The Three Trails Loft is an ideal home base for exploring the Independence Square and surrounding Kansas City Metro. While staying here, you can find peace and functionality to meet your unique travel needs, whether you’re on vacation or working. The Living Space: The living space is open to the dining room and flows to the Master Bedroom. With oversized windows streaming in natural light overlooking the streets below and high ceilings. The Kitchen: The kitchen features an open concept off the dining room, making it easy to visit with others while cooking. Featuring high ceilings, lots of cabinet space and a center island. The kitchen includes everything you will need to prepare a meal. Just bring your food, we’ll provide the rest! *Large Refrigerator with interior door filtered water and ice maker *Dishwasher *Microwave *Electric Oven *Pots and pans, cookie sheets, muffin and bread pans, strainer, assortment of different mixing bowls, cooking utensils, toaster, electric mixer, rice cooker, blender, cutting boards and knifes, etc. *Silverware, plates, bowls, glasses, coffee mugs and more. *Enjoy a quiet morning sipping on a pot of complimentary specialty local coffee from the kitchen coffee maker. Separated by a black out curtained doorway, this space is ideal for younger individuals when staying with their parents/guardians. Featuring a modern bunk bed with a full-sized mattress on the bottom and a twin mattress on the top, kids will love their cozy stay in their own area! The building features a secure exterior door with keycode access, and the loft itself has a separate keycode entry for added safety and peace of mind. To enter: Enter your code, wait a moment for the lock to disengage, and then open the door. Other things to note PLEASE NOTE WHEN RESERVING Historic Building: The Three Trails Loft is located inside a historic building from the late 1800s — part of what makes it such a unique and pleasant place to stay! Due to its age and charm, there is no elevator, and the loft is located on the second floor. Guests must carry luggage and personal items upstairs. Parking: Free on-street and public lot parking is available throughout the Independence Square. There are no assigned parking spots. The closest public lot is located on the west side of the building. Inspections & Maintenance: Please report any cleanliness, maintenance, or repair issues within 3 hours of check-in or upon occurrence of an emergency. Hosts must be given reasonable access to address issues. If guests remain after an issue is remedied or do not respond, the matter will be considered resolved. Refunds are not provided for unreported or addressed issues. Heat: The building uses a boiler radiant heat system, which may occasionally produce light noise or running-water sounds in the furnace cabinets. This is normal and not cause for concern. Noise Monitoring: The loft is equipped with a Minut sound sensor in the dining area to detect excessive noise or parties. Guests & Age Policy: Only registered guests are permitted. No parties or events. Primary guest must be 25 years or older, unless accompanied by a parent or guardian. Children: While welcoming to families, please note the loft is not fully childproof. Smoking: Absolutely no smoking of any kind inside the building. Animals: No pets or animals are permitted. There is no green space nearby, and other residents and businesses share the building. Unannounced or unauthorized animals will incur a $500 fee and immediate eviction. No exceptions. Check-Out: Check-out is at 11:00 AM sharp. Late check-outs: 11:30 AM = $50 fee After 11:30 AM = charged as a full extra night, without the option to stay. Refunds: Refunds are not provided for events beyond our control, including weather, parking limitations, road work, power outages, or other acts of God. Rental Agreement: Guests must sign and agree to the Three Trails Loft Rental Agreement at booking. Travel Insurance: We strongly recommend purchasing travel insurance for added peace of mind. Neighbor Courtesy: Please be considerate of other residents and businesses in the building. Quiet hours apply — help us maintain a peaceful stay for everyone.
