Old Town Home-Beautiful, Clean, Spacious on Empire

Spacious clean home, conveniently located in Old Town, Park City. Short .3 mile walk to Main St., Park City Mtn. Base, & Town Lift. The property is on Empire near 10th St. It is also close to the Library, a Sundance Venue. The house has 4 large bedrooms. 3 of the bedrooms have full private bath. The fourth bedroom shares its full bath with the main living space. Each bedroom is generously sized. The kitchen has many luxury appliances big & small. Capacity 8 adults over 18 (10 w/kids). The space Our home is spacious, clean, well lit, and comfortable. In 2023, we just replaced out hot tub (now 7 seater). As owners we will personally work with you to see if your guest group matches the home's layout. We only rent our property 5-6 times a year. Our property manager is terrific and can help you prior to your stay for an hourly rate (pre-stock groceries, extra cleanings etc). Our home is really best for 8 adults over 18 or a group up to ten that includes young children. If you are close to our limit size or multi-generational party you should speak with us first if this house is for you. We want our guests happy! Groups of 9 or 10 will be charged an extra $60 a night per person to help defray our extra linen/towels cleaning costs. Our Terms include a no tolerance policy regarding excessive noise, parties, or disturbing neighbors. No smoking is allowed even outside by our hot tub area. Please make sure you are comfortable with our Terms as they are strictly enforced. We are newer to Airbnb but have over a dozen five star reviews under another major rental site. We have a wireless printer for small print jobs like boarding passes. We also have a 27 inch monitor that can be connected to your laptop. All TVs have Amazon Firesticks or in 2 cases are a Fire TV. Bring your own access like Netflix etc. Guest access You will have access to the entire house except two owner's closet. We have keyless entry and will give you personal entry codes to open the garage and the front door. Other things to note WE ENCOURAGE YOU TO REACH OUT TO US FIRST BEFORE BOOKING THIS PROPERTY. WE PREFER TO TALK TO OUR GUESTS IN ADVANCE AND WILL RESPOND QUICKLY. WE LOOK FORWARD TO SPEAKING WITH YOU. All bedrooms are generously sized. The windows are well placed throughout the house offering natural lighting to compliment the modern light fixtures. The house has radiant floor heat and a hot-tub. The driveway and sidewalk have a working snow melt system and inside the garage we have a place to safely dry your boots and gloves with a heat source. The driveway and garage can hold a total of four cars (two inside, two out). Note our garage bays will not be large enough in the case of extra large SUVs but the parking pad is quite wide. One of the bedrooms is extra large with its own bathroom and fold out bed/couch; it has a TV with a XBOX gaming unit (at this point a dated version), which can be used for games or watching Netflix or Amazon online movies. It is a perfect place for the kids to hang out and be away from the adults on the main level. Another bedroom has a bunk bed set, a pull out couch and a full size bed. We also own a Queen size Aerobed. The home is lightly rented. It has been remodeled with new furniture, carpet and a new kitchen. We have an abundance of nice kitchen items beyond the basics including a slow cooker, full sized toaster oven, Cuisinart, and waffle maker. We just replaced our hot tub in 2023 with a 7 seater! The main dining area can seat 10 comfortably across three adjacent spaces. There is a main dining area (shown in the photos) which easily seats 6. There is seating for 3 at the kitchen island and the breakfast table by the front door can seat 4-6. Master Bedroom: King size bed with dual control heated mattress pad, fireplace, full bath with spacious modern shower & separate jetted tub. Toilet area has a door. Guest Bedroom: King size bed with dual control heated mattress pad, full bath/shower. Bunk Room: Full size bed, bunk bed and small couch (converts to twin bed), full bath/shower shared with main level. Queen blow up bed is available. 1st level Bedroom: King size bed, convertible soft/twin, full bathroom. We can make available a large high quality pack and play and a booster seat for eating. No extra fee if returned in good shape. We have a great property manager who can help with many of your private needs on a separately negotiated basis (like transportation from the airport, groceries upon arrival, etc).
