Other things to note FAQs: Q: WHO WOULD THIS SMALL STUDIO CONDO BE IDEAL FOR? -The beach lover who wants the efficiency of a short walk to the beach. -The weekender/road-tripper who wants to enjoy a couple days stay at the beach. -The light traveler who doesn’t want to haul beach chairs, a beach umbrella, or a cooler halfway across the country. -The adventurer who wants to spend most of their day exploring the local area and needs a cute little place to rest their head at night. -The laidback traveler who doesn’t mind a little ambient noise from other condo units or the bar next door on occasion. -The introvert traveling alone or with one other person who wants to avoid high-density condos and packed beaches in favor of a less crowded beach in a low-density neighborhood. -The walker who wants to be within walking distance of a bar, coffee/breakfast shop, and some restaurants. Q: WHO MAY NOT PREFER THIS LOCATION? -Light sleepers/people with noise sensitivity. This unit is located in a condo building where other units can make noise, and it’s located near a biker bar where loud music and bikes rev during the night. -Long-term stays. This is a small 300 SQFT studio with a small kitchenette may not be desired by those who prefer to cook every night. As an alternative, please check out our 400 SQFT studio that has a full kitchen and is better suited to long term stays for 1-2 people: https://www.airbnb.com/h/sandcastle10llcstudio -Guests who need a King size bed to sleep comfortably. This unit is equipped with a Queen bed. Q: DAYS I WANT TO BOOK AREN’T SELECTABLE. WHAT DOES THIS MEAN? -If the days are within the upcoming 6 months: the condo is either booked or unavailable for those days. -If the days are outside of the upcoming 6 months: it’s because our booking calendar opens 6 months in advance. Q: WHAT IS A CONDO? A condo is a building that is comprised of multiple units owned by different owners individually. You may hear other renters on occasion, but you save A LOT of money staying in a condo building compared to renting a separate, free-standing home. Q: WHAT IS A STUDIO? A studio unit is typically a small apartment type unit that has the function of several rooms (kitchen, dining room, living room, bedroom) in one large room. The bathroom is separate, for obvious reasons. :) Q: WHY DO CONDOS HAVE A CLEANING FEE BUT HOTELS DON’T? Several Reasons: -REASON #1: Unlike hotels, condos typically have larger square footage of space and more amenities to clean. -REASON #2: Hotels have a large cleaning staff that cleans a large number of rooms in mass (which is more cost effective), but for a condo a cleaner has to make a special trip to clean (which costs more per unit than a hotel). -REASON #3: Hotels still charge a cleaning fee, they just mask it into your daily rate and the cleaners spend a lot less time “cleaning” the hotel room than a condo. A typical hotel’s daily turndown service only takes 5 minutes to “clean” your room, and 30-45 minutes to clean between guests, while condos often take several hours. The perk of staying in a condo is also that you don’t have a mystery cleaner going in and out during your stay. There is better accountability this way. A specific cleaner preps the condo for your stay, and then cleans the condo after your stay, which is why you are charged only one flat cleaning fee. The longer you stay, the less it inevitably costs for your cleaning fee per day. While they are not always perfect, in general when it comes to cleaners you get what you pay for. In July 2025, I switched cleaners to one that better aligns with my business goals. Not only are they a legit company, they are insured, and clean all linens between guests, including the bed quilts/coverlets. Most short term rentals and hotels do not do that. Q: HOW MANY PEOPLE CAN SLEEP IN THE CONDO? - 2 (max). -This is per local fire code. -There is 1 Queen bed in the condo that may not be suitable for large or tall adults. Q: THIS IS A GROUND LEVEL CONDO, WHAT ARE YOUR SAFETY FEATURES? A: -Exterior Video Surveillance -Auto-Locks on All Exterior Doors -First Aid Kit provided -Integrated Fire/Carbon Monoxide alarm network throughout the condo that is inspected multiple times per year -Fire Suppression System throughout building -HVAC with a Reme Halo Air Purifier (kills 99% of mold, bacteria, and viruses) -Tile Floors to prevent the accumulation of dirt & allergens -Quarterly HVAC Filter Swaps -Bi-Annual 180-point Safety Inspection of the property -Annual City Fire Code Inspection Q: I SAW IN REVIEWS SOME PEOPLE SAID THE LOCATION WAS NOISY? A: There are 3 main causes for this: -Cause #1: The Salty Goat (the bar next door) can be noisy at times as it plays live music at night and some people occasionally rev motorcycles in the parking lot. -Cause #2: Loud stomping guests upstairs. Any condo building can be “noisy” at times, and noise concerns are disclosed in multiple places in the listing (including a pre-booking message) so that those with sensitivity to noise can make an informed decision. Some guests with noise sensitivity either didn’t read or chose to stay anyway knowing this would be a problem for them. If you are a noise sensitive person, we do not recommend staying in condos. -Cause #3: We aren’t notified of noise issues. Unfortunately, several of the people who left those reviews didn’t contact us about noise issues during their stay either. We know most owners around our unit, and we can contact them if their guests are making exceptional noise during quiet hours. However, we can’t resolve any issues if we aren’t notified. This condo building has quiet hours from 10pm-7am daily that most other owners are willing to hold their guests accountable to (and kick them out if they repeatedly offend). For all concerns in general, a guest benefits greatly from notifying a host early so they don’t continue to suffer throughout their stay when 98% of the time something can be done about it. Q: I SAW IN REVIEWS THAT SOME GUESTS EXPRESSED CONCERN SPECULATING THE UNITS HAD THE SAME DOOR CODE? We NEVER program Unit A and Unit B to share the same door code. Despite our best attempts to educate guests regarding how this works, there is the occasional person who insists on speculating the interior units have the same code because they see the other unit accessing the same exterior building door as they do and assume everybody has the same code. That is an incorrect assumption. -The exterior building front door is programmed w/ 2 codes (one for each unit’s respective door). -Each person accessing the exterior door is not given the other unit’s code, only their respective code. -Each interior unit door only has 1 code programmed. -You use your respective code to access both the interior door for your unit & the front exterior door for the building, but that does not mean the other unit has your code. As an example of how the doors are programmed (using not the real codes) Exterior Front Door Codes: 1234, 5678 Unit A Door Code: 1234 Unit B Door Code: 5678 In this scenario, I give Unit A’s guests door code 1234 which allows them to enter the front building door and Unit A. I give unit B’s guests code 5678 to allow them to enter the front building door and Unit B. If there are any remaining doubts this is how this works, guests are welcome to try their code on the other unit. They won’t be able to access the other unit using their unit’s code. Q: I SAW IN REVIEWS SOME GUESTS HAD ISSUES WITH A FLOOD LIGHT OUTSIDE? Yes. We listened to our guest feedback and installed a black out shade on the back window to address this since our neighbors refused to take it down. Guests have an option to roll down a black out shade on the back window above the AC unit if the light bothers them. Q: DO YOU ALLOW PETS OR EMOTIONAL SUPPORT ANIMALS? No pets or ESAs. We’ve had a lot of problems with people posing pets and Emotional Support Animals as “service animals” to get around the no pet policy. Pets and ESA often respond poorly to the stressors of travel and have damaged the home several times in the past. Under Florida state law, service dog fraud (aka posing pets and ESAs as a service dog) is a second-degree misdemeanor that may incur up to $500 in fines and up to 60 days in jail. A convicted individual must perform 30 hours of community service for an organization that serves the disabled. We press charges for service animal fraud. It’s messed up for a person to fraudulently abuse a resource for disabled people. Q: DO YOU PROVIDE ANY INFANT/TODDLER AMENITIES (high chairs, pack n’ plays, baby gates etc.)? No. Guests would need to provide that themselves. Q: WHAT IS A GOOD ARRIVAL TIME AT NORTHWEST FLORIDA BEACHES AIRPORT (KECP)? Arrivals between 3-8 PM are best since check in time is 4-10 PM. It generally takes 30 min - 1 hour to pick up luggage & rental cars. If you have two people, I recommend one person obtain the rental car while the other obtains the luggage. This method generally prevents us from getting stuck in long lines when we beat the masses waiting for luggage to the rental counters. Q: IF I FLY, DO YOU RECOMMEND GETTING A RENTAL CAR? Most likely. If you are someone who plans to spend most of their time at the beach in our neighborhood, and maybe walk to a couple of restaurants within walking distance, you may not need a rental. However, in most circumstances I would say it’s more cost effective to rent an economy car. Ride shares (Uber/Lyft) & taxi rates vary greatly based on supply & demand. If you are staying short-term, it may be more cost effective to rent a car for a couple days than the cost of your ride share fares to & from the airport. If you are someone who wants to get out and see the local area outside of walking distance from the condo then we definitely recommend a rental car. Ride shares become prohibitively expensive in these circumstances. I also don’t recommend depending on ride shares if you are flying into town prior to 3PM on check in day. You don’t want to inadvertently strand yourself & luggage before the condo is ready for arrival as we do not have a place to store luggage while the cleaners clean. If you have a rental car you can store your luggage in it while you explore the area prior to check in time. Q: ARE AIR BNB FEES AND DAILY RATES NEGOTIABLE? No. The price associated with a particular date range is the rate you pay for booking that date and duration of your stay. Air BNB fees and taxes are not negotiable. Taxes are mandatory by law. Air BNB’s fees are payment for their employees and computing services to connect renters and rentals. As a rental company, our daily rates and cleaning fees are not negotiable. Providing you a vacation is not free, it has many baseline costs. Costs include: -Mortgage & Insurance -HOA Fees/Special Assessments -Utility Bills: Power, Water, Trash Disposal, Internet -Contractor Cleaning Fees -County Land Taxes -Federal/State/County Business Taxes -State/County Business License Fees -The ever evolving requirements and increased costs of City Fire Inspection Compliance -State-Mandated Balcony & Building Inspections -Cost of all items supplied in the condo (furniture, bedding, linens & appliances). -Replacing air conditioner unit approximately every 5 years as the salt water quickly corrodes HVAC units. -Maintenance Costs Registration Details 2401
