Updated lakefront home w/breathtaking views of lake on quiet end of cul de sac. Breathtaking views from the living room! Renovated 3 bed/1 bath lake house w/1 car garage. CAN ACCOMMODATE 4 ADULTS MAX - w/ Large MBR (w/Queen bed), one bedroom w/twin beds; and a "bunk room" for 3 little ones (youth size), large living & dining rooms, electric fireplace & TV w/Netflix, fast WiFi. Deck, AC, W&D, SS appliances, & fenced back area. New gas grill, firepit, dock and boathouse w/electricity. The space Old meets new in this eccentric space - from the wood ceilings to the vinyl plank flooring. Most of the quirky decorations have been acquired locally at charming antique shops & garage sale finds or gifts from friends. Wallpaper you just need to touch to believe! But with all the conveniences of home with new stainless slate appliances, dishwasher & W&D in the kitchen. Unregistered guests/limits on guests: Please read the ABB policy on inviting guests OTHER THAN THOSE REGISTERED FOR THE STAY. PARTIES/EVENTS ARE STRICTLY PROHIBITED BY HOST & ABB. If you would like to invite people over while you are staying, please get permission from the Host, and provide identities and number of guests PRIOR TO INVITING them. ATTN : Parents w/small children; adults w/mobility challenges, we want your stay to not only be enjoyable - but safe! This home has NO childproofing in place. The outlets are not covered, there are exposed extension & curtain cords, breakable items, no cupboard guards, and there are cleaning supplies under sinks. There are also two transitional changes in flooring between rooms that could cause a trip hazard for some. An exterior camera has been installed that faces the driveway. Before you submit your reservation, please READ this and make the determination for yourself and your guests that the following has been reviewed and found acceptable. Guest access Enjoy the entire home except for a portion of the Owners Closet which is locked off in the master bedroom. IF A GUEST LOCKS THEMSELVES OUT, THEY WILL BE CHARGED A $30 "LOCK OUT" FEE. IF A GUEST FORGETS TO RETURN THE KEY TO THE LOCKBOX AT THE CONCLUSION OF THEIR STAY AND DOORS NEED TO BE RE-KEYED, THE LOCK OUT FEE WILL INCLUDE A CHARGE FOR A PROFESSIONAL LOCKSMITH WHICH COULD BE AS MUCH AS $150-$200. Other things to note LAKE 13 INFORMATION: It's reasonable to say, I don't own or rent out the lake. It is a natural amenity to enjoy while you rent the cottage but please understand I cannot control the condition of the lake or bear any responsibility for what happens on the water. Please use your own judgment and caution. Lake 13 is a SMALL "all sports" lake. Larger power boats may not find it challenging enough. It appeals to pontoons, jet skis, and smaller craft. There is a "no wake" period from 7pm to 11 am - which is when most people canoe, kayak, body board or even swim across the lake. I have a 8 x 10 water pad in the shed that you can use to get out further from the shore for swimming or sunbathing. The area immediately around the dock & seawall can collect a considerable amount of algae and floating weeds this time of year depending on the direction of the wind. and the bottom of the lake is mucky - so not conducive to swimming from the dock. The area is raked and curated during the summer in an attempt to make it better for my guests but I cannot guarantee results beyond that unforgettable view! The lake is occasionally TREATED FOR WEEDS which may prohibit use of the lake for 1-3 days in duration. The dates of these treatments is UNKNOWN until the day before it occurs. Signs are posted throughout the neighborhood prior to application of chemicals. THIS DOES NOT AFFECT THE DRINKING/BATHING WATER INSIDE THE HOME. PET SIZE LIMITATION: A max of 2 Dogs (under 50 lbs each) will be allowed for one $75 pet fee. This is to cover the addl time and work needed to clean up after pets. Responsible pet owners will of course, pick up after their pets in the yard (potty bags provided). However, any damage your pet does to the home or yard will be charged as a separate charge which AirBnB will deduct from your card on file. We'd like to continue to allow pets to visit if they are respectful of the home. I have provided some small dog blankets which I ask you to use on the furniture before allowing them up. Please keep them inside the fenced area or leashed. Lots of other folks have dogs that may run up to meet you however. They are all friendly at the lake but there's always that one time. Dogs will NOT be left alone in the home unless crated. I have one medium sized crate available for use (in garage). Please use a rug under the crate to avoid scratching floors. Persistent barkers may be asked to leave. ***Failure to disclose the presence and number of dogs at time of reservation will result in double the pet fee regardless of length of visit.
