Excellent accommodation for families, large groups, special occasions and girls' weekends away. Centrally located between Daylesford and Creswick and 25 minutes to Ballarat. Accommodation includes 5 bedrooms, 9 beds (sleeps 12), 2 large separate living spaces both with coonara heaters, large dining table for 12 and fully equipped kitchen on 1/2 acre. Enjoy a bbq on the deck; a glass of wine by the fire; or a relaxing soak in the clawfoot bath. A fabulous place to have fun and unwind. The space Birches Way is a large family holiday home with a large garden in a very quiet and secluded street. The home is deceptively large with 5 bedrooms and has been lovingly furnished and decorated to create a warm, country feel. The house offers plenty of large spaces to fully and comfortably accommodate large groups of up to 12 with 5 bedrooms; lounge; living area; 12 seater dining table; separate study area; and a huge garden. The bedrooms include 1 king bedroom with large ensuite and WIR; 2 queen bedrooms; 1 bunk room with 2 bunks; and a further bedroom with double bed and single bunk. All of the bedrooms have new beds with fresh bed linen; ample wardrobe space; and heating. The front lounge is large and cosy with a central wood-fired coonara, comfortable couches; old world arm chairs; and a large coffee table great for playing cards and games. The hallway has a large bookshelf full of books for your reading pleasure. To the rear of the home is a large kitchen, dining and living area featuring a huge leather modular couch, additional armchairs, and a smart tv (where you can log onto your Netflix, Stan, Disney Plus, Iview and SBS). This area includes an antique hutch full with board games, playing cards and jigsaws This space is warmed by a gas coonara heater and also features a split heating and cooling unit and fan. The adjacent dining area features a beautiful large wooden table that comfortably seats 12 guests, overlooking the side garden which enjoys the morning sun. The adjoining kitchen is fully equipped 4 burner cook top, wall oven, dishwasher and microwave. There are ample plates, glasses, mugs cutlery as well as pots, pans and baking dishes with recipe books and spices if the mood takes you. Also in the cupboards are a slow cooker and sandwich press. Basic pantry items such as oil, salt, pepper, sauces and spreads are also provided as is an Aldi coffee machine with capsules and a variety of teas also included. The central bathroom features a claw foot bath and we provide espom salts for a relaxing soak in the tub during your stay . Behind the living area is a further space with a day bed; dedicated work desk and chair. There is also a large cupboard with a stack of books for younger children and teenagers. Directly outside the living area is a large, rustic, covered wooden deck with an outdoor table seating 12 guests. This overlooks the back garden and the hills beyond and is a lovely place to watch the sunset whilst cooking a BBQ and playing a game of table tennis. As for housekeeping, all towels, bodywash, handwash, washing machine (and powder) and dryer are provided. Overall, this is a well-provisioned, comfortable home set on a large, fully fenced, garden in a quiet street. There is parking for multiple cars in the front front garden. Of immediate proximity: -the Newlyn Reservoir (with BBQ and picnic grounds) known for its rainbow trout and redfin is a short walk from the house -the Swiss Mountain Hotel (built in 1865) with amazing food and pool table is a 4 minute drive -Maze House with its incredible hedge maze, cafe and vintage games is a 2 minute drive. -Captains Creek Organic Wines with cafe and cellar door is a 7 minute drive For grocery shopping, we recommend the new IGA in Creswick. Please note minimum stays of 2 nights on all weekend and that there is a minimum 3-4 night stay on public holidays and long weekends- please enquire for more details. Check-in is at 2.00pm on entry and check-out is at midday upon exit. Guest access Guests will have access to the entire property except for the garage and rear shed. Other things to note For guests with babies and toddlers the house does not have a cot, portacot or highchair and you will need to BYO. Also, there are no safety screens on either of the coonara heaters so young children will need to be supervised at all times if the heaters are on. There is also a split system heater in the family room which can heat the space to avoid this problem. For all guests, although the water from the tap is drinkable, we have installed a water filter to the kitchen sink which is much nicer. The bookcase in the hallway is full of books for the grown ups. There is also a cupboard in the room behind with family room with picture books for the very young and novels for young and teenage readers. We would appreciate all books being returned to the shelves before you leave. The hutch in the family room has many games and jigsaw puzzles and playing cards available for your use.
