40' Container w/Outdoor Bedroom 35 miles NW of Dwn Twn ATX

This 320 sqft Container sits on 7 fenced in acres at the top of a Mesa, and is one square acre behind the main house at Old Stick Ranch. Guests will have access to Fire Pit, Hot Tub, and a 420sqft rooftop deck with covered outdoor Bedroom (rooftop deck is private to this dwelling. This is in addition to the bedroom that is inside) The space TheContainer is a 320 sqft Tiny Home, with a 420 sqft rooftop deck, that resides one square acre southwest of TheMainHouse at Old Stick Ranch. OSR was an equestrian facility for 20 years, and is now home to a large friendly dog named Buddy, one notoriously popular Pygmy Goat whom answers to "Cheese" and her far more affable male Pygmy Goat caller friends "Berger and Weldon." The dwelling has 1 bedroom, full bathroom, kitchenette, 2 top induction burners, krueg coffee maker, (coffee, cream sugar are provided) microwave, mini-fridge, sitting area, one full-size bed, 2 single loft beds, one drop-down full sofa bed. Accommodates 5 people. The rooftop deck adds 400sqft of space to the dwelling as well as a queen size bed that has a heated mattress pad, king size heated blanket and propane fire pit (bottles of propane can be bought from owner for $30 and they usually last around 4 hours) This is a rustic dwelling, on a ranch and done DIY style. Guest access Guest will have access to 4 of the 7 acres of TheRanch. The pool, hot tub, fire pit and horse arena are shared areas Other things to note Children must be monitored; this is not a child-proof or child-safe house necessarily, there are sharp corners and no outlet safety caps, so please book accordingly. The outdoor bedroom/Deck electric runs independently. The switch can be found on the center support column under the deck closest to the stairs Parties are allowed but this must be discussed prior to arrival. TheContainer and MainHome need to both be fully booked for this to occur. For a "Party Booking" the guest making the reservation must be 25 or older. The owner reserves the right to be on or in the property for such events. Underage drinking won’t be tolerated and will result in a termination of the booking with no refund. Gatherings over 5 will incur an additional fee for cleaning and overall impact on the property. The size will determine the amount of the additional fee. Additional guests (family and friends up to 3) are welcome to visit for 2 hours or midnight, whichever comes first, but this needs to be told to the owner prior to their arrival. In the event the owner is not informed and sees additional guests on the property that exceeds the number booked in the reservation, and were not discussed upon or prior to arrival, a $75 fee per additional guest will be charged and at that time the owner reserves the right to terminate the reservation with no refund given. (please do not let this occur) No Guns or Fireworks of any kind are permitted TheRanch is dog-friendly. Dogs incur a $25 per dog per night fee. For stays over 3 days talk with the owner about a pet discount. 1. All Dogs must be housebroken 2. Dogs are not allowed on any furniture. 3. If any dog is aggressive toward the goats they will have to be kept on a leash and kept out of sight of the goats. 4. All droppings must be picked up and thrown away before guests depart. If this does not occur a $50 charge will be deducted from the security deposit. Bring close-toed shoes, bug repellent, a light jacket or sweater and an extra pair of socks. Check-in is at 4pm and checkout is at 11am. NO EARLY OR LATE CHECK-OUT IS AVAILABLE
