Just 5 minutes walk from the beach, this recently updated, home-from-home offers bright and sunny open plan living with the dining & kitchen area on the ground floor. A perfect space for relaxing, cooking & socialising together on your holiday. The living room opens directly onto a picturesque patio with alfresco dining and mature gardens. Upstairs, the master & twin bedroom are both spacious and comfy. The space 'Roseland' is a lovely, spacious and modern cottage situated in the heart of the 29 acre exclusive Maenporth Estate, above Maenporth Beach, near Falmouth, South Cornwall. Situated in an area of Outstanding Natural Beauty, the property boasts a family friendly large back garden accessed from double doors in the living room with an alfresco dining area. The cottage is situated just moments away from the all inclusive indoor heated 15 meter swimming pool, jacuzzi, tennis, pickleball, games room and sauna. ‘Roseland’ is a modern cottage spread over two floors. On the ground floor, the sitting room has brand new generous and comfortable sofas, a fully equipped family kitchen and open plan dining area that are bright and spacious and tastefully decorated. It’s the perfect arrangement that allows our guests to cook, socialise and dine in a free-flowing open space. The well kitchen area opens out directly onto the newly updated dining area and the sitting and lounging area offers a large smart TV and lovely views onto the gardens with french doors that open out onto an alfresco patio dining area and large open garden. Upstairs, the sunny master double bedroom has pretty garden views, a wall mounted smart TV, dressing table and plenty of clothes storage. Similarly the twin bedroom, with full-sized single beds has lovely views over the mature exotic gardens of the estate. Plenty of room to relax and spend some quality time together. The large family bathroom is located upstairs with bath and shower-over. A second shower and useful spacious drying room is located near the property entrance on the ground floor. There is also a tumble dryer here for our guests to use. The drying room is the perfect space for hanging wetsuits, jumping in the hot shower after a sea-dip to warm up! All in all, ‘Roseland’ is a proper 'home from home'. The perfect place to get cosy, relax and make yourselves at home and make lots of happy memories. All located just a short walk away from the beach and moments from the indoor year round heated pool, tennis and pickleball courts, jacuzzi, games room and sauna, ‘Roseland’ the perfect base for your holiday in beautiful Cornwall. Guest access Guests staying at the cottage will have full private use of the cottage. The cottage is self check in for flexible arrival times. Check in is from 4pm and check out is at 10am. Keys are provided in the box outside and we will be in contact with you the day before your arrival to provide you with the relevant codes and details. Our guests each have full access to an extensive selection of leisure facilities and activities included in the price of their stay. These facilities have recently been refurbished and include: A gorgeous 15 metre indoor heated swimming pool with poolside seating and comfy seated lounge/pool gallery and WiFi work area Sauna Jacuzzi spa Tennis court (with free racket and ball hire from reception) From May 2024 - Two pickle-ball courts with bat and ball lending service (booking required) Basket ball shooting hoop area on the courts Indoor Table Tennis Indoor Pool Table Kids Playground and Football Pitch Communal BBQ area with table seating outside the leisure centre All of these facilities are located less than a minute's walk from the apartment. Our guests also have unlimited access to: extensive sub-tropical gardens and beautiful woodland walks and wildlife - all on your doorstep. Other local activities: On the beach there is the opportunity to hire kayaks and paddle-boards and surfing lessons are also available. There is a fantastic beach cafe with sheltered seating called ‘Life’s a Beach’ that serves excellent coffee, brunches and lunches. Walking and exploring: It goes without saying that one of Cornwall’s greatest assets is its South-West Coastal path, the UK's longest and best-loved National Trail. There are 6 official walks starting from Maenporth Estate taking in Rosemullion, Swanpool, Durgen, Helford Passage, Falmouth Docks and Pendennis Castle, making our cottage a fantastic base for hiking enthusiasts too! Please do have a look at my guidebook. We live locally and have tried and tested many of the activities and restaurants available in the area. There are so many wonderful diverse and exciting experiences you can have in Cornwall, zip wires, roller discos, horse riding to jet skiing, and even adventurous trips into the tin mines at St Just - there really is something for everyone…. Other things to note We provide all bedding and bath towels. However you are asked to bring your own towels for the beach. A children's travel cot and highchair are available on request. Please provide your own baby bedding and extra mattress for the travel cot. We do not supply personal toiletries. We do provide hand-wash and a starter pack for the kitchen. There is: Extensive free off street parking EV charging points Wetsuit wash area On-site recycling area Reception area with table tennis and pool table Surfing, SUP, beach yoga and kayak hire on the beach Beach cafe and shop Check in time is 4pm Check out time is 10am Please respect these times to help the hardworking housekeepers who want to make the place lovely for your arrival and the next. Rubbish and recycling area is in a large outhouse next door to the leisure centre. We offer a wetsuit washing area too behind the swimming pool. Please note that each of the homes on the estate has hot water provided by electric heated immersion tanks. These tanks heat up automatically overnight and can also be boosted. This means that the hot water can run out if you have deep baths or shower in succession. Please reheat the tank after using and be mindful of the fact that the hot water is not endless or instant. Other showers are available at the swimming pool during opening times.
