The space About this space The space is a 16-sqm, brand new fully furnished studio unit, overlooking a stunning 90-degree view of Alabang, Skyway & Laguna de Bay. Great for staycation, work-from-home alternative, or for families wanting to relax and enjoy time being together. It is a newly built unit with intricate details -with all furniture are brand new and sanitized every booking. Pay parking nearby is available. PLEASE take time to read the house rules and agree with them before confirming your stay. **MEDICAL CERTIFICATE IS NOT REQUIRED UPON BOOKING. THE FOLLOWING ARE REQUIRED: 1. Present VACCINATION CARD upon entry. a. FOR FULLY VACCINATED INDIVIDUALS: Visitors / Guest must present the following upon entry: • Vaccine Certificate (VAXCertPH issued by DOH) OR • Vaccination Card (issued by LGU) b. FOR NON- VACCINATED INDIVIDUALS: Visitors / Guest must present the following upon entry • Negative Antigen Test Results issued within 72 hours prior to entry OR • Negative RT-PCR Test Results issued within 7 days prior to entry. 2. MAXIMUM OF 3 GUESTS. 3. FILLING OUT OF HEALTH DECLARATION QUESTIONNAIRE (QR code for the health dec form will be sent to all confirmed guests). 4. COPY OF GOVERNMENT-ISSUED IDs OF ALL CONFIRMED GUESTS. 5. ALL AGES ARE WELCOME to enter condo premises. 6. No parties, bridal showers, wedding preps, photo shoots allowed at this time. 7. No 3rd-party booking allowed. Conveniently located at the heart of Northgate Cyberzone Alabang, near The Bellevue hotel, Sucat Sky Way entry. 7-11 store available right at the entrance of the Residence. McDonald and Security Bank is walking distance. Occupancy: To provide the best possible level of comfort to my guests, I can ONLY ACCOMMODATE up to three (3) guests at a time. Security: This residence is secured and gated with 24/7 roving security guards. Present ID at the front desk when arriving. The Host assigned person will accompany you to your room. A copy of a valid government-issued ID with picture (e.g. passport) of booked guest/s, must be sent to host prior check in. Bedroom: This is an air-conditioned private space with one (1) double-deck bed, comfortable sheets, long work table. Spacious closet and a full-size mirror available. Bath: Brand new bathroom with shower, water heater, shower curtain, and toilet with bidet. Towels, toothpaste and toothbrush, toilet paper, cotton buds, shampoo and shower gel are adequately provided. Kitchen: Fully equipped with refrigerator and freezer, electric kettle, glass cook top, range hood, rice cooker, coffee maker with complementary coffee, sugar and creamer, high-quality plates, cups, stainless steel pots & pans, cutleries suited to prepare your own meal. Dishwashing soap and sponge are also provided. Living room: Fully air-conditioned, with a recliner chair. Equipped with a 32-inch Smart TV with easy Netflix HD viewing access, local channels available. Internet: Cable link with 50 mbps internet for you to stay connected. Laundry: Not available in the building but have in surrounding areas. Parking: Pay Parking Available nearby walking distance from the building. Illegally parked vehicles may be towed. Pets: Not allowed. **FREQUENTLY ASKED QUESTIONS** “What is the Airbnb service fee?” To help Airbnb run smoothly and to cover the costs of the products and services they provide, like 24/7 customer support, Airbnb charge a service fee when a booking is confirmed. “What does the cleaning fee cover?” Cleaning fee only covers the cost of preparing your room before check in. It includes the cleaning products, bedsheets, towels, and our time. It does not include cleaning during your stay. Guests still have to clean up before checking out. Cleaning once weekly can be arranged for stays one week or longer. Guests may opt for cleaning service for an additional charge of 750 php ($14.28) each time. To use this service, guests must advise at least one day before and/or once the reservation is confirmed; can also be arranged at check in. Kindly allow us at least 1 hour to clean the apartment. “Is early check in allowed?” Early check-in is subject to availability. “Is late check out allowed?” Also subject to availability. Please note that we need ample time to prepare the room and ensure cleanliness for the next guest. “Do you give discounts?” There is an automatic discount for weekly (7days) and monthly stays (28 days or more). “Will there be other guests in the house?” No. The unit is entirely yours. “Is cooking allowed?” Yes. Guests are expected to clean up after cooking. Also, please switch the exhaust ON while cooking. Please exercise caution when cooking. Do not leave the stove on unattended. Remember that damaged caused by Guest's negligence that caused fire or any other damages in the unit, you will be responsible for all expenses. “Can we settle outside of Airbnb so that we don't have to pay for the service fee?” NO. Most especially if we don't know you. The Airbnb platform protects both the guest/s and host and their service, of course, has a fee (we as hosts pay their service fee as well). “How much for this-to-that dates?” Simply enter the dates of your stay and number of guests on the reservation panel and the price will automatically show (it will include the Airbnb service fee that I actually have no control on my end). Electric and water bill is paid off for weekly and monthly bookings. Guest access Gym and Pool is available, free of charge. Must inform the front desk for reservation, only 2 person at a time due to Covid restrictions. Other things to note 1. Please be transparent with your headcount to avoid trouble checking in. We prepare the space based on the declared number of guests and we need honest guests to help us run this accommodation. 2. THIRD-PARTY Booking is NOT allowed. 3. We prefer to know a little information about our guests. We would greatly appreciate it if you have a proper photo of yourself and complete profile information when inquiring. You can tell us about yourself, the number of your companions and your reasons for wanting to stay at our place in your inquiry message. This information would be greatly appreciated for everyone’s peace of mind and to ensure a fast approval. 4. Please do not send me your email or phone number when you are just inquiring because Airbnb is blocking it due to side transaction. The only way I will see your email or phone number is when your booking is confirmed. 5. At this time, prenup shoots, wedding preps, product, film or youtube shoot, bridal showers are NOT allowed. 6. Due to the Corona virus, rest assured, we’re taking extra care to sanitize and disinfect frequently touched surfaces between reservations. 7. We encourage guests to go green - please save on water and electricity. This is helping us to maintain our prices cheap. 8. Switch off home appliances when you leave the unit except the refrigerator. 9. Cooking is allowed but please clean after cooking and eating. Cooking dried fish (tuyo, daing and the like) is NOT allowed. 10. Tie up rubbish and dispose it to the garbage bins located at the garbage bins next to the elevator. For our short term guests, you may just leave it inside the unit. 11. Any broken and/or missing item/s and all other incidental charges will be on the personal account of the guest. If you break or damage something, please REPORT immediately. Lost Key/Access card fee: 1,000php ($20). 12. Only registered guest/s are allowed to stay overnight. Unregistered person is not permitted unless prior arrangement has been made. 13. Host is not responsible for any damage or lost belongings, vehicles or other property of guests. 14. As with any home, light bulbs go out, plumbing issues happen, things wear out. Please be patient and just let us know and we will do our best to get somebody in to fix the problem. 15. Smoking is STRICTLY PROHIBITED. Violators will be charged 3,000php ($60). 16. Please keep in mind that we are not a hotel. This place is our personal property that we are sharing with you. So there is no room service or attendant on call to serve you or wash your dishes. 17. Please DO NOT wipe furniture, walls and doors with Alcohol, for it leaves white marks that is impossible to remove. 18. Don't feel like cooking?
