Entrance through a private gated garden. You'll be treated to a 900 sq ft, light-filled great room, modern kitchen (no oven), large bedroom w/King bed, outdoor sitting/dining areas, steps from the pool. Flowers, Fruit, Snacks, Coffee await you. Enjoy peaceful gardens of butterflies, fruit trees & friendly chickens. This is our only Airbnb. Stress free is our goal. Special note…we pay your Airbnb fees! We are lifelong residents & welcome you to our beautiful town of Ojai. Small dogs ok. Location: •Our guest suite is located in the Mira Monte area of Ojai. (It's about 3 miles into town) •We are a block away from the Trolley Stop. The Trolley will take you into the Village and back. We have a schedule in the retreat. We are also located very close to the bike trail, and hiking trails. There are bike rentals in town. •We are a licensed, legal Airbnb Homeshare. No additional bed taxes are required for our guests. We undergo a yearly inspection and pay annual fees. •Our retreat is connected to the main house, however, it is a separate, self contained unit with its own parking space and private gated separate entrance. •We have instant hot water for the retreat so no worries about running out. •We also have an R/O system for drinking water at the sink. Kitchen: We don’t have an oven, but have most everything else. We have a portable cooktop, toaster oven, microwave, coffee makers, blender, panini maker, wok, and more. We also have filtered drinking water and a full size refrigerator with fresh ice. There is a small outdoor grill by the pool you are welcome to use. Tech: •We have high speed WiFi (400 Mbps) •Two Smart Roku TVs. One in the living area 43 inch and one 32 inch in the bedroom. We do receive local cable channels. •Bluetooth sound via speakers inside and out. •We have three extra USB ports...two are in the bedroom and one in the living room. Washer/Dryer: There is an exclusive washer/dryer on a covered porch for your use. The washer/dryer is located just outside the kitchen back door. Soap is provided. EXTRAS: • We provide coffee, half n half, usually fruit and a few other treats for you as our guests. • The property has 15 organic producing seasonal fruit/nut trees, free range chickens and usually a garden. We are slowly transitioning to native and medicinal plants. Our Butterfly Garden has produced many butterflies this year! We share eggs/fruit/vegetables as often as we can and you are welcome to pick from the trees. • The chickens are in a separate yard. We don't have a rooster. The chickens are pets, and friendly. They all have names. • Children: We only allow adults because our place isn’t suitable for children. • Animal disclosure: We have a small King Charles Cavalier dog, Bodhi, and our chickens. You may hear an occasional bark or chickens making noises. Shared space: We have two backyard areas. Both are shared areas so you may see us at times, however, we will respect your privacy as much as possible. A) The Pool area (see pics) We are required to have a safety fence around the pool. B) The Second backyard has sitting areas, chicken coop, free range chickens and several fruit and nut trees. In this yard, you may encounter a variety of birds, ground squirrels, and has more of a ranch/rural feel. It has uneven surfaces as well. C) Parking is free, off street and directly in front of the retreat. Weather: It can get very hot on a few days a year in Ojai. We have air conditioning, however on days of extreme heat, we provide extra fans for your added comfort. Of course, there is always the pool! Sustainability: We have solar panels and are working toward a more environmentally friendly existence. All of our trees produce organic fruit and we are transitioning to more native plants. Coronavirus: We follow all airbnb rules and guidelines. We take it very seriously. We have one house cleaner that has worked with us for several years. She has been vaccinated. She spends at least 3 hours between guests. We also try to allow 24hrs extra time between bookings. Windows are opened and the unit is aired out. We have added a new portable HEPA air cleaner. All bedding is washed, floors mopped, vacuumed, kitchen, bathroom, living room cleaned. In addition, all common surfaces are wiped with antibacterial cleaners. Hand sanitizer is provided when available. We provide plenty of soap, and extra hand towels. Paper towels are also provided. Your good health, as well as ours, is very important to us! We do prefer our guests to be vaccinated. We are all vaccinated. We also wear masks and ask that our guests do as well when interacting when it’s necessary. Fortunately, Covid seems to be much milder, however, we are mindful of changes. Our goal is to provide a stress free, relaxing retreat! We don't have a long list of chores at check out! Dogs must also remain with guest at all times and not left alone at the retreat. Ojai is pet friendly and will welcome them. •We follow Covid safe guidelines. In addition, we added a new portable HEPA air filter. We have great ventilation and try to allow 24 hrs. before and after each guest. We are all vaccinated including our housekeeper. •All adults should be able to step over the soaking tub. It is higher than a normal tub. •Our pool is not heated. In the warmer months we use a pool blanket to warm the water. The pool blanket works very well! •As mentioned, our rural/ranch area has free roaming chickens and various fruit producing trees. •While we try to keep it in check, in our second backyard, you may encounter: flies, chicken poop, bugs, uneven surfaces (wear shoes), low hanging branches and other possible ranch/farm type hazards.
