Cozy 1 Bdrm w/ private bath (Bi-level house)

Feel right at home in this comfortable 1 bdrm with a private bathroom + private downstairs living room with a pool table. It’s a bi-level house so a half wall separates the downstairs space from upstairs. **No kitchen or upstairs access. Communication is the most important thing. Any updates regarding your trip/needs should be approved before you arrive. Texts with questions/concerns from me or you should be answered the same day. Read the full posting including rules and additional fees. The space Our house manager comes by multiple times a week to make sure everything is clean and free of smells. You will have access to all of downstairs except the garage. The laundry room is located by your bedroom so you may see the owners/house manager doing laundry from time to time but you will be given notice before anyone comes downstairs. Your bathroom is located downstairs and you will be the only one using it. There is a pool table and piano downstairs which you are welcome to play :) The upstairs bathroom is not available to guests so please flush properly and clean your hair from the shower drain to avoid clogging. If it clogs due to your use, you will be financially responsible for repairs. The downstairs living room is separated from the upstairs by a half wall like most bi-level houses. It is private in that no one will hang out down there during your stay. Fyi, there are scratches on the back of the bedroom door from a friend who stayed with their dog. This is why we don't allow pets :( We are doing our best to get it repaired before your arrival. Guest access You will have access to the downstairs which includes the living room that has a pool table, the bathroom, the laundry room and your bedroom. We do not allow guests to cook in our upstairs kitchen due to past issues with guests. There is a mini fridge and microwave in your room. ***The upstairs is not available for guests. If this rule is violated, Airbnb will be contacted and you will be asked to leave that day. The bedroom includes a smart TV, small desk, dresser and a clothes rack. The downstairs living room has two couches and a big chair for your comfort. There is also a big tv with apps available. This is a bi-level house so your downstairs area is separated from the upstairs by a half-wall. If you are downstairs, you would only be able to see the owner/house manager walking upstair. They will communicate if they need to come downstairs for laundry. ****This is not an issue, but a previous guest complained that they saw 3 small spiders downstairs in the bathroom after staying for 3 weeks so to be clear, I can’t guarantee that you won’t see a spider or small bug at all. This doe NOT mean we have a bug problem, but I think most people understand an occasional bug is bound to be seen. I do not like bugs in my space so I would never set someone up in a place where that was a problem. But also be willing to handle it or use our vacuum hose if needed :). During your stay The owners or the house manager will be available for emergencies and questions via text. Unless you book the entire house, you will see one of us at some point during your stay. You will have notice if anyone will be coming downstairs since that is your area. There may NOT be a notice if they are doing work upstairs or in the garage since that is the owner’s space. Check-in is super easy so either someone will be here when you arrive or there is a digital keypad on brown front door (not master lock) which is why check-in is flexible. ***To be clear, when the owners are out of town, the house manager will be coming inside the house occasionally to make sure it stays in good condition and is free of smells. This is not a hotel so we do not provide services or unlimited supplies. You are supplied with 3 rolls of toilet paper, shampoo, conditioner, body wash and hand soap. It is up to you to buy more if you use it all during your stay. Other things to note While we have put our heart and soul into making this room extremely comfortable for you, there may be things we can improve on. Please text me if there is any question or suggestion to make your stay the best it can be. We are all about helping people and creating positive energy so please let us know as soon as the issue is noticed. Constructive feedback is a good thing! Timing is also important so please let us know right away. We try to accomodate all guests so if you must smoke, it is only permitted outside. When you are finished smoking, you dispose trash into the green garbage can located on the driveway by the garage. Do not throw them in the yard. We are very sensitive to smoking smells so throwing them away inside is not acceptable. Medicinal herbs are also accepted, but outside only :) We know the neighbors so they will let us know if you have any guests without approval or try to have a party. We also have a ring for security purposes. We don't allow kids or pets to ensure that the place is clean, quiet and no one is affected by allergies. There is also a cop that lives 3 doors down. ***The upstairs and garage is not available to guests. Also, keep your personal belongings downstairs in the spaces you have rented. The upstairs should stay clear of personal belongings. Airbnb will be contacted and you will be asked to leave if you violate this rule. The house manager does come by to check. ***Also, to be clear: if you break it, you buy it. If there’s a bad smell, there will be a fine. If you clog a toilet, you will be responsible to pay for the plumber. We keep the price so cheap and just ask that you leave it as clean as you found it- like camping! To avoid additional fees, keep things clean, dirty laundry stays in your room, smelly trash taken out immediately, and do not take our items when you leave. I thought these things were common sense, but apparently not. We will report these issues to Airbnb and you may be charged additional costs for damages. I promise we are actually chill lol, but we have to learn from every situation and a past guest made it clear we need to be very specific. We hope you understand :)
