The beach is 500 yards away (10 mins flat walk) by a field footpath from the house. The house is in an exceptional quiet location with sensational views and is the perfect spot for guests to unwind and enjoy the timeless magic of the village. The cosy 14th Century Masons Arms pub is around the corner. The space The entrance to the house is gated with a private hill driveway for 2 cars. Modern well equipped kitchen with open fire leading out onto large south facing enclosed terrace overlooking the valley towards the sea. Dining room just off kitchen with valley view and lots of family games available. Cosy living room with wood burner, comfy sofas and patio doors that open out onto south facing villa style balcony with stunning valley views and occasional glimpses of the sea. Utility room with washing machine, dryer rack and rotary clothes line in the back garden. Downstairs cloakroom with toilet and sink. Total of 3 spacious double bedrooms, (2 en-suite each with baths and showers and 1 with a sink unit). Modern family bathroom with bath and shower. You will have sole access to the rear enclosed back yard, the beautiful sunny terrace and the front orchard garden. If the apples are on the trees you are well welcome to help yourselves! The house is well over a hundred years old and is steeped in history with high ceilings, and period features. It is a big, beautiful peaceful space which many friends and family have enjoyed over the years. We want our guests to enjoy all it has to offer. We have two wonderful village pubs; The award winning Masons Arms, around the corner from the house, which serves wonderful high end food and drink and The Fountain Head pub (one of the oldest pubs in the UK at over 500 years old) which serves delicious locally sourced produce and traditional ales which is an easy 20 minute walk through the village. Please let us know if you would like us to pre book you a table at either pub for your first night. After a day at the beach and a lazy meander back through the fields, head to one of the pubs for a delicious evening meal and some real ale before strolling home under the stars. Star gazing is a must as there is absolutely no light pollution in Branscombe. You may even spot some glow worms if you are lucky! Guest access Guests will be able to access the house via the hill drive (over a small cattle grid). The house is gated and there is room for 2 cars to be parked at the top of the driveway. Guests will have access to the majority of the house with the 2 driveway spaces, the front orchard garden, own front door, access to the 3 bedrooms and en-suites upstairs, separate bathroom, kitchen, living room, dining room, utility room, downstairs Cloakroom, balcony, enclosed terrace and back enclosed garden. There will be a couple of rooms within the house locked up for storage purposes. Your hosts will be in residence in the self contained basement flat (with separate entrance) so will be contactable should you need anything, otherwise we shall leave you to enjoy all the magic and tranquility that Branscombe has to offer. Other things to note The main source of heating is a beautiful open fireplace in the kitchen and a cosy wood burner in the living room. We can also supply a small electric heater for chilly evenings and hot water bottles if you need them, but the house is well insulated. The house has quite a few narrow external steps and stairs which are not great for those with mobility issues and very small children with prams. Due to the age of the house several windows have very low ledges. We can arrange for these particular windows to remain locked if you have children below the age of 7 years old. Rental rate includes bedlinen, tea towels, oven gloves, bathmat, hand and bath towels. Beach towels are not included. We are a dog friendly house and welcome 1 well behaved dog to stay downstairs and off furniture. Please note there is a £30 charge per dog per stay so if you plan to bring your dog please let us know in advance and we will adjust the price accordingly.
