Potts Cottage is a large country home with bags of character. The original cottage dates back to 1610 but subsequent additions have modernised it to become a substantial country residence. 2 living rooms, bar / games room, large kitchen / dining room, 5 bedrooms, 3 bathrooms. Beds to sleep 10 with 2 additional full-size mattresses available. 2 staircases help to divide space between families / guests. Additional accommodation in the annex, which offers 2 double sofa beds, with ensuite. The space Downstairs: Kitchen / Dining Room: large eat in kitchen with island and table with benches to seat 6. Additional table & chairs can be added to seat 12. Modern cooking facilities including induction hob, double oven, American style fridge/freezer with filter water & ice-maker, 2nd fridge/freezer, dishwasher. Bi-fold doors open onto front patio. Wood burner & underfloor heating. Separate laundry room with washing machine & tumble dryer. Separate WC. Living Room: two new Loaf Cinema sofas, wood burner, TV, cinema screen & projector. Bar / Games room: an open space with honesty bar (including wine fridge, drinks fridge & sink) & piano. Bi-fold doors open to the living room to create a large entertaining area. Snug: the original cottage with low beams, large fireplace, wood burner & TV. 2 sofas, 2 armchairs & occasional chairs. Hallway with feature tiles leading to: Boot room: the exit to beautiful Sussex country walks. Plenty of space for all coats & boots. Upstairs: 1st staircase leads from Hallway to: Bedroom 1: the master suite, substantially sized room, pitched ceiling with exposed beams. King-size bed, large dressing table & mirror, build in wardrobes. En-suite bathroom with underfloor heating, shower & free-standing bath. 2 additional mattress can be added to this room. Bedroom 3: in the original part of the house with low ceiling. Duck to enter this smaller than normal door to find a well sized room with double bed and desk. Brimming with character. Bedroom 4: in the original part of the house. Double bed & built-in wardrobes. Bathroom: Modern bathroom with shower. Shared by bedrooms 3 & 4. 2nd staircase leads from Bar / Games room to: Bedroom 2: in the newer part of the house. Well sized room with a double bed, space for additional mattress if needed. Built in wardrobes & tropical fish tank. Bedroom 5: in the newer part of the house. Can be arranged as double or twin beds. The smallest bedroom in the house but still a double with open wardrobe. Bathroom: Modern bathroom with bath & shower. Shared by bedrooms 2 & 5. Bedroom 6: This is in a separate building seconds away from the house, offering entertaining space, a TV, 2 double sofa beds and an ensuite toilet and sink. Outside: Potts Cottage has wrap around gardens that offer privacy & numerous places to relax outside, ensuring you can always find the sun when it’s out. It also has 9 doors that enter the property downstairs which really brings the garden inside in summer! There is a large patio to the rear with a well, Big Green Egg BBQ (large) & outdoor dining with sunshade for 10. The garden is also home to 5 chickens to provide eggs for breakfast & 2 bunnies. The small orchard to the front is a haven for birds and the neighbours are friendly horses. Help yourself to salad from the kitchen vegetable garden & tomatoes from the greenhouse. Note there is a large pond to the front of the property which is not gated & could pose a risk to small children. However, there is a large trampoline to entertain children & adults alike (10 x 15ft with safety net.) Pool: there is an above ground temporary pool erected from May – September which is heated, filtered and uses the appropriate hygiene chemicals. The pool is positioned on an astro-turfed area with steps to entry (Bestway 18ft x 9ft). See stock images. Parking: for 4 cars comfortably but additional cars can be accommodated. Technology: WIFI, 3TVs, Home Cinema. No landline telephone. Location: Potts Cottage is nestled down a small country lane in the beautiful West Sussex countryside. A car will be required to reach it. There are multiple country walks from the house. Local villages / towns: Cowfold & Henfield both 5 minutes drive have small supermarkets. Burgess Hill, 20 minute drive is the nearest town with a large Tesco. Brighton is a 30 minute drive. Travel: 5 minutes drive to the A23. 20 minutes to Hassocks or Burgess Hill train stations with direct trains to London within an hour. Food & Drink: the Royal Oak Pub is a 15 minute walk & serves excellent food. Also recommended are the Ginger Fox & Fig Tree in Hurstpierpoint (15 minute drive) and Riddle & Finns in Brighton. Attractions: Brighton, Horsham, Nymans National Trust, South Downs, Bluebell Railway. Guest access The whole house is available except the study and one upstairs wardrobe in the master bedroom. In the grounds the treehouse & summer house are unavailable. Annex (bedroom 6) offers space for entertaining and 2 additional double sofa beds, with ensuite toilets and sink. Other things to note Pets very welcome, but pets must stay downstairs.
