(Supplies provided). Thank You!!!! 🙏🏻 *WE PROVIDE: Sanitation of the unit, laundry of linens towels, and restocking of amenities after each departure. *PLEASE NOTE: There will be an extra charge if excessive cleaning is necessary thank you for your understanding. * CHECK IN: After 3:00 PM *CHECK OUT: Before 10:00 AM * PARKING: Plenty of free “‘ON’” STREET” parking anywhere. * HOME LOCATION: We're centrally located, close to popular Alberta, Mississippi and Williams arts/food districts as well as the Pearl, & NW 23rd. It’s 3 miles to City Center, 1/2 block from bus, 4 mi to Airport 2.2 mi to Convention Center, 2.1 mi to Moda Center ;). Public transportation is available 1/2 block away. * SUITE LOCATION: This is a "private" 600 sq ft guest suite ADU, (additional dwelling unit), downstairs lower/base level of a 1940’s owner occupied home. * EARLY FLIGHT: You’re welcome to leave bags on the covered/enclosed front porch ;). There are security cameras for protection. * LATE NIGHT FLIGHT: Any time is fine but please pre-arrange at the time you book. :). *YOUR ENTRANCE: The studio entrance bypasses the hosts main living space which is private. *CHILDREN: Property is not suitable for Children under 8 years, sorry no exceptions for infants! PETS: this property is not suitable for pets, hosts have allergies to cat dander. We do not have a yard available for pets. * SHOES: We are a shoe free home. *BATH SEMI-PRIVATE: 1 full, (w/shower), located three steps from your studio door. You may share with one (1) other guest. **** “KITCHENETTE” AMENITIES: Microwave, Refrigerator, electric teapot, Coffee Pot, French Press, coffee grinder, espresso maker, small blender, and toaster oven. * WASHER/DRYER: Sundays 8AM - 6PM *AT THE TIME YOU BOOK PROVIDE IN YOUR 1st EMAIL THE FOLLOWING 6 ITEMS: 1). Include in your introduction email your estimated check in time. There is always flexibility when there are traffic or flight issues ;). Because I live on the property I would like to know when I can expect you. 2). Provide second guests full name if they are not added formally to the reservation. 3). Confirm you are able to manage stairs and that you understand you are reserving an ADU, guest suite on the base/garden level of a three story home and you may share the bathroom with 1 other person. 4). Please notify me at this time if you have any sensitivity to fragrance. 5). Confirm you understand the cleaning expectations. 6). Please confirm you have read the “Additional House Rules” ADDITIONAL HOUSE RULES: ** House rule number 1: Whether here you for 1 night or 30, read the listing description before booking and provide the information requested by your host. 🙏🏼 **Provide your best estimated check in time. (Airbnb’s 2 hour window does not apply to this listing). Because I live on the property I would appreciate knowing when to expect you! **We are shoes free inside the home! **Squeegee the shower tile and glass after every use to avoid mildew! **No hot plates or camp-stoves allowed ***Quiet hours are from 10 PM - 7 AM (PT). Please do not shower after 10PM. Any noise that can be heard from neighboring rooms or anywhere else outside of your studio walls is considered excessive, we will kindly provide one reminder to lower the noise level. If the excessive noise does not rectify, then you will be asked to vacate immediately without a refund. **for safety and security please have a clear photo uploaded on your profile so you are recognizable at checkin. If your profile is not active, please provide your place of origin. NON REFUNDABLE DISCOUNT: Please note, I am happy to honor this 10% discount when it appears as an option at the time of booking. Should you choose this option when available, the only way to break this agreement is to make a reservation alteration request for another date which I will honor on my end. There are no refunds should you choose this option, when available, and cancel! :( *EXTENDED STAY (21 days or more). The cleaning fee will be expanded to $100 at the time of booking. *Your Host has 2 dogs on this property. FYI, LOCAL LAWS REGARDING AIRBNB’s: City of Portland has a law, (July 2020) of covering home sharing. To rent out a dwelling unit or a part of a dwelling unit (including a room, apartment, or single-family home) for stays of less than 30 days, owner must “occupy” the dwelling unit. (Take note, the city has also added a 20% tax to all bookings, :-(( which is completely out of Airbnb or hosts control). Guest access There is patio seating for 2, also a table and chairs near the rear entry for our guests during summer and a table and chairs on the covered front porch for year around outdoor seating. Other things to note KAYAKS: Two kayaks and 2 portable kayak racks, $45 per day per kayak, includes vests and paddles. First come first serve. kayaks are seasonal. If you plan on bringing your own bike(s), please let me know. There is no room available inside for bike storage. Bikes are not allowed in the house. Bike(s) can be locked up outdoors on the side of the house at your own risk. I work from home, so I'm usually around during the day. Registration Details 20-106961-000-00-HO
