Enjoy exploring Cairngorms National Park from a quiet convenient location situated on the edge of woodland, beside the Monadhliath Mountains and Kingussie's network of paths. There's space for the whole family, with a kingsize main bedroom with ensuite and walk-in dressing room, downstairs double bedroom with adjacent shower room, bedroom with two singles, a family bathroom. Spacious garden, wood-burning stove. Fourth bedroom with sofabed for sleeping/extra seating. One or two good dogs welcome. The space St Vincents Place is a quiet no-through road at the top of Ardvonie Road, backing on to woodland at the edge of Kingussie, with hill walking available direct from the house. The house was built in 2019 and designed to make the most of the surroundings, with large windows to the front, and to be fuel efficient. There is good insulation and an environmentally friendly air source heating system. Downstairs has beautiful oak flooring with underfloor heating, upstairs is carpeted with heating from radiators. From the hall, the living room is open plan and leads through to the dining area and the kitchen. In the hall we have plenty hanging space for outdoor clothes, boot trays for outdoor shoes and benches for you to sit on as you do your laces. In the living room there's a large U shaped sofa, two chairs and an upholstered cube footstool for extra seating. Ceiling spotlights and two floor lamps. Woodburning stove, large sideboard with a large Smart TV and bluetooth speaker, bookcase with a selection of books and magazines, board games in the sideboard. There's also a BluAir hepa filter air purifier. Please note that as the house is situated beside the hills and surrounded by trees there is no television reception. However, there is a 4G router which provides good wi-fi, and you will be able to sign in to your Netflix and Amazon Prime accounts on the Smart TV. The dining area has a large table with two benches and two dining chairs. The benches each sit two to three people. The table sits beside a large picture window looking out to the garden and there are glass doors leading to the patio area. A tablecloth is in the sideboard in the living room. In the kitchen there is an island with three bar stools and built-in wine rack. There is an electric induction hob, dishwasher, double sink with filter tap, integrated electric multifunction oven and integrated microwave/combination oven and integrated fridge and freezer. Toaster and kettle, a Sage bean to cup barista style coffee machine, and a Nespresso coffee machine and Aeroccino milk frother. A supply of coffee beans and Nespresso pods will be provided. There's a good range of kitchen utensils and accessories including a stick blender, mini electric food chopper and electronic scales available for those who enjoy cooking. In the utility room there is a Samsung washer/dryer, a sink, a ceiling pulley and clothes airer. We recommend that any visiting dog sleeps in this cosy area. Iron, ironing board, vacuum cleaner and other cleaning utensils and materials are in the utility room cupboard. Out of the back door from the utility room there is a rotary clothes line. Laundry basket and clothes pegs are in the utility room. Also downstairs is a bedroom with double bed, built-in wardrobe, two bedside chests of drawers, chair and small table. Wall mirror and hairdryer. Next to the bedroom is a shower room with WC and wash hand basin. Upstairs there is the main bedroom with kingsize bed, bedside tables made of reclaimed wood and a walk-in wardrobe with plenty of hanging space, two chests of drawers, wall mirror, stool and hairdryer. There is also an ensuite shower room with WC and wash hand basin. Next to the main bedroom is a bedroom with two single beds, storage bench with clothes hooks and hangers, wall mirror and two small chests of drawers. Beside the twin bedroom is another room, generally used as an additional quiet sitting area, with sofa bed, lamp, table, wall mirror and storage bench with clothes hooks and hangers. Please note that the house is available and equipped for a maximum of six people only. We usually keep an acoustic guitar in this room. If you play guitar, please let us know if you would like it to be made available - but we ask that you take good care of it. Across the hallway is the main bathroom, with bath, WC, wash hand basin and large walk-in shower. Outside there is a patio area beside the doors that lead from the kitchen/dining areas, and a decked area beside the garden shed, and garden furniture can be provided in the summer. To the front of the garden there is a fixed picnic table and benches that seat six. There is also a well-stocked log store close to the front door and a bench beside the front door where you can sit to take off your boots. Short Term Let Licence - HI 70714 - F EPC Rating B Guest access There is ample parking space for cars in the driveway. The garden is fenced and there are gates at the end of the driveway. Please note however that a small dog would be able to get under the fence at the front and sides of the garden. It's a short walk to Kingussie High Street, either down Ardvonie Road, or you can go through the gate at the back of the house and follow Gynack Road downhill to the High Street. Other things to note Watch out for the wildlife. Red squirrels are frequent visitors to the garden - they particularly like to scurry along the top of the fence - and sometimes deer will come close to the fence, especially at the back of the house. Rabbits visit, usually in the afternoons and evenings, and we've seen a pair of pheasants in the garden regularly this year.
