The Space: Spread out and relax in this spacious 4,300 sq. ft. home, offering multiple living areas and stunning mountain views from the backyard. It’s the perfect backdrop for creating lasting memories. Sleeping Arrangements (Sleeps up to 20) Our home comfortably sleeps 17 guests in beds, with air mattresses available to accommodate up to 20 guests total. ✔ Bedroom 1 (Main Floor): King Bed with private bathroom (Sleeps 2) ✔ Bedroom 2 (Main Floor): Queen Bed (Sleeps 2) ✔ Bedroom 3 (Main Floor): Queen Bed (Sleeps 2) ✔ Bedroom 4 (Basement): Bunk Bed Queen on bottom, Twin on top (Sleeps 3) ✔ Bedroom 5 (Basement): Queen Bed (Sleeps 2) ✔ Bedroom 6 (Basement): Two Bunk Beds Full on bottom, Twin on top (Sleeps 6) ✔ Seasonal Pool House: Includes 1 Twin Bed & 1 Full Pull-Out Couch. This space has no AC or heating and is available during select summer months. Please inquire if you plan to use it. Outdoor Oasis: Your private backyard is an entertainment paradise. Dive into the sparkling pool, soak in the bubbling hot tub, or relax on sun loungers. Challenge your group on the private pickleball court (paddles & balls included), practice on the putting green, or gather around the fire pit for evening s'mores. A kids' playground ensures fun for all ages. Indoor Entertainment: The fun continues inside our famous 'man cave' and game room! Enjoy friendly competition with a pool table, ping pong, skee-ball, foosball, and arcade games. With three separate living rooms, TVs in every bedroom, and fast WiFi, everyone can find their own space to unwind. Kitchen & Dining: Prepare delicious meals in the fully equipped kitchen, complete with two refrigerators for ample storage. For an outdoor feast, fire up the BBQ grill or Blackstone griddle and enjoy your meal at the outdoor dining tables. Comfort & Convenience: Your comfort is our priority. The home includes central AC and heating, a washer and dryer for your use, and seamless self check-in. Guest Access: You will have full, private access to the entire home, the fully enclosed backyard, and the pool house (during its seasonal availability). We've designed the space for you to feel right at home. The Neighborhood: Conveniently located in Heber, you are just moments away from year-round adventure with waterfront access to the nearby reservoir. ✔ 0.5 miles: Hiking trails, biking trails, golf course, and Provo River fishing ✔ 0.5 miles: Deer Creek Reservoir for lake access and water sports ✔ 5 minutes: Midway & Downtown Heber City ✔ 5 minutes: Soldier Hollow ✔ 15 minutes: Sundance Ski Resort ✔ 20 minutes: Deer Valley Ski Resort ✔ 25 minutes: Park City ✔ 30 minutes: Park City Mountain Resort Getting Around: The property is located approximately 50 miles from Salt Lake City International Airport. We offer free, ample on-site parking for up to 15 vehicles. Please note that street parking is not permitted. Important Information: To ensure a smooth and transparent stay, please review the following details: - Events & Extra Guests: Any groups over 20 guests (including day-use visitors) must be approved before booking and will incur a fee of $50 per person, per day. - Events under 50 guests are permitted with an additional event fee. Events over 50 guests are not allowed. - Pool Heating: The pool is heated to 75°F by default. From April to October (weather permitting), you can request it be heated to 85°F for an additional fee of $75 per day. This requires 24 hours to heat, so please let us know in advance. - RV Parking: RVs are welcome for a daily fee. The cost is $35/day (no hookups) or $50/day (with water & electric hookups). - We can accommodate up to 3 RVs with hookups. - Housekeeping: You may either follow the provided check-out instructions or opt for a $100 fee to have our cleaners handle these tasks. Due to time constraints, top bunk beds are not pre-made, but bedding is provided. We can make them in advance for a $100 fee with at least 48 hours' notice. House Rules: For your security, two cameras are located on the exterior of the property (one on the front door and one monitoring the backyard). -The ice maker in the kitchen is unavailable for guest use. -Propane for the grill is not provided, but you may bring your own or refill tanks in town Guest access Guest has access to the entire home, fully enclosed backyard, and pool house.
