The lakefront is easily within 70' of the house, a fire ring is available for attended campfires. No pets are allowed at this location. No smoking on premises. Due to the full stairs, this location may not be safe for younger aged children. This area is simply a gem! Whether you bring your swim gear, kayak, fishing pole, bicycle, a good book, your sense of adventure, or just enough to wing it thru a weekend get away, I'm confident you'll want to return! This property has 75' of a manmade rocky breakwall. There is a shared wooden deck at the lakeshore which butts up to the campfire area and also joins to the summer dock. The semivacant lot immediately to the east of the house allows for boat trailer parking, additional vehicle parking if necessary and also provides view of a flower garden. As your host, I am just a text or phone call away to assist with any forgotten essentials to make this a carefree experience. I live close by! Close proximity to grocery marts, coffee shops, common restaurants, cultural venues like The National Comedy Center, The Chautauqua Institution, Panama Rocks and Celoron, Lucy's hometown. Craft breweries, wineries, Findley Lake, Ellicottville, Salamanca Casiono's are less than an hour away. Buffalo and the Niagara Falls areas are just a bit over an hour drive. Upon arrival you'll have easy access via keypad entry deadbolt. You will find the house info and guest book onsite helpful for trash, recycling and laundry information. Menus from local favorites are available. There is one smart tv in the livingroom with Spectrum wifi password available. The hot tub is maintained until July when outside temps get too warm for comfortable use. The water cleanliness is maintained after each guest departure. Prior notification is necessary if dock space is necessary for mooring of a boat. This house is located within a quiet village with neighbors within close proximity. Mutual respect is expected. Excessive noise and rowdiness will not be tolerated.
