room that has a ping pong table to enjoy on rainy days. Space can also be used to store your fishing and/or boating accessories. Also, off of the all-purpose room is access to a crawl space in case of severe weather. This cabin is not air conditioned but has ceiling fans in most rooms and three portable fans are available. 50" Smart TV provides streaming only - No local channels. Sorry – No Pets or smoking allowed (inside or outside on property)! Bay Lake is in the heart of the Brainerd lakes area and is a 2,435-acre lake filled with several bays, points and islands and is one of the top bass fishing lakes in Minnesota. Don't forget to pack your favorite lures and poles. Enjoy the public beach/sandbar area on the north side of Church Island. Take your rafts for floating and anchor your boat for the day or afternoon. A public volleyball net is also provided. We took a break from hosting on Airbnb for a while. But we have hosted on VRBO for nearly 20 years and have over 40 5-star reviews. Read the reviews at VRBO listing 402240. Guest access The main access to the home is up the ramp to the deck on the right side of the garage. The first door on the left will have a keyless lock. The code is 414. Just enter the code and then press the “unlock” symbol button. When leaving home, pull slightly on the knob and simply press the “lock” symbol button. Besides the main house, an all-purpose room is available with a ping pong table and room to store your boating accessories. Also, off of the all-purpose room is access to a crawl space in case of severe weather. Other things to note There are two cameras located outside of home. Suggestions to pack: food and drinks, storage containers to take home leftovers, dish, hand & laundry soap, shampoo/personal toiletries, beach towels, sunscreen, life jackets, water toys, CDs, DVDs, fishing equipment, insect spray, picnic items (napkins, paper plates, plastic silverware), charcoal and firewood. A copy of the rental agreement below will also be sent via email for acknowledgment. This Short-Term Rental Agreement (the “Agreement”) is made by and between Homeowner and Guest as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. The property is furnished and includes kitchen appliances (toaster, toaster oven, coffee maker, crock pot, electric griddle, popcorn popper, mixer, pots & pans, baking pans, microwave, cooking and eating utensils, bed linens, bath, and kitchen towels). The pontoon, sheds and garage on property are not available to guests. 2. Rental Party: The rental party shall consist of no more than 6 guests. If Guests exceed maximum number of 6 occupants, security deposit will be forfeited. 3. Maximum Occupancy: The maximum number of guests is limited to 6 persons. (Beds & towels for 6 occupants). 4. Term of the Lease: The lease begins at 4pm (the “Check-in Date”) and ends at 11am (the “Checkout Date”). 5. Minimum Stay: This property requires a 4-night stay. No refunds for late arrivals or early departures (See rental rule 12 for exceptions). 6. Rental Rules: Guests agree to abide by the Rental Rules attached below at all times while at the property and shall cause all members of the rental party to always abide by the attached Rental Rules while at the property. 7. Access: Guests shall allow Homeowner/Housekeeper access to the property for purposes of repair and inspection. Homeowner/Housekeeper shall exercise this right of access in a reasonable manner. 8. Rental Rate and Fees a. Rental Expectations to Avoid Damage Claims: i. No damage is done to home, its contents, or the property beyond normal wear and tear. ii. No dirt, stains or other mess requiring excessive cleaning. iii. All trash is placed in refuse container by fence with the lid securely closed. iv. Please start dishwasher (1 hour wash cycle) before leaving. - No dirty dishes left in sink or drainer. v. No missing remote controls or other personal property vi. No towels or linens are lost or damaged. vii. No late check-out and house is left locked. Late departures will be charged $50/hr. viii. No signs of pets or smoking/vaping. ix. No Violations of Crow Wing County Short Term Rental Ordinance x. No Tents or RV’s xi. Guests do not exceed maximum number of 6 occupants. **Damage claims will be filed through Airbnb/VRBO and the renter is responsible for the cost of repairs. If the premises appear soiled or damaged upon Check-in, Guest shall inform Homeowner immediately. 9. Cancellation Policy: Guests who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 7 and 30 days before check-in, guests will receive 50%. No refund when canceled less than 7 days. 10. Insurance: We encourage all renters to purchase traveler insurance. 11. Payment: Agree that all rental monies are non-refundable per cancellation policy above. Rental Rules Adhering to these rules and guidelines, help keep reasonable rental fees 1. Smoking/Vaping is NOT allowed. Pets are NOT allowed. Deposit will be forfeited if there are signs of smoking/vaping and/or pets both inside and outside of property. Guests will pay cleaning fees. 2. Per Crow Wing County Short Term Rental Ordinance - No Tents or RV’s, Max Occupancy = 6 guests, Quiet hours 10pm-7am Sunday – Thursday; and 12am to 7am Friday & Saturday. Garbage and/or recycling shall be stored completely enclosed within designated refuse containers. County fines assessed for violations will be deducted from deposit. 3. People other than those in the Guest party set forth above may not stay overnight on the property and are the sole responsibility of the Guest. If Guests exceed maximum number of 6 occupants, deposit will be forfeited. 4. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5. Please refrain from wearing shoes in the house. Keep the property and all furnishings in good order. Beds/mattresses are not to be moved. Only use appliances for their intended uses (stove is not to be used as a cutting board). Home is expected to be left as it was found. Bath towels for bathroom use only. 6. NO cleaning of fish in home is allowed. A fish cleaning table is provided by green shed as well as a cutting board and strainer. A hose is also provided to reach the table. 7. Grilling and Bon Fires: Open flame/bon fires allowed only in the fire pit – portable fire pits are not allowed. Grilling is only allowed in the designated grilling area - Please do not move the grill. Absolutely no grills allowed on or close to deck. Please dispose of ash/charcoal from the grill in the designated metal can. Pots & pans from kitchen are not to be used on the grill. 8. NO Fireworks. 9. Parking: : Empty boat trailers maybe parked in the yard. Vehicles are to be parked in the main driveway in front of garage and sheds only. Parking in the yard, on the road or across the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest Guests bring beach towels for use at the lake as well as any towels needed for cleaning fish. We do not permit towels or linens to be taken outside the home. 11. The home has filtered soft water and the refrigerator water is also filtered. The home is on a well and septic system. The mineral/iron content in the water is high. At times, the well water may have an iron odor. When washing whites, a laundry additive like Iron Out is recommended. The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than human waste and toilet paper. No feminine products or wipes should be flushed at any time. If you did not eat it, do not flush it! Do not put food scraps or pour grease down the kitchen drain. Please limit laundry to one load a day, as this is suggested for septic systems. Also, if using bleach, please only use oxygenated bleach – no chlorine bleach. Please review the attached Septic Systems 101 file for further septic system guidelines . If it is found that improper materials have been flushed and clog the septic system, you could be charged for repairs. 12. Storms: If there is a storm, no refunds will be given unless: • The state or local authorities order mandatory evacuations in “Warning” area and/or • A "mandatory evacuation order has been given for the Storm Warning" area of residence of a vacationing guest. • The day that the authorities order a mandatory evacuation order in a "Storm Warning," area, we will refund: - Any unused portion of rent from a Guest currently registered. - Any unused portion of rent from a Guest that is scheduled to arrive and wants to shorten the stay to arrive after the Warning is lifted - Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Warning" period. The cabin is on a septic system. On average, a septic system lasts 30 years. Please review the information and guidelines below to help us maintain a long lasting, environmentally safe and healthy septic system. What Is A Septic System & How Does It Work? Septic systems are constructed where there is not a public sewer system. A septic tank is one of two parts of the system, which takes wastewater from the house and acts as a settling pond before the water goes into the other part of the system, the drain field. Wastewater from the home goes into the tank and settles into three levels. • The heavy solids sink to the bottom and become sludge, which is partially broken down by naturally existing bacteria in the water. Solids that do not break down will eventually need to be pumped. • Solids lighter than water, such as grease and oil, float to the top of the tank and become scum, which will eventually need to be pumped as well. • The middle layer in the tank is clarified wastewater which exits the tank into the underground drain field. Water is distributed through perforated pipes or drain tiles into gravel and soil, which acts like a biological filter removing contaminants. Bacteria in the soil decompose organic materials. Limit What You Put Into The System • Do not put fats, grease, oils, fuel, coffee grounds, eggshells or nut shells in a septic system. • Use toilet paper recommended for septic systems – Some toilet paper breaks down easier than others. Make sure it says “safe for septic” on the label. Whether you wad or fold the paper, use as few squares as possible. • Do not use the dishwasher, shower, washing machine and toilet at the same time. All the extra water will strain the septic system. • Do not run chemicals down the drain – Chemicals, even those in household cleaning products such as chlorine bleach kill healthy bacteria. Antibacterial cleaning products and bath and body oils can also offset the bacterial balance. • Never flush wipes of any kind or feminine products. These items should never be flushed in a septic system. Even the wipes that are marketed specifically for bathroom use and say “flushable” can cause real havoc to a septic system as well as sewer systems. Wipes of all kinds and feminine products must be put in the garbage can. What Can Happen If Wipes Or Feminine Products Are Flushed Into A Septic System? The accumulation of wipes and such items prevents the tank from separating solids from the water. Also the chemicals in these items offsets the bacterial balance in the tank. These items/fibers can get caught in the pipes, which will create a buildup and plug a septic tank, causing it to back up into the house. Grease, fat, and grime can also collect on the items and create huge clogs called fatbergs. Laundry Tips - How To Wash Laundry To Ensure The Septic System Works Properly The amount of water flowing into the septic system daily can determine how well it functions. Excess water usage can flush undigested materials and solids out of the septic tank into the drain field where it does NOT belong. A 1000-gal septic tank is set up for 250 gals of water per day total usage. More than that runs the risk of flooding the drain field. Washing machines can use up to 40 gallons of water per load. Follow these laundry tips to help maintain the healthy bacteria balance in a septic system. • Limit the Number of Loads to 1/Day. As mentioned above, excess amounts of water may cause backups, flooding, or sewage leaks. A septic system needs time to separate waste solids from liquids and treat the waste. Running several loads of laundry in a row can result in solids going into the drain field. • Avoid Peak Times - Such as during the family’s morning showers or when the dishwasher is running. • Do Full loads of Laundry, Not Partial Loads. If you must run partial loads, remember to set the washer to the smallest option. • Measure the Proper Amount of Detergent - Use liquid detergent over powder and avoid using fabric softener, ammonia, and chlorine bleach - Only use oxygenated bleach. • Clean Lint Filters – Brush off or shake excess dirt, hair, etc.
