Georgian Town House in Bruton

A large, stylish yet comfortable family and dog friendly Georgian town house on popular Bruton High Street, with all the benefits of being in town & close to restaurants, shops and galleries, but also with access to the countryside 5 minutes walk out of the back gate. With a large garden and natural swimming pool, and plenty of bathrooms & large communal rooms, there is plenty of space for a few families or friends to holiday together. The space The space Accommodation is over 3 floors. The ground floor has a large fully equipped kitchen, looking over the garden at the back. This has an Aga and an electric cooker. The Aga is only on from October – April. There is a large kitchen table that seats 8 comfortably (usually there are 6 chairs, but extra chairs are available). There is a dishwasher, a full size Aga fridge, lots of cookbooks and everything you would need to cook for lots of people. At the front of the house there is a drawing room – the windows face the High Street outside. This has a woodburning stove, a large sofa, ottoman, an arm chair and an Eames chair. There is a Smart TV & Sonos speaker in this room. A large entrance hall opens out and leads to a dining room with original Georgian windows that open onto a conservatory. This currently has a table that seats 6 – 8, but we are expecting the delivery of a larger dining table in the next month, so should have more capacity soon. (there are plenty of extra chairs in the basement)There is a fireplace in this room, but it is not currently in operation. This room leads through to another sitting room/snug, which has a wood burning stove, Smart TV and original Georgian windows also opening onto the conservatory with view to the garden beyond. We use this as a kid’s sitting room while the adults use the drawing room at the front of the house. This room leads to a boot room at the back of the house, which contains the clothes dryer, 2 extra fridges, a sink, and a deep freeze and space for wellies, coats, hanging space for wet towels, etc. The conservatory is a lovely space full of plants, and has a small sofa for reading in the sun, and a table that seats 6 which is a nice spot for lunch. This leads out into the garden. There is also a bathroom/cloakroom on the ground floor next to the front door, which contains a toilet, sink and space for hanging coats etc. Middle Floor The master bedroom looks over the garden at the rear of the house, with shutters on the window and floor length think curtains. It has a super-king size bed, a working wood burning stove and lovely wooden floors. There is a sofa and plenty of drawer space & a small room opposite with hanging space for clothes. Bedroom 2 on this floor has a double bed, black out curtains and an en-suite bathroom with bath & shower. The bathroom has just been redecorated, so no photo yet, I’ll put it up as soon as I can. This room faces the High Street. There is also an ottoman that converts into a small single bed in this room, which could suit a small child sleeping with parents. Opposite there is a large family bathroom, with wooden floors & a bath, no shower. The washing machine and laundry cupboard are also in here. Top Floor 3.5 bedrooms on the top floor 1 x large bedroom with double bed, & plenty of cupboard space. Windows face onto the back garden. 1x bedroom with a double bed facing the high street. This is my teenage daughter’s room & while good for kids, all her belongings will be removed and I think it would be ok for adults too if necessary, as the décor isn’t overly childish. 1x bedroom – also facing the high street, This has a king size bed & an orange sofa which can turn into an extra bed for a child. This is my son’s bedroom, which again, while good as a kids room, I think would be ok for adults if necessary. 1 small bunk room for children. This contains bunk beds, and an internal window leading to the hallway, and a small window in the ceiling leading to the roof. It’s a cute little sleeping room for kids only. There is a bathroom on this floor with a shower. The garden. There is a large garden with lawn space, raised beds (you can help yourself to fruit & veg when available), & a round table that seats four in the lower garden plus a Weber kettle BBQ and a fire pit. There is a natural swimming pool at the end of the garden. This is very deep, (approx. 2m), and quite cold! It is really important for those with young children to note that there is no fencing around this, and children must be kept an eye on at all times in the garden. Up by the pool, there is also a large table for outdoor dining that seats up to 10 people. Lastly - this is a family home which we are renting out in our holidays & not a professional rental... so please bear that in mind. It has the bumps and scrapes of a family home with kids & dogs, so please don't expect it to be perfect! We will be locking up a part of the house & putting all our personal belongings away. We will leave out games & books and so on. There will be new bedding on all beds & new towels, all professionally laundered. We prefer renting the house out to other families if possible & ask for details of all guests who would be staying in the house before accepting a booking. No hen or stag weekends I'm afraid & if you are a large group of adults, we do require good guest reviews/references. Other things to note IMPORTANT TO NOTE. There are a few important things to be aware of before renting our house. As follows… Minimum stays - During Christmas, New Year & October, February and May half terms only, the minimum rental term is 4 days. Heating: The house is centrally heated and the kitchen is heated by an AGA. However the small sitting room at the back does not have a radiator - it has a wood burner instead. We provide plenty of firewood, but do be aware that this room can take a while to heat up. If you are staying in winter, we recommend lighting it in the morning and leaving it on low all day. Noise: The house is 2 properties along from The Sun pub on the High Street. The pub has a back garden which is 2 gardens along from our back garden. There is sometimes noise (chatter … not music) from this, mainly in the summer months, usually on Friday & Saturday night & on sunny afternoons. You don’t hear it much in the winter, but summer renters will hear it. The bedrooms facing the front of the house also do get some traffic noise … the house is on a high street. We are used to this, but do be aware, that this is a house in the middle of a bustling little town – a fabulous location, and a wonderful house, but it’s not super quiet! Cottage: Please note that here is a separate rental property at the end of the garden. (you can see it in the pictures behind the pool). This has completely separate access from the lane behind the house. All its windows face the lane at the back (apart from 2 which have screens so they can’t look out over your garden - you are completely private and they can't look into the house or garden). You won’t come into contact with the other guests, as they are completely separate properties.
