Canopy Walk is a peaceful, 53 acre gated community (primarily suited for adults) along the intracoastal waterway in Palm Coast, Florida and conveniently located between St. Augustine and Daytona Beach. The community is nestled among both natural and immaculately landscaped settings. Multiple local golf courses, fantastic dining, beaches (Cinnamon and Hammock beaches are within 1-2 miles), State parks, historical landmarks and a short trip to Disney World, Universal & SeaWorld. LBTR #32134 The space The unit is a ground floor end unit on the intracoastal waterway with lots of natural lighting. The master bedroom is split from the other two bedrooms. Floors are all tile except the two front bedrooms which are berber carpet. Spectrum cable and free wifi are available in the unit. There are tvs in the main living area and master bedroom. The main living area also has a dvd player and cd player with an assortment of music. Absolutely NO SMOKING in the home or on the lanai. All guests and vehicle(s) must be registered with host to provide to property management. Absolutely no pets without prior approval, waiver signed, and a mandatory refundable security deposit paid directly to owner. Limited strictly to one dog 25 pounds or smaller. No cats or other pets. Some breeds regardless of size are not authorized. LBTR #32134 Guest access You will have access to the entire space with a MAXIMUM OF FOUR-SIX registered guests at any given time INCLUDING ADULTS AND CHILDREN. All guests must be reported on your rental reservation. Registered tenants are not to invite unregistered guests onto property to use facilities or stay overnight. No exceptions! Owner is required to provide name(s) of all registered guests to property management. Other things to note IMPORTANT NOTE: Airbnb collects and files both State and Local county taxes on all short rentals. You will see those taxes added into your rental rate. (LBTR #32134) Canopy Walk is a beautiful and well-maintained 53 acre property nestled along the intracoastal waterway in Flagler County. Property owners appreciate tenants respectful of Canopy Walk rules and regulations. Upon checking in, review the information provided in a binder in the unit and feel free to contact me if you have questions. There are a few HOA rules to follow while renting in Canopy Walk. Only one vehicle pass is provided for parking in front of the unit; any other vehicles are required to park in overflow parking areas identified around the community. NO motorcycles, trailers, four wheelers, or rvs/campers are allowed to be parked anywhere on property (and no motorcycles or 4 wheelers in truck beds). If you plan on bringing a motorcycle, please message me PRIOR to booking to ensure availability of the garage for an additional fee. No trailers or campers allowed at all as the garage space will not accommodate them. The pool and clubhouse areas are closed from dusk to dawn and the gates/doors will not open during those hours. If you are in those areas (specifically the pool area) and notice a flashing light on a pole that is a reminder that the pool area is closed and you must leave. Due to prior vandalism, the pool and clubhouse areas are monitored and the rules enforced so please be respectful and abide by them without being forced to leave. Read and abide by all posted signs in the pool, clubhouse, gym and marina areas as rules may periodically change due to maintenance issues. Failure to respect property and house rules that result in my being notified by property management will subject you to immediate removal from the property with no exceptions. Refunds are not provided for early departure regardless of reason.
