Located on the banks of the most beautiful stretch of the Russian River, and a 10 minute drive from the breathtaking Sonoma Coast, the location is ideal for nature lovers. Hike, bike, kayak,* swim, fish, float, or just relax in the hot tub or soak in the views from the deck. Stunning scenery surrounds you from every angle. *kayaks and dock available during dry season only. The space Riverfront Retreat is located right on the river with easy river access and its own dock. The layout of the house is perfect for adults/couples traveling together as each of the 3 sleeping areas has its own private entrance. The layout is not ideal for all families with children, so please read through the description here to make sure it's a good fit for you. The main part of house is upstairs with a small but functional kitchen, dining area, living room (with sleeper sofa) and one bedroom with king bed and full bathroom. The downstairs area has a separate entrance at the base of the exterior staircase and includes 2nd bedroom with queen bed, full bathroom and pingpong/game/laundry room. The 3rd bedroom is a sleeping cottage with a queen bed just steps across the courtyard. There is also an upstairs deck and glass-enclosed patio overlooking the meadow and river to soak in the stunning views. There is a dock for launching kayaks at the river bank just across the meadow. Please mind our neighbor's privacy and space by keeping to our end of the meadow, directly parallel to the house. There are 3 kayaks available for your use during the dry season*, so guests can get out and explore the river. There are also bicycles for casual bike rides. Bring your own fancy bikes for some seriously amazing trail and road riding, if that's your thing. Amazing mountain biking trails and destination road cycling routes are accessible right from our road. Please note that we unfortunately cannot welcome any animals due to severe allergies. *since nature and weather are unpredictable, dates of "dry season" vary. Please inquire to ensure that dock and kayaks are in service and available for use if this is important to you. Guest access Guests have access to entire home except locked cabinets and storage areas with owner's belongings. Dock and kayaks become unavailable during rainy season ( varies from around mid November to mid March, but this can vary, so please inquire to confirm). Please be aware that to preserve the natural beauty of our area, there are no fences or physical boundaries between us and our neighbors. We ask that guests respect our neighbor's privacy and property by using only the area of the meadow directly adjacent to our home. Other things to note 1. Due to the layout, our property works great for some families traveling with children but not others. If you have questions about the layout (referring to separate sleeping areas) please inquire before booking so that we can make sure the space is a good fit for you and your family/group. Most families with younger children are comfortable upstairs with king bed and queen sofa bed. 2. All Guests are required to provide an email address and sign and return a "Rental Agreement" via Docusign prior to check in. 3. Kayaks and dock are NOT available for use during the rainy season. A signed waiver is required for use of the kayaks and/or bikes. 4. Sonoma County vacation rental ordinance requires the following: quiet hours 10 pm - 7 am. (County of Sonoma TOT Cert. #742N). Hot tub use is not permitted during quiet hours. 5. Maximum number of guests: 6. Maximum number of vehicles: 3. 6. We do not allow any extra or daytime guests. Presence of extra guests beyond what is listed in Rental Agreement and Airbnb booking will result in eviction and loss of all moneys paid. 7.
